July 2015 Monthly Market Detail St Lucie County Townhouses and Condos

The July 2015 Monthly Market Detail St Lucie County Townhouses and Condos showed some strong gains as compared to last year as well as last month.  Closed sales were up 12.6% from last year (was unchanged in June) while new sales under contract (new pending sales) decreased by 3.3% (was down by 5.3% in June).

The median sales price increased by 16.1% (down 17.5% in June) and the average sales price increased by 16.8% (was up by 20.3% in June).  Continuing the trend of price increases in the Saint Lucie County real estate market.

The inventory of available townhouses and condos decreased by 7 units from last month to 571 properties, which is also down from last July by 20.7%. Current supply of inventory decreased to 5.4 months, from June’s 5.5 months. This is 21.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  Unfortunately, there’s not enough inventory to sustain a strong increase in the number of sales.

The June 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors rebounded a bit from a quite difficult May.  Closed sales were unchanged from last year (was down by 30.6% in May) while new sales under contract (new pending sales) decreased by 5.3% (was down by 25.8% in May).

The median sales price increased by 17.5% (down 11.% in May) and the average sales price increased by 20.3% (was up by 16.5% in May).  Continuing the trend of price increases in the Saint Lucie County real estate market..

The inventory of available townhouses and condos decreased by 18 units from last month to 578 properties, which is also down from last June by 23.5%. Current supply of inventory decreased to 5.5 months, from May’s 5.7 months. This is 22.7% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  Unfortunately, there’s not enough inventory to sustain a growing volume of sales.

When it comes to making legal distinctions, the ones connected with buying and selling Martin County houses have lasting consequences—so it’s important that they be the intentional kind. Although Three Dog Night might have sincerely believed that One is the Loneliest Number—that’s not necessarily the case when it comes to the title of an Martin County home.

The majority of Palm City houses are purchased by married couples. Families that remain intact can make property title issues relatively straightforward. But as the second half of the 20th century progressed, the culture became more accepting of people living together prior to marriage. Because of its impact on how people—especially couples—apply for home loans and refinances, the matter of legal title more often came into play.

I don’t offer legal advice, so will simply point out that there are key differences when you hear terms like Tenants in Common, Tenants by the Entirety, or Joint Tenants with Right of Survivorship. Being aware of those distinctions will allow future homeowners to choose which form will serve them best. Couples—especially those expecting to be married down the road—need to consider how things might change should they decide to refinance. It can make a difference if, for instance, a co-signer should later be required. When a Palm City homeowner refinances and adds a spouse who was not named on the original mortgage, the spouse may be added to the title or deed. Those and other changes to a property’s title then has tax implications. Married couples may acquire title automatically through Tenancy by Entirety, as well as through rights of survivorship.

The key is to understand the implication of single and joint ownership. In the event of divorce, as with any material change, other rules may apply, too—which is another reason to recommend a consultation with counsel to clarify all related issues.

It’s always an exciting moment when you are about to take on the ownership of a home—certainly cause for celebration. Yet it’s also important to have an honest discussion with your spouse in order to put any existing issues on the table. It’s amazing how many couples embark on home ownership (or refinancing) while dealing with significant relational issues. Some meet the issue by drafting a legal agreement that lays out what will happen with the property depending upon specified contingencies. Such agreements won’t carry weight with a mortgage company to effect removal of a person’s name from a mortgage in the case of divorce—in most cases, a home would have to be refinanced again to remove a spouse’s name from a mortgage.

Understanding the fine print can’t help but reduce the risk of unforeseen consequences down the line. Titles and title insurance may seem to be dull details that automatically confirm intended outcomes, but those outcomes have to be thought through and specified. The good news is they do get properly addressed every day in the course of acquiring a home. For years, there was little debate about the need for open houses in Jensen Beach: almost without exception, unless the seller of a Jensen Beach home objected, at least one or two open houses were an accepted part of how most real estate agents went about marketing the property.

Today, along with all the other changes that define modern real estate marketing, the potency of open houses is up for serious debate. Virtual online tours are increasingly popular among Treasure Coast real estate sellers and buyers—the ‘use’ statistics that tell agents how often the different parts of their sites are viewed prove that. Since open houses were formerly held in order to display a property to members of the general public—and since virtual tours do the same thing—it’s truly a question that deserves a hard look.

