The Stuart FL 34994 Condo market while still active is showing reduced activity as we head into the off season.  The low inventory levels is quite apparent and I’m hoping this will reverse in the coming months or at latest by early next year.

The one month absorption rate increased to 5.4 months compared to last month’s 4.2.  Still in a seller’s market, but headed towards a balanced market..  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 105 active listings, 40 pending sales, and 22 closed sales.  Higher volume of sales and inventory last year.

July 2015 Monthly Market Detail Florida Townhouses and Condos

The July 2015 Monthly Market Detail Florida Townhouses and Condos continues to show improved activity as compared to last July.  Closed sales were up by 13.9% as compared to last months increase of 14.6% and new sales under contract (new pending sales) increased by 4.7% (In June there was a 2.7% increase).

Both median and average sales prices continue to increase, with rises of (year to year) 9.1% and 4.3% respectively (in June they were up by 7.9% and 3.1%).  As sales volume decreases, I expect to see some moderation in the coming months for price increases.

The inventory decreased by 2% from July of last year.  For July 2015 we have 5.3 months of inventory (was 5.5 months in June) also was 5.7 from last July.  A slight sellers market for now, as a 6 months inventory supply is considered a balanced market.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  I may have to stop reporting on Hobe Sound condos if we don’t get more inventory in the next few months.  We are down now to only 3 active listings.  This is the lowest inventory I’ve ever seen in Hobe Sound or any other segment of the Martin County real estate market since we’ve been looking at the data.

The current absorption rate is 3 months (Last month it was 1.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that July not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2014 numbers were: 17 active listings, 4 pending sales and 2 closed sales.  Better closed activity last year, but we still have more pending sales this year.

The Stuart FL condo market for zip code 34997 showed reduced closed and pending sales.  This was expected as we head into the slower summer months and also with such a low amount of available condos currently for sale.
The one month absorption rate increased to 3.8 months from 2 months for June.  Continuing as a strong seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The July 2014 numbers were: 61 active listings, 28 pending sales and 21 closed sales.   Our sales numbers are down compared to last year, but our inventory is only a little half of what it was last year as well.

The Stuart FL 34996 Condo Market moderated a bit for July.  Closed sales were down from the previous month and unfortunately the inventory continues to drop.  Surprisingly there was a large jump in pending sales which is a good indication for continued strong activity for the remainder of the summer..

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 5.8 months from June’s 3.9 months.  Drifting close to a balanced market for July.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2014 were: 143 active listings, 45 pending sales and 11 closed sales.  Better activity this year even though our inventory is significantly lower than it was in July of 2014.

The Stuart FL 34994 Condo market showed strong activity for July 2015.  Inventory didn’t go down this month, which is really the only positive as sales slowed for the month.  Though still an active market especially since we are well into the slower months for condo sales.

The one month absorption rate increased to 4.2 months compared to last month’s 3.6.  Continuing as a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 118 active listings, 40 pending sales, and 25 closed sales. For the 34994 zip code area of Stuart there was considerably greater activity in 2014, though the inventory was quite a bit larger as well.

The June 2015 Monthly Market Detail Florida Townhouses and Condos rebounded after a somewhat weak May.  Closed sales were up by 14.6% as compared to last months decrease of 0.1% and new sales under contract (new pending sales) increased by 2.7% (In May there was a 1.4% decrease).

Both median and average sales prices continue to increase, with rises of (year to year) 7.9% and 3.1% respectively (in May they were up by 9.7% and o.5%).  As sales volume decreases, I expect to see some moderation in the coming months for price increases.

The inventory decreased by 1.8% from June of last year.  For June 2015 we have 5.5 months of inventory (was 5.8 months in May) also was 5.8 from last June.  A slight sellers market for now, as a 6 months inventory supply is considered a balanced market.

The Stuart FL condo market for zip code 34997 continues to outperform the rest of the County in the condo market.  Though the inventory has dropped very significantly and this is reflecting on lower sales and pending sales volume.
The one month absorption rate remains the same as last month at 2 months.  Continuing as an extreme seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The June 2014 numbers were: 67 active listings, 28 pending sales and 15 closed sales.   The most dramatic statistic is that our current inventory of condos in the 34997 section of Stuart is just about 50% less than last year.

The Stuart FL 34996 Condo Market continued to be very active through June.  We are seeing a small slowdown of the activity level in this very hot segment of the Stuart FL condo market.  Though, we remain in a sellers market.  I anticipate some more easing as we go into the summer and fall months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 3.9 months from May’s 3.1  months.  Still a strong sellers market but soon to turn as we go into the summer months.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2014 were: 139 active listings, 33 pending sales and 17 closed sales.  Considerably stronger activity this year even though there’s a significant decrease in inventory as compared to last year.

