The Martin County Single Family Homes November 2019 Market Report had a surprisingly strong month of sales activity when compared to last November. Closed sales were up by 27.0% from last month (were up by 1.5% in October). While new pending sales increased by 10.7% as compared to November 2018 (they increased by 18.0% in October).
Prices were down for November. The median sales price was down by 6.6% from last year (was up by 0.9% in October) while the average sales price decreased by 0.7% (was down by 2.6% last month).
The inventory of available single-family homes decreased from last month by 34 homes to 864 units for November, this is 11.5% less inventory than last November. The current supply of homes is 4.4 months. For November of last year, it was a 4.8 months supply. We remain in a seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