Here are three of the main reasons I see frequently cited for why open houses are still useful—and some both pros and cons for each:

  1. Open Houses Can Bring Higher Prices

Pro: Open houses are most important for high demand properties when there is low inventory for similar homes. It can be possible to stage open houses in combination with delayed offer reviews—in this scenario, the seller hosts several open houses leading up to a final date when he or she will review competing offers.

Con: The same is accomplished with well-produced virtual tours. Interested viewers then contact the agent, who is able to qualify the prospects who will be invited for an actual on-site showing. Competing offers are just as likely to develop.

  1. Open Houses Are More Convenient for Sellers

Pro: People want to sell their Jensen Beach homes as quickly as possible if for no other reason than they must keep their houses spotless and organized while on the market. Open houses are one way for sellers to have to prepare fewer times for their home to be displayed to buyers.

Con: Virtual tours accomplish the same thing for a far broader cross-section of the public. Professional photographers use their photo session to record the property at its spotless best, which is then on display 24/7/365—not just for one or two days!

  1. Open Houses are More Convenient for Prospective Buyers

Pro: Interested parties can pop in for an on-site tour without the hassle of contacting the agent and scheduling an appointment—basically, of making even a minor level of commitment in advance of knowing much about the property. Open houses thus broaden the property’s exposure.

Con: Serious home shoppers are going online en masse; the effort expended on an open house is better spent preparing for interested, qualified buyers.

Every Treasure Coast home for sale presents uniquely individual marketing opportunities and challenges. The May 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors had a very difficult month of May for the volume of sales.  Closed sales were down by 30.6% (was up by 8.6% in April) while new sales under contract (new pending sales) decreased by 25.8% (was down by 21.5% in April).

The median sales price increased by 11.5% (down 19.5% in April) and the average sales price increased by 16.5% (was up by 0.8% in April).  Back to price increases after a setback last month.

The inventory of available townhouses and condos decreased by 38 units from last month to 596 properties, which is also down from last May by 26.9%. Current supply of inventory decreased to 5.7 months, from April’s 5.9 months. This is 27.0% lower than last year. The St Lucie County townhouse and condo market is now in a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  Unfortunately, there’s not enough inventory to sustain a growing volume of sales.

The median sales price increased by 19.5% (down 14.8% in March) and the average sales price increased by 0.8% (was down by 7.7% in March).  Back to price increases after a setback last month.

The inventory of available townhouses and condos decreased by 50 units from last month to 634 properties, which is also down from last April by 25.9%. Current supply of inventory decreased to 5.9 months, from March’s 6.4 months. This is 30.6% lower than last year. The St Lucie County townhouse and condo market is inching into a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

3 Ways Buying a Jensen Beach House is Unlike Any Other Purchase

As most Jensen Beach homeowners would agree, buying a house is dissimilar from any other kind of shopping—and that’s not just because of the price tag.

When you set out to shop for most everyday items, you usually pick which store you’ll visit first, then survey what they have to offer. If the goods aren’t what you had in mind—or the price seems too high—you hit the next store. We do this without a second thought.

For more important purchases, you’re apt to do some research first. You might search on the web or read magazine reviews to see which brands have the features you want. You may check out customer comments, paying more attention to the ones which sound reliable. You compare prices and delivery specifications, then buy online or find the nearest Jensen Beach store. When you have the time, this kind of spadework pays off in the quality and value gained.

Buying a Jensen Beach house differs considerably. If you have any doubts about that, it’s easy to verify. Just compare the process of buying a house with how you approach any other major purchase. Think about buying a new car…

Representation. When you’re in the market for a new auto, unless your brand loyalty is unshakeable, you’re likely to visit several car dealers, check out prices and features, take a test drive (or many test drives—given today’s prices, that’s not a bad idea!); then sit down and talk turkey with the showroom salesman. If you’re a seasoned buyer, you’ll probably wind up having it out with the sales manager before the deal’s done.

When you’re buying a car—even a Rolls-Royce, which costs more than some houses—no one brings along their agent. When buying a house, you should!

It’s true that some buyers consider letting the seller’s agent put together the deal, but that’s bound to be a huge mistake. That agent is employed to represent the interests of the seller. As buyer, your interests are hardly the same. If someone were suing you, you’d never consider hiring their lawyer to represent you—but when one agent is in charge of the whole process, that’s what happens. It doesn’t make much sense, especially since having your own agent costs you no more (both agents’ commissions are paid from the seller’s proceeds).

