Martin County Single Family Homes May 2021 Market Report
The Martin County Single Family Homes Market Report had mixed sales activity when compared to last May. Closed sales were up by 105.3% from last year(were up by 58.9% in April). While new pending sales decreased by 20.4% as compared to last year (increased by 92.6% last month).
Prices were up significantly for May. The median sales price was up from last year by 28.7% (it was up by 39.2% in April) while the average sales price increased by 84.7% (it was up by 100.8% last month).
The inventory of available single-family homes increased by 12 homes from last month to 352 homes. This is 61.0% less inventory than last May. The current supply of homes is only 1.4 months. For May of last year, it was a 4.8 months supply. We remain in an extreme seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
