St Lucie County Townhouses and Condos November 2020 Market Report

The St Lucie County Townhouses and Condos market for November 2020 continues to show excellent activity. Closed sales were up by 49.0% from last year (were up by 102.5% in October). New pending sales were up by 56.3% for November (they were up by 42.6% last month).

The November prices were also up.  The median price increased by 44.8% from last year (was down by 17.5% in October) while the average sales price increased by 38.7% (was up by 35.4% in October).

The inventory of available townhouses and condos was unchanged from last month at 362 units. This is 37.7% less inventory than we had in November 2019. The current inventory supply is 3.3 months, as compared to 6.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The November 2020, St Lucie County Single Family Home market continues to show strong activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 23.7% for the month (in October they were up by 24.6%). New sales under contract (new pending sales) increased by 23.9% (they were up by 11.8% last month).

Prices were also up for the month.  The median sales price was up by 7.5% (was up by 9.7% in October).  The average sales price was up by 9.1% (it was up by 19.7% in October).

The number of available home listings increased by 35 homes to 994 homes.  This inventory is 43.6% less than last year.  The current supply of homes is only 1.9 months (it was 3.7 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for October 2020 continues to do well and not show any ill effects from the current pandemic. Closed sales were up by 102.5% from last year (were up by 68.4% in September). New pending sales were up by 42.6% for October (they were up by 145.1% last month).

October prices were also up.  The median price increased by 17.5% from last year (was down by 2.4% in September) while the average sales price increased by 35.4% (was up by 12.6% in September).

The inventory of available townhouses and condos decreased by 25 units from last month to 362 units. This is 37.2% less inventory than we had in October 2019. The current inventory supply is 3.5 months, as compared to 6.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The October 2020, St Lucie County Single Family Home market continues to do exceed expectations. Closed and pending sales were both up when compared to last year. Closed sales were up by 24.6% for the month (in September they were up by 20.0%). New sales under contract (new pending sales) increased by 11.8% (they were up by 44.1% last month).

Prices were also up for the month.  The median sales price was up by 9.7% (was up by 8.6% in September).  The average sales price was up by 19.7% (it was up by 10.9% in September).

The number of available home listings decreased by 9 homes to 959 homes.  This inventory is 45.2 % less than last year.  The current supply of homes is only 1.8 months (it was 3.7 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Closed sales were up by 68.4% from last year (were up by 44.7% in August). New pending sales were up by 145.1% for September (they were up by 43.2% last month).

September prices were mixed.  The median price decreased by 2.4% from last year (was up by 35.5% in August) while the average sales price increased by 12.6% (was up by 30.7% in August).

The inventory of available townhouses and condos decreased by 15 units from last month to 387 units. This is 29.4% less inventory than we had in September 2019. The current inventory supply is 4.0 months, as compared to 5.6 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed and pending sales were both up when compared to last year. Closed sales were up by 20.0% for the month (in August they were up by 25.1%). New sales under contract (new pending sales) increased by 44.1% (they were up by 18.6% last month).

Prices were also up for the month.  The median sales price was up by 8.6% (was up by 7.6% in August).  The average sales price was up by 10.9% (it was up by 14.0% in August).

The number of available home listings increased by 20 homes to 968 homes.  This inventory is 42.4% less than last year.  The current supply of homes is only 1.9months (it was 3.6 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for August 2020 is recovering nicely from the effects of the current pandemic. Closed sales were up by 44.7% from last year (were up by 23.6% in July). New pending sales were up by 43.2% for August (they were up by 46.1% last month).

August prices were also up.  The median price increased by 35.5% from last year (was up by 35.9% in July) while the average sales price increased by 30.7% (was up by 16.4% in July).

The inventory of available townhouses and condos decreased by 66 units from last month to 402 units. This is 24.3% less inventory than we had in August 2019. The current inventory supply is 4.3 months, as compared to 5.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed sales were up by 25.1% for the month (in July they were up by 20.5%). New sales under contract (new pending sales) increased by 18.6% (they were up by 30.6% last month).

