Rocky Point in Stuart, FL is a wonderful boating-oriented community located just off the Saint Lucie Inlet in beautiful Martin County Florida. Bordering Rocky Point to the north and west is the Manatee Pocket.  Home of the original Stuart Sailfish fleet (Stuart continues to proudly boast that it’s the ‘Sailfish Capital of the World’).  Now home to several Marinas, Charter fleets, the famous Chapman School of Seamanship, and quite a few excellent restaurants serving the freshest seafood from the Ocean straight to the kitchens daily.

One of the highlights of the year for Rocky Point is the Port Salerno Seafood Festival.  Held yearly in the winter, this free festival fills the streets of Historic Port Salerno.  In addition to serving up the area’s freshest and tastiest seafood, live music, community booths, arts & crafts, activities for the kids, pirates and more keep the entire family entertained the whole day. Admission is FREE, though attendees are asked to bring canned goods in exchange for zero admission to benefit from a food drive for local food banks.

Located west of A-1-A  (Ocean Drive) on Hutchinson Island in Jensen Beach (Saint Lucie County) and just approximately 3 miles north of the Jensen Beach Causeway is this unique townhome community by the name of Tradewinds.

There are a total of 14 townhomes in Tradewinds.  Two large Spanish Med-style units on the north end were completed in 2009 while the other 10 are in a Key West style and were completed between 2012 and 2014.

The older units are quite large with over 3,500 sq. ft. of living space on two and three levels and numerous bedrooms and bathrooms and garages.  The newer units are all 3 bedroom, 2 and ½ bathroom homes with approximately 2,300 sq. ft. of living area with reserved parking.  There is one end unit that has a detached garage.

Recently sold Tradewinds townhomes:

All ages are welcome and up to two large pets are OK.  Rentals are also permitted with some restrictions.

These townhomes are deeded as condos. The monthly fees include maintenance and insurance for all structures and common areas.  There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway).  Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

St Lucie County Townhouses and Condos May 2024 Market Report

The St Lucie County Townhouses and Condos market showed weaker sales activity when compared to last year. Even as we face headwinds with economic uncertainties and higher mortgage rates. Closed sales were down by 8.1% from last year (they were up by 4.0% in April). New pending sales were down by 28.4% (they were up by 17.7% last month).

Prices were down for May. The median price decreased by 2.3% from last year (was up by 4.9% in April) and the average sales price decreased by 7.3% (was up by 8.7% in April).

The available townhouses and condos inventory increased by 18 units from last month to 694 residences. This is an 85.1% greater inventory than we had in May 2023. The current inventory supply is 7.9 months, as compared to 4.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market has now entered a buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Reef is one of the few newer gated communities in the Rocky Point area of Stuart FL.  This is an exclusive subdivision with 52 home sites, 11 of which are larger waterfront estates.  This desirable community is well located just a short boat ride away from the Atlantic Ocean through the Saint Lucie Inlet.

Homes in the Reef were built from 1994 to 2007.  There are still some vacant lots that have yet to be built on including one waterfront parcel.  Home sizes range from 3 bedroom, 2 bathroom homes with just under 2,000 sq. ft. of living area all the way up to 5 bedroom, 4 bath waterfront homes with over 6,000 sq. ft. of living space on over an acre lots.

The Reef is in the Martin County School District and children attend the Port Salerno Elementary School, Murray Middle School, and South Fork High School.

Rocky Point was originally a fishing village and many fishermen remain in the area.  It is surrounded by the Intracoastal on the east side and the Manatee Pocket on the North and South sides.  Easy access to many marinas, great seafood restaurants as well as the great lifestyle of Martin County FL.

St Lucie County Single Family Homes May 2024 Market Report

The May 2024 St Lucie County Single Family real estate market showed slightly stronger sales activity when compared to last year. We continue to face headwinds with economic uncertainties and high mortgage rates. Closed sales were up by 1.6% for the month compared to the previous year (in April they were up by 4.6%). New sales under contract (new pending sales) decreased by 4.1% (they were down by 2.2% last month).

Prices were higher for May when compared to last year.  The median sales price was up by 2.6% (was up by 6.2% in April).  The average sales price was up by 10.2% (it was up by 10.3% in April).

