Florida Townhouses and Condos October 2023 Market Report

Florida Townhouses and Condos real estate market report continues to show weaker sales activity when compared to last year, but is improving. The inventory numbers are growing (though not as quickly as in the previous few months), but we are facing headwinds with economic uncertainties, though mortgage rates appear to have peaked and starting to decrease. Closed sales were down by 2.9% compared to last month’s decrease of 0.2%.  New sales under contract (new pending sales) increased by 1.4% (In September, there was a 0.6% decrease).

Prices were up for October compared to last year. The median sales price was up by 3.9% for October (was up by 5.8% in September). And the average sales price increased by 8.5% (was up by 4.7% in September).

The inventory of active listings increased by 44.6% from October last year.  This results in a 4.6-month supply of inventory as compared to 2.5 months for October 2022.  We remain in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For November 2023, there are 6 condos for sale in the Harborage Yacht Club in Stuart FL. The list prices range from $359,000 up to $599,000. This is an average list price of $415,667 which works out to $339.89 per sq. ft. of living area.

There are no Harborage condos currently under contract (in pending status).

In the past 12 months, 14 Harborage condos have sold.  Sales prices ranged from $325,000 up to $590,000.  This works out to an average sales price of $393,536 which equals $313.03 per sq. ft. of living area.  These condos sold on average at 96% of the list price. Florida Single Family Homes October 2023 Market Report

The Florida Single Family Home real estate market had slightly weaker closed sales activity when compared to last year. We continue to face headwinds with some economic uncertainties, though it appears that mortgage rates may have started to decrease. Closed sales were down by 5.3% (were up by 6.1% in September). New sales under contract (new pending sales) were up by 8.4% (were down by 0.1% in September).

Prices increased slightly for October when compared to last year.  The (year-to-year) median sales price was up by 2.0% (it was up by 1.3% in September). And, the average sales price was up by 5.4% (it was up by 7.5% last month).

The inventory of available homes for sale increased by 3.5% from last year.  This represents a 3.5-month supply of inventory (October 2022 had a 2.7-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Condos in Islandia come in three general varieties.  Large 3 bedroom, 3 bathroom units with 1,929 sq. ft. of living area plus balconies.  3 bedroom, 2 bathroom units with 1,544 sq. ft.  And 2 bedroom, 2 bath condos with either 1,437 or 1,228 sq. ft.  Islandia residents enjoy wonderful amenities that include 2 Oceanside pools, private beach access, BBQ grilling area, Jacuzzi, tennis and bocce courts, and overflow parking with trailer and RV parking spaces. Interior facilities include a large social area with a bar and kitchen, billiards, fitness center, and steam sauna. There is an office with on-site management and 24-hour guard-gated security.

Islandia I does not allow pets, while those in Islandia II are allowed one pet under 30 lbs. Both buildings allow rentals with restrictions. The condo association fees range from $475.00 to $655.00 per month (as of November 2019).

Sorry, no pets are permitted in the Island Club, but rentals are allowed with some restrictions.

The Sand Dollar Shores condos in Jensen Beach on Hutchinson Island (also known as Sand Dollar Villas) consist of 5 buildings completed in 1980.  Located approximately 5 miles north of the Jensen Beach Causeway these Sand Dollar Shores condos offer some of the best private ocean access with few crowds and unspoiled beaches.

All condos are 2 bedrooms and 2 bathrooms with either 1,113 or 1,053 sq. ft. under roof plus additional balcony space. These Sand Dollar condos offer direct ocean access and have two pools, a clubhouse, a fitness room, and tennis courts.

Rentals are allowed with a one-month minimum stay requirement and 1 large pet is permitted for owners.  As of January 2018, the condo fees were $412.00 a month.

For the 3rd quarter of 2023, the Saint Lucie Count townhouses and condo real estate market bucked the trend of reduced sales volume with an increase in closed sales. Prices were also up for the quarter. Inventory is continuing to increase and this may have helped with the increase in sales for the quarter.  However, I believe we are a long way from seeing a more vibrant Saint Lucie County real estate market.

The Twin Lakes Condos of Stuart FL is located at 6531 SE Federal Highway in South Stuart, just north of the edge of Hobe Sound.  There are just over 280 units in Twin Lakes.  These condos were built from 1973 through 1979 with the last phase completed in 1989.  All condos are 2-bedroom 2-bathroom units in two-story buildings with interior square footage ranging from 977 to 1,182.
