The absorption rate jumped to 34 months, in October it was 8.1 months. An extreme buyers market for Sewalls Point. A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November 2017, the inventory was 47 homes on the market, 9 pending sales and there were 10 closed sales. Much stronger activity on a smaller inventory of available homes last year.

The St Lucie County Townhouses and Condos October 2018 Market Report had weaker activity when compared to last year but remains an active market. Closed sales were down by 1.0% from last year (was down by 3.7% in September) while new pending sales were down by 24.6% for October (was up by 5.3% in September).

Prices were mixed for the month. The median price increased by 11.0% from last year (was up by 31.6% in September) while the average sales price decreased by 3.1% (was up by 38.6% in September).

The inventory of available townhouses and condos increased by 36 units from last month to 539 units, which is 21.1% greater than October 2017. The current supply is 5.1 months, which is 13.3% more than the 4.5 months of inventory last year. The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes October 2018 Market Report had strong sales activity when compared to last year but new pending sales declined. Closed sales were up by 7.0% (in September they were up by 10.1%) and new sales under contract (new pending sales) decreased by 7.6% (they were up by 33.1% last month).

Prices continued to rise. The median and average sales prices up by 4.8% and 8.6% respectively from last October (For September these numbers were up 12.2% and 5.5%).

Active listings increased by 100 homes up to 1,834 homes. This inventory is 17.0% higher than last year. The current supply of homes is 3.9 months (was 3.7 months for September) and 3.4 months for last year. The St Lucie County single family home market remains a strong sellers’ market. A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos October 2018 Market Report rebounded a bit after a bit of a weaker September and somewhat stronger activity when compared to October of 2017. Closed sales for the month were unchanged (was down by 24.1% in September) while new sales under contract (new pending sales) were down by 25.0% from October 2017 (decreased by 7.8% in September).

Prices, however, continue to rise. The median sales price increased by 4.4% (was up by 13.3% in September) while the average sales price increased by 4.4% (was up by 24.0% in September) as compared to October of 2017.

The inventory of available townhouses and condos increased by 48 units to 347 properties as compared to last month. This is 4.9% less inventory then the October 2017 data. Currently, there’s a 3.4 month supply of inventory (compared to 3.8 months for October 2017). Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Closed sales were up by 14.1% as compared to last month’s increase of 14.6% and new sales under contract (new pending sales) decreased by 0.8% (In September there was a 44.1% increase).

Prices, also, continued to rise for October though not as much as they were in the earlier months of the year. Median sales prices were up by 5.9% (was up by 5.5% in September), while the average sales price increased by 8.0% (was up 7.6% in September).

The inventory of active listings increased by 5.4% from Octoberof last year. For October 2018 we have 5.5 months of inventory as compared to 5.6 months for October 2017. We remain in a seller’s market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes October 2018 Market Report showed some mixed signals when compared to last year. Closed sales were up by 8.5% (were up by 17.0% in September) and new sales under contract (new pending sales) were down by 4.2% (were up by 37.9% in September).

Prices though are continuing to rise for October. The median and average sales prices up by 7.6% and 7.4% respectively, compared to September’s 4.9% and 5.6%.

The inventory of available homes for sale increased by 9.8% from last year. This is now a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (October of 2017 had a 3.8 month supply) A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory. Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Located on 27 acres along the Intracoastal Waterway at the south-east tip of Rocky Point is the Hanson’s Landing Condominiums. This complex is adjacent to the Miles Grant Country Club and residents have the option of becoming social or full golf members of the country club.

Condos in Hanson’s Landing range from 2 bedroom, 2 bathroom units of 1,135 sq. ft. of living area up to 1,460 sq. ft. 3 bedroom and 2 bathroom units. A number of condos have covered carports for parking while others have reserved off-street spaces along with ample guest parking. The buildings of Hanson’s Landing were built from 1985 to 1996. All condos overlook a lake, canal or Intracoastal Waterway.

Amenities include a heated outdoor swimming pool, tennis courts, horseshoe court, and a clubhouse that hosts social and meeting functions

There is also a community dock with 18 slips that are deeded to condo owners. These docks may be transferred among Hanson’s Landing owners as well as rented to residents. Those looking to manually enjoy the river, there is a kayak/canoe racks for an owner to store their personal watercraft.

All ages are welcome here and 1 pet under 25 lbs. is also allowed. For those interested in investing or making these condos pay for themselves, rentals are allowed for a minimum of 3 months at a time, for up to two times a year.

This excellent location is just about 2 miles from Stuart Beach as well as about the same distance from historic downtown Stuart.