The Stuart FL 34994 Condo market showed strong activity for June 2015.  Slightly less inventory and pending sales for June, while closed sales were up slightly.  This segment of the market remains quite active.

The one month absorption rate decreased to 3.6 months compared to last month’s 4.8.  Continuing as a very strong seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last June the numbers were 111 active listings, 46 pending sales, and 23 closed sales. For the 34994 zip code area of Stuart there was considerably greater activity last year.

As of July 2015 there is only one condo available for sale in Portofino.  It is a 2 BR condo listed for $101,500 or $95.31 per sq. ft. of living area.

There are no condos pending at this time.

In the past 12 months, 10 condos have sold, ranging in sales price from $54,600 to $90,169 for an average sales price of $68,286 which equals a price per sq. ft. of $73.77.  The average days on market was 25 days and the average list to sales price ratio was an incredible 119%

Portofino condos remain in high demand and sales prices continue to rise.  Many of the units continue to be controlled by the former developer who has not released them for sale and continues to run a rental program.

Portofino Condos at Jensen Beach are one of the newest condominium subdivisions in Martin County.  Originally built as an upscale apartment complex around 2000, this development was turned into condominiums and began sales in 2005.  Due to the downturn in the housing market, not all units were sold and some are now being offered for lease.  Portofino Condos at Jensen Beach July 2015 Market Update features 1, 2 and 3 bedroom units with separate garage parking as an added purchase when available.  Unit sizes are 802 sq. ft. for the 1 Bedroom 1 bath, 1074 sq. ft. for the 2 Bedroom 2 bath, and 1252 sq. ft. for the 3 Bedroom 2 bath.

The Condo Owners Association fees range from $190 to $315 per month depending on unit size and for garage owners, there’s an additional $20 per month charge.  Fees include the extensive grounds and gated entry as well as the amenities, which include a large community pool, heated whirlpool, state of the art fitness center, indoor racquetball court, tennis court, playground and a private clubhouse with a full kitchen.

All ages are welcome in Portofino Condos at Jensen Beach.   Children attend Martin County’s highly rated school system, currently at Jensen Beach elementary school, Stuart middle school and Jensen Beach high school.  Portofino Condos is close to the Treasure Coast mall as well as numerous shops and restaurants, medical facilities and only a few minutes to the waterways of Martin County and the beaches of Hutchinson Island.

The May 2015 Monthly Market Detail Florida Townhouses and Condos showed declining activity for the first time in a while.  Closed sales were down by 0.1% as compared to last months increase of 8.1% and new sales under contract (new pending sales) decreased by 1.4% (April’s increase was 0.6%).

Both median and average sales prices still managed to increase, with rises of (year to year) 9.7% and o.5% respectively (in April they were up by 10.3% and 6.1%).  As sales volume decreases, I expect to see some moderation in the coming months for price increases.

The inventory decreased slightly by .08% for May.  The decreasing inventory may be one reason for the reduced sales volume.  For May 2015 we have 5.8 months of inventory (was 6 months in April) also was 6.0 from last May.  Essentially a balanced real estate market as a 6 months inventory supply is considered a balanced market.

The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. The Stuart FL condo market for zip code 34997 continues to outperform the rest of the County in the condo market.  Though, inventory is becoming a huge issue.
The one month absorption rate is now a very striking 2 months after last months amazing 2.4 month rate.  Continuing as an extreme seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The May 2014 numbers were: 74 active listings, 32 pending sales and 28 closed sales.   Better volume last year, but there was almost double the amount of inventory.

The Stuart FL 34996 Condo Market continued to be very active through May.  Pending sales were off a bit, which is not unexpected as we head into the summer months.  Typically a slower time for condo sales on the Treasure Coast.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 3.1 months from April’s 4.8 months .  Still a strong sellers market but soon to turn as we go into the summer months.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2014 were: 145 active listings, 35 pending sales and 26 closed sales.  Considerably stronger activity this year even though there’s a significant decrease in inventory as compared to last year.

The Stuart FL 34994 Condo market showed strong activity for May 2015.  Slightly less inventory and pending sales for May, while closed sales remained unchanged for the third month in a row.

The one month absorption rate decreased to 4.8 months compared to last month’s 4.9.  Continuing as a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last May the numbers were 111 active listings, 50 pending sales, and 27 closed sales. For the 34994 zip code area of Stuart there was considerably greater activity last year.
