Close sales were down while pending sales were up.  Closed sales were down by 19.7% from last year (was up by 26.6% in December) while new pending sales were up by 21.2% for January (was up by 1.6% in December).

Prices increased with the median price increasing by 1.6% from last year (was down by 13.3% in December) while the average sales price increased by 17.9% (was up by 16.1% in December).

The inventory of available townhouses and condos increased by 52 units from last month to 568 units, which is 2.7% less than January 2017. Values rose sharply with the median price increasing by 37.8% from last year (was down by 3.3% in October) while the average sales price increased by 30.7% (was up by 2.7% in October).

The inventory of available townhouses and condos increased by 63 unit from last month to 497 units, which is 10.0% less than November 2016. The current supply is 5.0 months, which is 10.7% less than the 5.6 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Values were mixed with the median price decreasing by 3.3% from last year (was unchanged in September) while the average sales price increased by 2.7% (was up by 6.1% in September).  Continuing a fairly steady rise in values.

The inventory of available townhouses and condos increased by 10 unit from last month to 434 units, which is 15.9% less than October 2016. The current supply is 4.6 months, which is 14.8% less than the 5.4 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Values continue to rise with the median price up by 17.2% (was up by 17.5.% in July) while the average sales price increased by % (was up by 7.7% in July).  Continuing a fairly steady rise in values.

The inventory of available townhouses and condos decreased by 58 unit from last month to 441 units, which is 15.8% less than August 2016. The current supply is 4.5 months, which is 13.5% less than the 5.2 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The current supply is 5.6 months, which is 5.1% lower than the 5.9 months of inventory last year.  The St Lucie County townhouses and condos market has slipped back into a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

In the good (but technologically underdeveloped) old days, a homeowner or real estate agent trying to sell a home had a limited number of options available. They could advertise their house in the real estate or classified ad section of the local newspaper, list it in a MLS (Multiple Listing Service) book, and post for sale signs outside the home itself. And, of course, they could host open houses that would give prospective buyers the opportunity to tour the residence.

Of course, home sellers do still have the option of marketing their house through these innovative and wonderful means. Yet today, they also have the option of Facebooking and Tweeting out their listing, posting a photo of your home on Instagram, and filming a video tour of the house that can be shown on YouTube, Vimeo, etc.

By using social media to market your home, you can reach millions of people across the country; some of whom may be looking to move to your area from a faraway place, and are in search of a place to live once they get there. You also can reach people already in your community, who can contact you to arrange an immediate showing—and, or so we hope, a sale!

Basically, the information superhighway has transformed our nation into one big neighborhood; a place where we can show—and sell—our houses to the very best effect.

Your house is a work of art; or at least it can be, in the hands of the right Realtor.

When you list your home for sale with a Realtor, rest assured that he/she will use a vast variety of marketing tools available in their professional arsenal to display and present your home to the very best effect; up to and including the portrayal of your home as a virtual work of art—and in a variety of interesting and increasingly high tech means:

1. The Realtor will photograph your home. Just about any residential sales listing will come complete with beautiful high definition photographs that showcase both the interior and exterior of your home. These pictures might appear on the Realtor’s website, in newspaper ads, and in the pages of real estate magazines, and will come accompanied by vivid and detailed written descriptions that also serve to define the benefits and selling points of your residence.

2. The Realtor will videotape your home. Many real estate professionals offer professional-style video shoots that capture the beauty and complexity of your residence; footage that will be streamed in the form of virtual home tours; videotaped open houses, so to speak, that will show interested home buyers every nook and cranny of your residence—and in what is literally in the best possible light.

3. The Realtor will draw your home. Even before the modern age of video and graphics, real estate professionals employed the use of detailed pen and paper illustrations in an effort to sell homes. These drawings could take the form of basic but defined illustrations created with a pencil, or a beautiful painted rendering that bears a strong likeness to a work of art. Traditionally real estate renderings have been included in packages along with press releases that advertise the sale of the home, and also have been printed as part and parcel of home for sale advertisements; whether they appear in newspapers, listing books and home magazines. These days one also can find renderings on the Realtor’s website, as a supplement to videos and high definition photographs that also show off the residence to the very best effect.

4. The Realtor will show your home. We all know that video, graphics and just the right lighting are not all that makes your home beautiful. Through open houses and prescheduled showings of your home, you and your Realtor can show potential buyers that your home truly is a work of art.

Are you open to hosting an open house? An open house is that all important event that basically shows off and sells your home to prospective buyers; and as such, this happening is perhaps the most essential tool in the arsenal of a home seller. A buyer, after all, has to visit and see your home and inspect its elements before they even can think of buying it.
While planning your open house, it may help you to develop a check list of helpful items to have on hand the day of the big event. And these could include:

1. An open house sign. Aside from the for sale sign that your Realtor will post outside your home, it might help to post additional signage that announces and lists the details of your open house event. This is sure to bring in passersby who otherwise may not have known that your house was for sale; one of whom may be the ideal buyer for your residence.

2. Informational sheets. Printed floor plans and information sheets can do much to answer any questions that prospective buyers may have about your home, and may play a vital part in their eventual decision as to whether or not they buy your home. These sheets tell them everything from the number of bedrooms and bathrooms in the residence to their size and square footage; the size and style of the kitchen and living areas in the home to the availability of extras such as rec rooms, storage spaces, fireplaces, swimming pools, etc. Print these sheets up on high quality paper and hand them out to guests as they step through the door.

3. Refreshments. When printing up meeting notices in the newspaper, organizations are encouraged to list the availability of treats and refreshments at their upcoming sessions; a seemingly trivial factoid that has been known to double attendance at just about any type of meeting. It’s a fact; people love free food. So have plenty of it on hand at your open house!

4. Experts. All open houses should be hosted by people who know basically all there is to know about your home. This could be your real estate agent, or it could be you—or, in some cases, you both may wish to be present for the event; ready to greet guests, answer their questions, and basically offer whatever help and advice guests need to make their home buying decisions—and hopefully in your favor!

St Lucie County Townhouses and Condos December 2016 Market Detail

The St Lucie County Townhouses and Condos Market Detail for December 2016 continued with weaker sales activity as compared to last December.  Closed sales were down by 21.0% from last year (was down 12.8% in November) while new pending sales decreased by 32.6% (was down by 7.8% in November).

Values however bucked the trend and increased for December with the median price up by 9.9% (was up by 0.8% in November) while the average sales price increased by 9.2% (was down by 11% in November).  I’ve been expecting prices to moderate for some time as the inventory continues to increase and sales volume does not keep up.

The inventory of available townhouses and condos decreased by 6 units from last month to 547 units, which is 8.1% greater than December 2015. The current supply of units is 5.7 months, which is 16.3% higher than the 4.9 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market though it is getting very close to being balanced. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.
