The January 2016 Monthly Market Detail Florida Single Family Homes is showing a slower growth rate than last year. Closed sales were up by 2.7% (was up by 2.9% in December) and new sales under contract (new pending sales) were down by 11.3% (was down by 1.4% in December). The lower number of new pending sales is a bit troubling for future closed sales.
Both median and average sales prices continue to rise ( January 2015 to January 2016) by 13.7% and 6.3% respectively, compared to December’s 11.6% and 7.7%. Still showing some very healthy price increases.
The inventory of available homes for sale fell by 6.2% from last year. Some high demand areas of Florida have seen decreasing inventory for a number of months now. For January there was only a 4.5 months supply of inventory, Florida remains in a sellers market with the advantage for sellers. (January of 2015 had a 5.3 month supply)
