Discounted Stuart Air Show tickets are now available for $15.00 for the 2015 Stuart Air Show. Scheduled for Oct. 30 to Nov. 1 at the Martin County Airport – Witham Field. This year’s show will feature three military acts including the Navy F-18, the US Air Force F-16, and the Army Golden Knights as well as numerous other aerial acts as well as static display aircraft. Food, fun and games for the entire family.

These early pre-sale tickets are only available online at http://www.stuartairshow.com. Ticket prices at the gate will be $25.

As of April 2015, there are 7 available homes for sale in the Lost River Plantation community of Stuart, FL. Prices range from $449,000 to $875,000 for an average price of $650,271 which equals $227.01 per sq. ft. of living area.

There is 1 home under contract which is listed for $592,700 or $208.33 per sq. ft. of living area.

In the past 12 months, there have been 12 sales ranging in sales prices from $349,900 to $710,000 for an average sales price of $489,116 which comes out to $191.73 per sq. ft. of living area. Bayview in Indian River Plantation is one of the newer condominium complexes on Hutchinson Island in Stuart Florida. Bayview is a gated sub-complex of the Indian River Plantation Marriott Resort and consists of 4 semi-circular buildings totaling 129 3 bedroom, 3 bathroom and 2 bedroom, 2 bathroom condos. Living space ranges from 2,105 sq. ft. to 1,204 sq. ft.

Most units have sweeping views of the Intracoastal Waterway also known as the Indian River. Great location only minutes away from the Saint Lucie Inlet. For boaters, there’s a full service Marina located on the grounds of the Indian River Plantation with slips available for lease.

Bayview has a private heated pool and spa overlooking a lake as well as lovely manicured grounds for picnics or just a stroll by the water. There’s also covered parking for all residents.

Unit owners have the option of joining the Marriott Beach Club which allows access to an 18 hole golf course, another community pool and fitness center, professional tennis club and courts as well as access to a private beach resort on the shores of the Atlantic Ocean.

Vista Pines March 2015 Market Update

For March 2015 all of the recently available condos in Vista Pines have either been sold or under contract. There are no active listings at this time.

There are three condos pending, awaiting settlement. Prices range from $39,900 to $57,900 for an average of $48,933 which equals $54.13 per sq. ft. of living area. None of these condo listings are distressed sales.

In the past 12 months, there have been 25 sales in Vista Pines. Sales prices ranged from $27,000 to $74,500 for an average sales price of $44,456 or $46.92 per sq. ft. of living area. These sales averaged in at 93% of list price and two of these sales were bank owned foreclosures. There were no short sales.

The Vista Pines condominium complex consists of over 517 condos very conveniently located on SE Ocean Blvd. just in between the downtown Stuart area and the beaches of Hutchinson Island. Also, close to restaurants, grocery stores and medical facilities that are within walking distance for many.

Vista Pines condos were first built in 1970 and the last one was completed in 1973. All the buildings are two story and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units. Sizes range from 1,089 sq. ft. of living space down to 679 sq. ft. 1 bedroom units. Buildings are situated to maximize privacy and for serene views of green space.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts. No pets are permitted in Vista Pines and this is an age restricted (55+) community. The HOA fees as of August 2014 were from the low $200’s for a 1 Bedroom unit to just over $300 per month for 2 Bedroom condos.

For march 2015 there are 9 homes for sale in Emerald Lakes. Listing prices range from $113,500 to $209,900 for an average list price of $147,377 which equates to $109.83 per sq. ft. There are no distressed sales (short sales or foreclosures) in this group of active listings.

There are currently 5 homes under contract. List prices are from $129,900 to $229,900 for an average of $159,900 which equals $108.03 per sq. ft. of living area. There is one bank owned foreclosure in this group of pending sales.

In the past 12 months there have been 41 sales in Emerald Lakes. Sales prices ranged from $82,000 to $203,000 for an average of $123,232 or $86.59 per sq. ft. of living space. These sales averaged at 95% of list price. There were 3 bank owned foreclosures and no short sales in this group of sold homes.

The North River Shores February 2015 Market Update for Stuart Florida:

There are currently 17 active listings in North River Shores. List prices range from $120,000 to $2,595,000. The average list price is $637,129 based on $237.44 per square foot of living area. There is one foreclosure and one short sale in this set of listings.

4 homes are under contract (pending sales). List prices range from $98,000 to $475,000 for an average of $267,450 which equates to a $117.61 price per sq. ft. of living area. One of these pending sales is a short sale.

In the past 12 months, 16 homes have sold in North River Shores at an average sales price of $411,562 at $182.81 per square foot of living area. Sales prices ranged from $142,00 to $800,000 and averaged 96% of list price. There were 2 foreclosures and one short sale in this set of sold homes.

The area north of the Roosevelt Bridge to Britt Road and west of US 1 is sometimes loosely referred to as “North River Shores.” However, North River Shores and its companion neighborhoods of Cocoanut Point and North River Forest are distinct subdivisions as recorded in Martin County records.

The Martin County School district was ranked the number one school district in the State of Florida by the 2015 Niche Rankings. According to their web site, Niche is helping to transform the way people make big decisions by providing reviews and insights from everyday experts to help choose neighborhoods and K to 12 grade schools. Niche was founded in 2002 by Carnegie Mellon University students as CollegeProwler.com. Since then, Niche has grown into one of the largest content startups in the country.

For this school report, Niche K-12 looked at more than 120,000 K-12 schools. Millions of reviews and rankings were evaluated across schools and districts in Florida and Martin County K-12 schools were rated as number 1 in the state.
