Whenever you are getting ready to buy or sell a residence, taking the temperature of the local housing market is part of how you prepare to engage. When Stuart real estate prices are on the rise, bargain hunters know they’ll have to scramble. When Stuart real estate prices are flat or on the downturn, spotting good value in the local listings is easier. A slow market means that those sellers who are impatient to move on will be willing to reduce their asking price. They will tend to “find the market” more quickly, rather than waiting it out.

Our Martin County real estate prices are seldom in exact lockstep with the national market—but when it moves, the impact is felt sooner or later. Of all the national barometers that are out there, the pre-eminent one is the research done by under the Case-Shiller banner.

At the end of last month, the latest S&P/Case-Shiller Home Price Index again confirmed the uptrend we’ve been seeing for nearly 3 years now. No surprise there: nationally, residential real estate prices continued to rise at the moderate clip that we’ve grown accustomed to. The only standouts were in the 20-City Composite (the single month rise of .5% was the largest increase since July) and in Denver and Dallas—both of which have now actually surpassed the peaks registered at the height of the real estate price bubble (which might have Coloradans and Texans wondering if it was a bubble at all)…

But what was unusually interesting were some observations published at the end of the Case-Shiller report, in the Analysis section. It noted that the data marked the 34th consecutive month of year-over-year price gains, and that home real estate prices “continue to rise and outpace both inflation and wage gains.” It pointed out that, nationally, average residential real estate prices are within 10% of the “housing boom peak.” And then it came up with an insight that puts things in perspective in a way that hasn’t appeared elsewhere. This by S&P Dow Jones Index Chairman David Bitzer:

A better sense of where home prices are can be seen by starting in January 2000, before the housing boom accelerated…”

Looking at inflation-adjusted numbers, the latest U.S. real estate prices as registered in the Index rose just a touch under 30% from January 2000 to February 2015. In other words, when you remove the whole statistical bulge—the “bubble” phenomenon—out of the picture, residential real estate prices have risen at an annual 1.7% rate. That’s real appreciation, adjusted for inflation. Slow—but “steady as she goes!”…and for the past three years or so, it’s more than doubled that long-term gain.

Stuart homeowners whose stress levels went up and down with the extreme price rise and fall would have been a lot more comfortable had they just snoozed through the whole affair, confident that the long-term history of real estate demonstrates, as the name implies, just about the most ‘real’ investment you can make.

When it comes to buying a home in Martin County FL, almost the first thing most of us do is to check the online listings to see what’s out there that catches our eye. That quick first look will usually reflect some preferences most of us don’t even bother to think about (that is, until we’re buying a home).

Sometimes they stem from our earliest childhood memories—the impressions that shape what ‘home’ should look like. Sometimes, those preferences have developed over time as an expression of our personal style. One preference can be a real trouble-maker if a couple discovers that their outlooks don’t match. It’s the one about which kind of home is more appealing: a brand new one (actually, the National Association of Home Builders defines a “new” home as one less than four years old) or an older, established home.

People who automatically tilt toward new homes can be following straightforward reasoning that goes without question. They don’t shop for used clothing; they know when they need another automobile they’re only interested in the newest model—so why in the world would they be drawn to a home that’s a hand-me-down?

People on the other side of the preference divide find new constructions lacking in the warmth and history an older home embodies. Out in the yard, they see fresh cement walkways and new plantings as pale imitations of the majesty of the grand, mature landscaping found in well-established neighborhoods.

However, I’ve often found that when my clients are buying a home in Martin County FL, their new vs. established home leaning will sometimes disappear in the face of some immediate practical advantages. A few points:

More than 70% of single-family homes were built prior to 1990, according to Realty Trac. The result is more than twice the variety from which to choose.

Older, established properties are synonymous with close-knit communities where residents know one another and their children. And often, in some locations, the older neighborhoods are in the most desirable locations.  Buying a home in such a neighborhood can mean great support, community and location.

New developments can create a fresh gathering spot for families who are all starting out together. The opportunity to build new institutions shaped to modern preferences can mean the establishment of a host of lasting friendships, in some cases bolstered by shared community recreational facilities.

