Prices were also mixed for the month.  The median sales price was up by 4.3% (was up by 9.6% in February).  The average sales price was down by 1.4% (it was up by 6.4% in February).

The number of available home listings decreased by 67 homes to 2,104 homes.  This inventory is 27.6% higher than last year.  The current supply of homes is 4.6 months (it was 3.6 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were also down for the month.  The median price decreased by 22.8% from last year (was up by 19.4% in January) while the average sales price decreased by 12.5% (was down by 4.0% in January).

The inventory of available townhouses and condos increased by 39 units from last month to 636 units, which is 9.5% greater than February 2018. The current inventory is 6.1 months, as compared to 5.7 months of inventory last year.  The St Lucie County townhouses and condos market has transitioned into a balanced market. Prices were mixed for the month.  The median price increased by 19.4% from last year (was down by 22.4% in December) while the average sales price decreased by 4.0% (was down by 6.9% in December).

The inventory of available townhouses and condos increased by 43 units from last month to 597 units, which is 5.1% greater than January 2018. The current inventory is 5.7 months, which is the same as the 5.7 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The current supply is 5.2 months, which is 1.9% less than the 5.3 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes June 2018 Market Report

St Lucie County Single Family Homes June 2018 Market Report had mostly weaker sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 9.3% (in May they were up by 1.0%) and new sales under contract (new pending sales) increased by 0.4% (they were down by 0.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 12.4% and 8.7% respectively from last June (For May these numbers were up 8.8% and 7.8%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 77 homes down to 1,514 homes.  This inventory is 4.4% lower than last year.  The current supply of homes is  3.3 months (was 3.5 months for May) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