The number of available homes for sale increased by 9 homes to 2,062.  This inventory is 76.1% greater than last year.  The current supply of homes is 4.4 months (it was 2.4 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

This is a townhome development of 50 units, which was built in 2007 and in 2010.  All units are two-level townhomes with 2 car garages. The complex is deeded as condos, meaning the exterior maintenance, common areas, and insurance are all included in the association fees. A newer construction community with all the latest codes in compliance with most homes having hurricane impact glass making hurricane shutters unnecessary. The HOA fees cover Common Areas, Insurance-Bldg, Lawn Care, Maintenance Exterior, Manager, Recreational Facilities, Reserve Funds, Water, and Sewer.

Martin County Townhouses and Condos May 2024 Market Report

The Martin County Townhouses and Condos real estate market showed stronger sales activity when compared to last year. Even as we continue to encounter headwinds of economic uncertainties and high mortgage rates. Closed sales for the month were up by 21.1%.  They were down by 4.2% in April.  New sales under contract (new pending sales) were down 18.4% from last year.  They were up by 20.4% in April.

Prices were down for May.  The median sales price decreased by 1.7% (was down by 0.8% last month). And, the average sales price decreased by 11.6% (was down by 14.6% in April).

The available townhouses and condos inventory increased by 7 units to 561 properties.  This is an 88.3% greater supply of inventory than we had in May 2023.  Currently, there’s a 6.4-month supply of inventory (compared to 3.5 months for May 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For June 2024, 4 condos are for sale in the St Lucie Club Condos (officially known as the Saint Lucie Club Apartment Homes Condo).  The list prices range from $269,000 up to $395,000. This is an average list price of $330,500 which works out to $238.52 per sq. ft. of living area.

There are no Saint Lucie Club condos currently under contract.

In the past 12 months, only 1 Saint Lucie Club condo has sold.   The sales price was $379,900 or $225.59 per sq. ft. of living area.  This condo was on the market for 7 days before going under contract. And, the sales price was 98% of the last list price.

I’m sure you’ve heard the term “location, location, location” when it comes to real estate.  Well, the Saint Lucie Club Condos in Stuart FL is one of these places.  This community is close to everything. Conveniently located on quiet Saint Lucie Blvd just north of East Ocean Blvd and west of Snug Harbor.

These condos consist of 3 elevator buildings with 52 total units that were built from 1982 to 1984.  Condo sizes range from 3 bedroom, 2 bathroom condos with 1,684 sq. ft. Down to 2 bedroom, 2 bathroom condos with either 1,488 or 1,351 sq. ft. of living area.   I believe a valuable benefit, the Saint Lucie Club has under-building parking for at least one car for each owner. There’s also a community pool and shared tennis courts in the lushly landscaped grounds.

An attractive feature is that rentals are permitted (with some restrictions) and pets (one small) are only permitted in one of the three buildings.

Florida Townhouses and Condos May 2024 Market Report

Florida Townhouses and Condos real estate market report had weaker sales activity when compared to last year. The inventory numbers continue to grow, but we face headwinds with economic uncertainties and stubbornly high mortgage rates. I still expect the market to improve with a gradual return to a historically normal real estate market. Closed sales were down by 8.6% compared to last month’s increase of 1.9%.  New sales under contract (new pending sales) decreased by 13.8% (In April, there was a 4.3% decrease).

Prices were up for May compared to last year. The median sales price was up by 1.5% for May (also up by 3.1% in April). And the average sales price increased by 3.1% (was up by 8.2% in April).

The inventory of active listings increased by 91.3% from May last year.  This results in a 7.2-month supply of inventory as compared to a 3.6-month supply for May 2023.  We have slipped into a buyer’s market for Florida townhouse and condo sales after a long period of being in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Florida Single Family Home real estate market had slightly weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were down by 0.5% (were up by 5.8% in April). New sales under contract (new pending sales) were down by 1.8% (were up by 0.8% in April).

Prices increased for May when compared to last year.  The (year-to-year) median sales price was up by 1.6% (it was up by 4.9% in April). And, the average sales price was up by 5.0% (it was up by 9.2% last month).

The inventory of available homes for sale increased by 60.5% from last year.  This represents a 4.4-month supply of inventory (May 2023 had a 2.7-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