Older homes can have larger lot sizes owing to lower land prices in the past. Then there are those shade trees that have been growing for generations…

Most new homes have been designed to accommodate our modern addiction to acquiring stuff. If a walk-in closet in a must, an older home is less likely to fill the bill.

Older homes are generally more expensive to maintain. According to the American Housing Survey, 26% of owners of older homes spent more than $100 a month on upkeep—while just 11% of the owners of new homes spent as much. In fact, 73% of the new home owners spend less than $25 a month for maintenance.

Ultimately the decision to buy an old or new home will come down to a combination of personal taste (“I don’t care: I love this home!”) and/or requirements (“I can’t live without _________”).

The takeaway: if you are planning on buying a Stuart home, don’t automatically eliminate all the new ones or all the older ones. Give me a call: let’s take a look!

February 2015 Monthly Market Detail Florida Townhouses and Condos

The February 2015 Monthly Market Detail Florida Townhouses and Condos for the state of Florida showed some excellent gains after a weak start to 2015.  Closed sales were up by 7.4% as compared to last months decrease of 11.3% and new sales under contract (new pending sales) increased by 7.5% (January’s decrease was 0.8%).

Both median and average sales prices, however, continue to rise.  Increases of (year to year) 8.3% and 6.6% respectively (in January they were up by 5.4% and 3.2%).  Once again picking up momentum to fairly hgh year to year increased rates.

The inventory increased by 3% for February.  This was the second month of increasing inventory after two months of flat numbers. For February 2015 we have a 6.2 months supply of inventory (was also 6.2 months in January) which is up from 6.1% from last year.  A 6 months inventory supply is considered a balanced market.  The townhouse and condo market for Florida continues to lag in performance from the single family real estate market.

For march 2015 there are 9 homes for sale in Emerald Lakes.  Listing prices range from $113,500 to $209,900 for an average list price of $147,377 which equates to $109.83 per sq. ft.  There are no distressed sales (short sales or foreclosures) in this group of active listings.

There are currently 5 homes under contract.  List prices are from $129,900 to $229,900 for an average of $159,900 which equals $108.03 per sq. ft. of living area.  There is one bank owned foreclosure in this group of pending sales.

In the past 12 months there have been 41 sales in Emerald Lakes.  Sales prices ranged from $82,000 to $203,000 for an average of $123,232 or $86.59 per sq. ft. of living space.  These sales averaged at 95% of list price.  There were 3 bank owned foreclosures and no short sales in this group of sold homes.

January 2015 Monthly Market Detail Florida Townhouses and Condos

The January 2015 Monthly Market Detail Florida Townhouses and Condos for the state of Florida indicates a pretty weak month for the start of 2015.  Closed sales were down by 11.3% as compared to last months increase of 11.3% and new sales under contract (new pending sales) decreased by 0.8% (December’s decrease was 1.4%).

Both median and average sales prices, however, continue to rise.  Increases of (year to year) 5.4% and 3.2% respectively (in December they were up by 8.4% and 8.8%).  Considerably slower rates of increase than for most of the past months.

The inventory increased by 3.5% for January.  This was the first increase after two months of flat inventory numbers. For January 2015 we have a 6.2 months supply of inventory (was 5.9 months in December) which is up from 5.5% from last year.  A 6 months inventory supply is considered a balanced market.  The townhouse and condo market for Florida is not performing nearly as well as the single family real estate market.

As of December 2014, there are only 4 active listings for sale in Sunset Trace. List prices vary from $127,000 to $153,000 with an average list price of $136,200 which equals $102.45 per square foot of living area. (One foreclosure in this group – the most expensive listing!)

There are currently 5 homes under contract and awaiting settlement.  The listing prices range from $90,000 to $159,000 for an average list price of $123,980 which equals $95.32 per sq. ft. of living area.  There are two short sales and one bank owned foreclosure in this group of pending sales.

In the past 12 months, 36 homes have sold in Sunset Trace.  Sales prices ranged from $83,000 to $150,000 for an average sales price of $115,545 which equals $89.11 per sq. ft. and a 96% list to sales ratio.  These sales included 8 foreclosures (bank owned) home and no short sales.
