Martin County Single Family Homes February 2020 Market Report
The Martin County Single Family Homes Market Report had stronger sales activity than last year, but not as robust as last month. Closed sales were up by 1.2% from last month (were up by 25.2% in January). While new pending sales increased by 6.4% as compared to last month when they increased by 23.4%.
Prices rose sharply for February. The median sales price was up by 13.8% from last year (it was down by 12.9% in January) while the average sales price increased by 37.1% (it was down by 24.2% last month).
The inventory of available single-family homes decreased from last month by 3 homes to 923 homes for January. This is 21.6% less inventory than last January. The current supply of homes is 4.6 months. For February of last year, it was a 5.9 months supply. We remain in a seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.
