Martin County Single Family Homes January 2021 Market Report
The Martin County Single Family Homes Market Report continues to show better activity than last January. Closed sales were up by 20.8% from last year(were up by 35.1% in December). While new pending sales increased by 22.5% as compared to last year (increased by 69.2% last month).
Prices were also up for January. The median sales price was up from last year by 10.7% (it was up by 8.0% in December) while the average sales price increased by 45.6% (it was up by 24.4% last month).
The inventory of available single-family homes decreased from last month by 6 homes to 484 homes for January. This is 56.5% less inventory than last January. The current supply of homes is only 1.8 months. For January of last year, it was a 4.6 months supply. We remain in an extreme seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
