There are currently 7 homes under contract ranging in list price from $270,000 up to $1,149,000.  The average list price of these pending sales is $543,698 or $201.18 per sq. ft. of living area.  These homes averaged 160 days on market before going under contract.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity remains pretty slow for Palm City condos and remains a difficult market for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area jumped to 12.5 months (was 19 months in May).  A strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The June 2016 numbers were: 65 active listings, 4 pending sales and 7 closed sales.   Invenory is decreased from last year but there are better pending numbers and sales are close to being the same.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity remains pretty slow for Palm City condos and remains a difficult market for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area jumped to 19 months (was 10.8 months in May).  A strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The May 2016 numbers were: 62 active listings, 13 pending sales and 7 closed sales.   Better volume on lower inventory from last year.

There are currently 12 homes and/or villas available for sale in the Jensen Beach Golf and Country Club.  List prices range from $300,000 up to $399,900 for an average list price of $352,683 which equals $194.36 per square foot of living area.

8 homes are under contract awaiting the final sale.  List prices range from $259,900 to $369,000 for an average list price of $305,825 that equals $175.84 per square foot of living area.  These homes averaged 68 days on market before going under contract.

In the past 12 months, 31 homes have sold.  The sales prices ranged from $228,000 up to $420,000 for an average sales price of $321,887 which works out to a price per square foot of  $175.61 at a 97% sales to list price ratio.  These homes were on the market for an average of 58 days before going under contract.

The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast.  There are 656 homes and home sites spread out on over 240 acres of wildlife preserve with plenty of privacy and homes from four different builders.   Homes began to be constructed in 2000 and new homes from D.R. Horton and Renar Homes have been recently completed.  Previous builders included WCI Communities and Engle Homes.

The Jensen Beach Golf and Country Club is home to the Eagle Marsh Golf Course.   This is a public course and all are welcome to play.  Inexpensive membership plans are available along with dining facilities, a snack bar, and a pro shop.  More information about the Eagle Marsh Golf Club can be found on their website.

The Jensen Beach Golf and Country Club is attractively situated only 2 miles from the Indian River (the Intracoastal Water Way) and quaint downtown Jensen Beach, only across the causeway to the public beach of Jensen beach for those wishing to take advantage of the clear waters of the Atlantic Ocean.  Less than a mile to the west is the Treasure Coast Mall and the shopping and restaurant corridor of US-1.

For those with children, the ‘A’ rated Jensen Beach High School is within walking distance from the front gate of the Jensen Beach Golf and Country Club.