Prices were also up for the month.  The median sales price was up by 7.6% (was up by 8.2% in July).  The average sales price was up by 14.0% (it was up by 10.9% in July).

The number of available home listings decreased by 146 homes to 948 homes.  This inventory is 45.3% less than last year.  The current supply of homes is only 1.9months (it was 3.7 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

July’s prices were also up.  The median price increased by 35.9% from last year (was down by 1.7% in June) while the average sales price increased by 16.4% (was down by 4.7% in June).

The inventory of available townhouses and condos decreased by 21 units from last month to 468 units. This is 15.2% less inventory than we had in July 2019. The current inventory supply is 5.2 months, as compared to 5.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The number of available home listings decreased by 176 homes to 1,094 homes.  This inventory is 38.9% less than last year.  The current supply of homes is 2.2 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

So, it appears that there’s some light at the end of the tunnel. Closed sales were down by 19.2% from last year (were down by 41.1% in May). New pending sales were up by 26.3% for April (they were down by 16.9% last month).

June’s prices were also down.  The median price decreased by 1.7% from last year (was down by 10.9% in May) while the average sales price decreased by 4.7% (was down by 0.6% in May).

The inventory of available townhouses and condos decreased by 102 units from last month to 489 units. This is 10.3% less inventory than we had in June 2019. The current inventory supply is 5.6 months, as compared to 5.4 months of inventory last year.  The St Lucie County townhouses and condos real estate has drifted back into a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The number of available home listings decreased by 281 homes to 1,270 homes.  This inventory is 29.4% less than last year.  The current supply of homes is 2.7 months (it was 4.0 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Closed sales were down by 41.1% from last year (were down by 43.8% in April). New pending sales were down by 16.9% for April (they were down by 54.6% last month).

April prices were also down.  The median price decreased by 8.4% from last year (was up by 10.9% in March) while the average sales price decreased by 0.6% (was up by 9.6% in March).

The inventory of available townhouses and condos decreased by 27 units from last month to 591 units. This is 4.5% less than we had in April 2019. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices were mixed for the month.  The median sales price was up by 1.1% (was up by 6.3% in March).  The average sales price was down by 0.1% (it was up by 2.4% in March).

The number of available home listings decreased by 204 homes to 1,571 homes.  This inventory is 19.1% less than last year.  The current supply of homes is 3.3 months (it was 4.3 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

I’m afraid this indicates some challenging months to come in this real estate sector. Closed sales were down by 3.0% from last year (were up by 7.5% in January). New pending sales were down by 30.2% for March (they were down by 9.4% in February).

March prices were mostly lower as well.  The median price decreased by 10.9% from last year (was up by 24.1% in February) while the average sales price increased by .06% (was up by 22.4% in January).

The inventory of available townhouses and condos increased by 2 units from last month to 618 units. This is 0.8% less than we had in March 2019. The current inventory is 6.3 months, as compared to 6.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market is now in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The number of available home listings increased by 11 homes to 1,888 homes.  This inventory is 10.3% less than last year.  The current supply of homes is 3.8 months (it was 4.6 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The inventory of available townhouses and condos increased by 30 units from last month to 616 units. This is 3.1% less than we had in February 2019. The current inventory is 6.3 months, as compared to 6.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market is now in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes February 2020 Market Report

The February 2020, the St Lucie County Single Family Home Market showed continued strong sales activity for February. Closed sales were up by 2.5% for the month (in January they were up by 22.2%). New sales under contract (new pending sales) increased by 26.4% (they were up by 23.7% last month).

Prices were also up for the month.  The median sales price was up by 2.6% (was up by 4.2% in January).  The average sales price was up by 4.4% (it was up by 4.8% in January).

The number of available home listings decreased by 52 homes to 1,877 homes.  This inventory is 13.5% less than last year.  The current supply of homes is 3.8 months (it was 4.8 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
