Martin County Single Family Homes January 2020 Market Report
The Martin County Single Family Homes Market Report had a another strong month of sales activity when compared to last year. Closed sales were up by 25.2% from last month (were up by 18.3% in December). While new pending sales increased by 23.4% as compared to December 2019 when they increased by 7.0%.
Prices were mixed for January. The median sales price was up by 12.9% from last year (it was down by 4.3% in December) while the average sales price decreased by 24.2% (it was down by 0.8% last month).
The inventory of available single-family homes increased from last month by 24 homes to 926 units for December. This is 18.1% less inventory than last December. The current supply of homes is 4.6 months. For January of last year, it was a 5.7 months supply. We remain in a seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.
