Here’s your March 2025 market report for the Sandpebble Condo and Beach Club on Hutchinson Island in Stuart, Florida:

There are currently 12 condos available for sale in Sandpebble. The list prices range from $399,000 up to $790,000. This is an average list price of $582,538 which is $452.11 per sq. ft. of living area. 

There are currently two Sandpebble condos under contract priced at $499,000 and $515,000 or an average of $411.19 per square foot of living space. These condos were on the market 39 and 277 days before going under contract.

In the past 12 months, six Sandpebble condos have sold.  Sales prices ranged from $415,000 up to $718,000.  This is an average sales price of $535,083 which works out to $462.83 per sq. ft. of living area.  These sales averaged 93% of the list price. For March 2025, five homes are available for sale in the Pines and Windemere communities of Jensen Beach FL. The list prices range from a low of $572,000 to a high of $759,000.  This is an average list price of $619,180 which equals $305.13 per sq. ft. of living area.

Only two Pines and Windemere homes are currently under contract and awaiting settlement.  The list prices range from $539,900 to $655,000 or an average $349.51 per sq. ft. of living area.  These homes were on the market for an average of 22 days before going under contract.

In the past 12 months, four Pines and Windemere homes have sold.  Sales prices ranged from a low of $464,000 up to a high of $710,000. This equals an average sales price of $607,250 which equals $316.93 per sq. ft. of living area.  These homes were on the market for an average of 29 days before going under contract. And, they sold for an average of 98% of the list price.

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedrooms and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  This attractive community has a 50-slip marina that is run by a separate dock association.  To own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Owners enjoy excellent amenities including a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including Wi-Fi) included in the condo fees.  The condo fees as of May 2019 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  And, rentals are allowed with some restrictions as to duration and length of unit ownership.  Additionally, no commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.

Rocky Point in Stuart, FL is a wonderful boating-oriented community located just off the Saint Lucie Inlet in beautiful Martin County Florida. One of the highlights of the year for Rocky Point is the Port Salerno Seafood Festival.  Held yearly in the winter, this free festival fills the streets of Historic Port Salerno.  In addition to serving up the area’s freshest and tastiest seafood, live music, community booths, arts & crafts, activities for the kids, pirates and more keep the entire family entertained the whole day. Admission is FREE, though attendees are asked to bring canned goods in exchange for zero admission to benefit from a food drive for local food banks.

Down to 2 bedroom, 2 bathroom condos with either 1,488 or 1,351 sq. ft. of living area.   I believe a valuable benefit, the Saint Lucie Club has under-building parking for at least one car for each owner. There’s also a community pool and shared tennis courts in the lushly landscaped grounds.

An attractive feature is that rentals are permitted (with some restrictions) and pets (one small) are only permitted in one of the three buildings.

The condo association fees were $1,190 per quarter as of May 2019, making Sea Winds one of the most affordable on Hutchinson Island in Jensen Beach.  Sea Winds units don’t come on the market often as this building is highly desirable.

The Green Turtle Cove Condominium Complex is located just South of the Jensen Beach Causeway on Hutchinson Island in Martin County Florida.  It lies directly across the street from the public beach in Jensen Beach with guarded beaches, a snack bar, and beach volleyball courts.  Also, soon to break ground is a new luxury resort to be built on the grounds of the old Holiday Inn, also across the street.

Green Turtle Cove consists of two 40-unit buildings.  The South building was completed in 1973 and the North building shortly after in 1974.  This complex is on the shores of the Indian River (Intracoastal Waterway) and has docks that are available to residents on a first come first served basis for the nominal fee of $25.00 a month.  There’s also a lake on the grounds as well as a swimming pool, vehicle wash area, and BBQ stations.

Each building has secured entry through a lobby and has elevator service to the four stories.  There is reserved parking as well as an ample supply of guest spots.  Each unit is a 2 bedroom and 2 bath with 1,204 sq. ft. of living space under air and a generous balcony with views of either the lake, preserve, river, and some with peaks of the ocean.

No pets are permitted in Green Turtle Cove, though there are liberal rental rules allowing part-time residents to lower their cost of ownership by leasing out their condo for a few months a year.

Currently, Green Turtle Cove is one of the more affordable condos for those wishing both river and ocean access.  (I’m told there is great fishing right from the private docks.)
