Homes:  Only 1 Active listing in Conquistador Estates.  The list price is $299,000 which equates to $181.76 per sq. ft. of living area.

There is one home under contract awaiting settlement.  The list price is $399,000 which is $132.51 per sq. ft. of living area.

In the past 12 months, 5 homes have sold in Conquistador Estates with sales prices ranging from $155,000 to $250,000.  An average sales price of $217,000 or $123.02 per sq. ft. of living area at 92% list to sales ratio.  None of these sales were short sales or foreclosures.

Condos:  There are currently 9 condos for sale in Conquistador.  Listing prices range from $79,000 to $229,000.  The average is $108.17 per sq. ft. of living area.  All of these listings are conventional sales.

2 Condos are under contract awaiting settlement.  List prices are $85,000 and $96,000 for an average of 82.45 per sq. ft. of living area.  Once again, none of these listing are distressed properties.

In the past 12 months, 27 condos have sold in Conquistador.  Sales prices ranged from $63,000 to $149,000.  The average sales price was $92,485 which equals a per sq. ft. value of $79.81, and these sales averaged a 93% list to sales ratio.  There was 1 foreclosure and two short sales in these sales.

Conquistador homes and condos are in the the prime senior location in Stuart Florida.  The Conquistador community is located on the shores of the wide Saint Lucie River and only minutes from the beaches of the Atlantic Ocean as well as being right next door to the Martin County Municipal Golf Course with easy access to shopping, restaurants, medical facilities.

      The Stuart Florida Residential Market for ZIP Code 34997 has been one of the hottest areas for Martin County residential sales.  Unfortunately, June saw a little decrease in activity with 27 fewer sales from the previous month.  Though, pending sales increased which is a good indicator for strong future sales.  Inventory was down by a fairly significant number making fewer options available for buyers of single family homes in the Stuart area.
 
 
     The current one month absorption rate rose to 4.8 months (was 3.9 months for May).  A sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
 
     The 2013 numbers for June, were: 332 active listings, 172 pending listings and 68 closed sales.  This segment of the Stuart residential market has a dramatic increase in inventory when compared to last year.  Considerably stronger activity in this segment of the Stuart residential real estate market.
