Prices, also, continued to go up.  Though, the rate of increases has slowed.  There was a welcome increase in inventory for this quarter.  Still a strong seller’s market for the St. Lucie County single family homes real estate market.

The Martin County Townhouses and Condos June Market Report shows weaker sales activity when compared to last year.  Closed sales for the month were down by 17.1%.  They were down by 17.3% in May.  While new sales under contract (new pending sales) were down by 2.2% from June 2018.  They also decreased by 13.1% in May.

Prices, though, continue to rise at surprisingly strong rates.  The median sales price increased by 25.1% (was up by 10.2% in May) while the average sales price increased by 32.5% (was up by 5.1% in May).

The inventory of available townhouses and condos decreased by 37 units to 394 properties.  This is still a 9.7% greater inventory then we had for in June 2018.  Currently, there’s a 4.3 month supply of inventory (compared to 3.5 months for June 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes June 2019 Market Report showed weaker sales activity when compared to last June.  Closed sales were down by 7.1% (were up by 1.1% in May).  While new pending sales decreased by 2.4% as compared to June 2018 (they increased by 1.8% in May).

Prices were mixed for June.  The median sales price was up by 4.9% from last year (up by 3.8% in May) while the average sales price decreased by 3.9% (was down by 0.2% last month).

The inventory of available single-family homes decreased from last month by 70 homes to 1001 units for June,  this is an 11.6% greater inventory than last June.  The current supply of homes is 5.1 months.  For June of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are 12 homes currently for sale in the Yacht and Country Club of Stuart.  Listing prices range from $334,000 to $1,195,000 for an average list price of $544,033 which works out to $194.67 per sq. ft. of living area.

There are currently 5 homes under contract with list prices from $286,500 up to $799,000.  The average list price of these pending sales is $492,200 or $202.69 per sq. ft. of living area.  These homes averaged 155 days on the market before going under contract.

The Florida Townhouses and Condos Market Report for June 2019 had weaker sales activity when compared to last June.  Closed sales were down by 9.4% as compared to last month’s increase of 1.6% and new sales under contract (new pending sales) decreased by 1.5% (In May there was a 0.5% increase).

Prices were mixed for the month of June.  The median sales price was up by 2.6% (was up by 3.7% in May), while the average sales price decreased by 4.0% (was down 1.2% in May).

The inventory of active listings increased by 4.6% from June of last year.  We now have 5.7 months of inventory as compared to 5.5 months for June 2018.  Remaining in a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for May 2019 had a slightly lower closed sales volume than last year but pending sales improved which could mean better closed volume for the near future.  The closed sales numbers were down by 1.9% (were up by 9.6% in May) and new sales under contract (new pending sales) were up by 4.9% (were up by 5.0% in May).

Prices were mixed for June.  The median sales price rose by 3.8% (it was up by 4.3% in May) and the average sales price was down by 0.3% (it was up by 2.6% last month).

The inventory of available homes for sale increased by 2.0% from last year.  This is a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (June 2018 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The absorption rate for Hobe Sound condos was 12 months for June (it was 3.0 months for May).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2018 numbers were: 4 active listings, 5 pending sales, and 3 closed sales.  A better volume of sales and pending sales last year.  TThere is a little greater inventory of condos this year.

      The Stuart Florida Residential Market for ZIP Code 34997 had a fairly large drop in the inventory of available homes for sale.  Pending and closed sales were down slightly from last month.  This is still the most active market in the Martin County area.
     The absorption rate dropped to 3.1 months (was 3.4 months for May).  Still in an extreme seller’s market for the 34997 zip code area of Stuart for June 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for June, were: 263 active listings, 149 pending listings, and 94 closed sales.  Very similar activity as compared to last year though we do have a larger inventory of available homes for sale this year.
