Edgewater Villas Real Estate Market Report January 2025

For January 2025, one condo is available for sale in the Edgewater Villas in the downtown area of Stuart Florida. It is listed at $525,000, which is $336.32 per sq. ft. of living space. It has been on the market 194 days at the time of this publication.

There are no Edgewater Villas condos under contract at this time.

In the past 12 months, two Edgewater Villas condos have sold. The sales prices ranged from $600,000 up to $645,000. About the Edgewater Villas Condominiums:

Just west of Historic Downtown Stuart and on the shores of the Saint Lucie River lies the Edgewater Villas Condominiums. This complex consists of two waterfront buildings of four stories on over 2 acres that were built in 1976. These luxury condos come in both 2 or 3-bedroom sizes.  The 2-bedroom units are 1,561 sq. ft. and the 3-bedroom units are 1,684 sq. ft. of air-conditioned living area.  There are only four condos per floor in these buildings.

This community offers deep water docks that are just west of the Roosevelt Bridge. There is a large heated pool as well as a clubhouse with a kitchen, a billiard room as well as a common area member’s room. These condos are located next to the City of Stuart docks and mooring fields.

The condo fees include basic cable TV, landscape/lawn, manager, recreation facilities, roof repair, trash and water, and sewer fees. Up to two large pets are permitted for each unit and rentals are allowed with some restrictions.

These Edgewater Villas Condos are very conveniently located and residents can easily walk to downtown Stuart as well as shops, restaurants, and supermarkets on US-1 (Federal Hwy).

All ages are welcome in the Edgewater Villas. And, children living here currently attend the JD Parker Elementary School, Stuart Middle School, and Jensen Beach High School.

As of January 2025, 16 condos are for sale in the Circle Bay Yacht Club of Stuart FL. The list prices range from $250,000 up to $470,000. This is an average list price of $348,625 which equals $345.36 per sq. ft. of living area.

Three Circle Bay condos are currently under contract. The list prices ranged from $249,000 up to $310,000. This works out to an average list price of $269,967 which is $268.47 per sq. ft. of living space. These condos were on the market for an average of 177 days before going under contract.

In the past 12 months, 15 Circle Bay Waterfront condos have sold. Sales prices ranged from a low of $250,000 up to $496,000. This equals an average sales price of $322,193 which is $303.29 per sq. ft. of living area. These condos sold for an average of 97% of the last listed price. And, they were on the market for an average of 111 days before going under contract.

About the Circle Bay Yacht Club Condos in Stuart FL:

The Circle Bay Yacht Club is an active waterfront 55+ condo community with docks (for boats up to 36′) that have easy wide river and ocean access. Docks are not deeded but rather rented at reasonable monthly rates.

There are 295 condos in 14 buildings constructed from 1974 to 1982. Some buildings have elevators. Unit sizes vary from a low of 1 bedroom, 1 & ½ bathroom condos of 751 sq. ft. of living area up to 2 bedroom, 2 bathroom ones with 1,294 sq. ft. Additionally, covered carports are provided as well as ample guest parking.

Heated pools, grills, etc. are some of the numerous amenities available for Circle Bay Yacht Club residents. The clubhouse also boasts a hobby shop with tools available for use by the residents. Rentals are permitted with restrictions. Sorry, no pets are allowed in Circle Bay.  In summary, the condo fees include Basic Cable, Fire-Liability Insurance, Grounds-Plants, Exterior Maintenance, Manager, Pest Control, Recreational Facilities, Reserve Funds, Roof Maintenance, Security, Sewer, Trash Removal, and Water.