Inspection. When you buy a new car, if you insisted on having your mechanic check out the engine, the dealer would wonder what part of “new” you fail to understand. He would think you’d lost your mind. Yet buying a house without providing for your own thorough inspection would be a very risky move. Although skipping the inspection might save a little money, Jensen Beach home buyers expose themselves to an array of future problems when they do so.

Pre-Approval. It’s awkward to go about financing a new car before you know what you want, which is part of the reason dealers have a financing department. When you’re buying a house, the opposite is true. Since some people have an unrealistic idea of their total financial picture (and an incomplete understanding of lending practices), it makes any buyer stronger to appear with pre-approval in hand. Sellers know you’re for real!

A Surer Way to Find the Average House Price in Martin County FL

When you do a web search for “average house price in Martin County, FL come up with a lot of good, not-so-good, and just plain lame information. If you were looking for a general idea of what the current market says that homes like yours in your neighborhood are worth, the results are likely to be more amusing than anything else.

You always come up with the national sites’ average listing price for homes for sale in Martin County, FL Depending upon how recently their data engine found and tossed out duplicates and errors, and that can be an interesting number. You will also get state real estate trends, a list of average sold prices (this one seems to be subject to error); an instant, somewhat dubious calculation for the average price per square foot of a house in Stuart and ads. Lots and lots of ads. But almost all of the “averages” are affected by listings and/or sale prices for “lot/land for sale” and the like…hardly useful unless your own house has recently disappeared. Likewise, unless your property is a weekend getaway chalet, any “charming, quiet cabin” listings will send the “average house price in Martin County calculation seriously awry.

On a recent web excursion, I did stumble across a great cartoon presentation at the CNN.com site. It was an animation that showed how the average American home has changed over the past 40 years. The graphics show a typical house as it expands, contracts, adds features and loses them (the fireplace disappeared about 10 years ago: who knew that?).

With a tip of the hat to creator Bard Edlund, here’s a synopsis of the highlights:

1973 found the median new single family residence at 1,525 square feet.

A mere seven years later, air conditioning and a fireplace had appeared…anyone familiar with the era might be forgiven for retrieving the mental image of President Nixon’s Oval Office fireplace roaring while the air conditioning blasts away…

In 1984, George Orwell’s’ predictions aren’t totally in place, but the square footage has stretched to 1,605, and the average house price is $79,900. Ten years later, the house has expanded to 1,940 square feet, average house price is $130,000.

That “average house price” growth is pretty convincing: the narrator backtracks to point out that “the median sales price has gone from $64,600 in 1980 to $169,000 just 20 years later.” Alas, even though the cartoon doesn’t show a wrecking crew tearing it out, “the fireplace disappears in 2007” (there’s still one in the White House, though); “right before the house contracts during the economic crisis.” Then the recovery: by 2013, the average price of $268,900 supports a house having 2,384 square feet of space: 56% larger than the house of 40 years ago.

The animations and commentaries are diverting—and asking Bing or Google for the average Martin County house price does get you a raft of information—but if you are seriously pricing our current Stuart market, a specific detailed search right here on  my website will get you a lot closer to the information you need. July 2014 Monthly Market Detail Martin County Townhouses and Condos

July 2014 Monthly Market Detail Martin County Townhouses and Condos was basically flat in terms of activity as compared to last year.  Year to year closed sales were unchanged (was up by 11.5% in June) as well as new sales under contract (new pending sales) also unchanged from July 2013 (was down 19.4% in June). 

The median sales price decreased by 10.5% (was up by 3.1% in June) while the average sales price decreased by 7.4% (was down 4.9% in June) as compared to July of 2013.  After nearly a year of pretty impressive price rises, values were off for the third month in a row indicating some weakness in this sector of the Martin County real estate market.

 The inventory of available townhouses and condos has decreased by 24 to 534 units from last month which is also 3.4% less inventory than was available in July of 2013.   The current supply of inventory is 5.3 months (a 3.4% decrease from last year).  While we are still in a seller’s market for condos and townhomes, the decreasing inventory as well as flat sales activity and value drops are of concern.
