There are currently 399 active listings (A decrease of 16 homes from November)
140 Residential sales are pending and awaiting close or lender approval. (Decreased by 9 homes from last month) 
73 Homes Sold in November (Increased by 21 homes from November)
A very strong finish for the Palm City home market (zip code 34990) for 2013. Closed sales were up considerably from last month. Pending sales were off slightly and after two months of rising inventories, the available Palm City homes for sale once again decreased.
The current absorption rate dropped to 5.5 months from 8 months in October, putting us back into a seller’s market. A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.
The November 2012 numbers were: 398 active listings, 129 pending sales and 45 closed sales. Our inventory is almost unchanged from last year now and the sales activity is considerably improved.
