There are currently 2 Angler Cove condos available for sale.  The list rices are $210,000 and $310,000 which works out to an average price of $260,000 or $187.09 per sq. ft. of living area.

In the past 12 months there have been 6 sales.  Sales prices ranged from $172,000 to $320,000 for an average sales price of $226,333 or $170.69 per sq. ft. of living area.  The list to sales prices averaged at 93%.  These condos averaged 202 days on market before going under contract.

As of January 2016 there are two condos available for sale in Portofino.  These two are listed for $84,900 and $150,000 for an average list price of $117,450 which equals $124.09 per sq. ft. of living area.

There are no condos pending at this time.

In the past 12 months, 7 Portofino condos have sold, ranging in sales price from $61,500 to $135,000 for an average sales price of $92,364 which equals a price per sq. ft. of $90.63.  The average days on market was 13 and the average list to sales price ratio was 95%.

Portofino condos remain in high demand and sales prices continue to rise.  Many of the units continue to be controlled by the former developer who has not released them for sale and continues to run a rental program.

There are currently 5 homes actively listed in Copperleaf in Palm City, Florida.  List prices range from a low of $349,900 to a high of $1,095,000.  The average list price is $699,260 which equals $213.58 per square foot of living area.

There are two homes under contract awaiting closing.  The list prices are $284,900 and $327,000 which averages to a $305,950 list price and $149.05 per square foot of living area. These homes averaged 52 days on market before accepting these offers.

In the past 12 months, 19 homes have sold in Copperleaf with an average sales price of $425,231 at $140.32 per square foot of living area and at 96% list to sales price ratio.  The lowest sales price was $270,000 while the highest was $1,050,000.  These sales averaged at 96% of the last list price and were under contract in an average of 61 days.

Conquistador Market Update November 2015

Election Day Humor

I received this in my email the other day and thought it would be a good one to share with everyone just before election day:

While walking down the street one day a Corrupt Senator (that may be redundant) was tragically hit by a car and died.
His soul arrives in heaven and is met by St. Peter at the entrance.

“Welcome to heaven,” says St.. Peter.. “Before you settle in, it seems there is a problem. We seldom see a high official around these parts, you see, so we’re not sure what to do with you..”

“No problem, just let me in,” says the Senator.

“Well, I’d like to, but I have orders from the higher ups. What we’ll do is have you spend one day in hell and one in heaven. Then you can choose where to spend eternity.”

“Really?, I’ve made up my mind. I want to be in heaven,” says the Senator.

“I’m sorry, but we have our rules.”

And with that, St. Peter escorts him to the elevator and he goes down, down, down to hell.

The doors open and he finds himself in the middle of a green golf course.

In the distance is a clubhouse and standing in front of it are all his friends and other politicians who had worked with him.

Everyone is very happy and in evening dress. They run to greet him, shake his hand, and reminisce about the good times they had while getting rich at the expense of the people.

They played a friendly game of golf and then dine on lobster, caviar and the finest wines and champagne.

Also present is the devil, who really is a very friendly guy who is having a good time dancing and telling jokes.

They are all having such a good time that before the Senator realizes it, it is time to go.

Everyone gives him a hearty farewell and waves while the elevator rises.

The elevator goes up, up, up and the door reopens in heaven where St. Peter is waiting for him, “Now it’s time to visit heaven…”

So, 24 hours passed with the Senator joining a group of contented souls moving from cloud to cloud, playing the harp and singing. They have a good time and, before he realizes it, the 24 hours have gone by and St. Peter returns.

“Well, then, you’ve spent a day in hell and another in heaven. Now choose
your eternity.”

The Senator reflects for a minute, then he answers: “Well, I would never have said it before, I mean heaven has been delightful, but I think I would be better off in hell.”

So St. Peter escorts him to the elevator and he goes down, down, down to
hell…

Now the doors of the elevator open and he’s in the middle of a barren land covered with waste and garbage.

He sees all his friends, dressed in rags, picking up the trash and putting it in black bags as more trash falls to the ground.

The devil comes over to him and puts his arm around his shoulders.

“I don’t understand,” stammers the Senator. “Yesterday I was here and there was a golf course and clubhouse, and we ate lobster and caviar, drank champagne, and danced and had a great time. Now there’s just a wasteland full of garbage and my friends look miserable. What happened?”

The devil smiles at him and says,

“Yesterday we were campaigning,

Today, you voted..”

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2015.  As of this writing there are only two new homes available from the builder, but re-sale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single story ranch style designs to two story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection and most homes also feature updated kitchen with granite countertops.

The HOA fee (as of September 2015) is $218 per month and includes your landscape and lawn service, basic cable TV as well as security and the common areas.  There is no community pool or clubhouse in the Falls.

There are currently 35 homes available to purchase in the Tesoro Club of Port St Lucie FL.  List prices range from $289,900 to $1,900,000 for an average list price of $781,674 or $212.70 per sq. ft. of living area.

There are 3 homes under contract awaiting settlement.  List prices are $305,00 to $524,115 for an average of $447,671 which equals $129.80 per sq. ft. of living area.  These homes were on the market an average of 192 days prior to going under contract.

In the past 12 months there have been 12 sales in Tesoro.  Sales prices ranged from $330,000 up to $918,450 for an average sales price of $691,668 or a sales price per sq. ft. pf living area of $163.54.  These homes sold at an average of 88% of list price and were on the market for 123 days prior to going under contract.

There are currently 10 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $238,000 up to $491,000 for an average list price of $359,544 which is equal to $162.17 per sq. ft. of living area.

6 homes are under contract awaiting settlement.  Listing prices range from $280,000 up to $424,000 for an average list price of $346,432 or $140.96 per sq. ft. of living area.  These homes averaged 37 days on the market before going under contract.

It’s been a busy 12 months in the Pines and Windemere with 57 sales having closed.  Sales prices ranged from a low of $170,000 up to a high of $400,000 representing an average sales price of $307,014 which equates to $144.75 per sq. ft. of living area.  These homes were on the market for an average of 68 days before going under contract and sold for 96% of list price.

When these developments were planned the original intent was to combine the two for ease of access.  However the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.
