Southwood is a small community of 115 home sites located just southeast of Salerno Rd on Kanner Highway in Stuart FL.  This location makes it easy for anyone wishing to commute either north or south as it’s only a few minutes to I-95.  It is also close to the Publix shopping center at the intersection of Kanner Highway and Salerno Rd.  Just minutes to Martin Memorial South Hospital.  Only about 10 to 15 minutes to downtown Stuart and just slightly longer to the beaches and waterways of Martin County.

One enters the Southwood subdivision through a long private drive.  Currently, this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area of to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood.  And, this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $98.00 a month as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through the preserve areas.

The Vista Pines condominium complex consists of over 517 condos very conveniently located on SE Ocean Blvd. just in between the downtown Stuart area and the beaches of Hutchinson Island.  Also, close to restaurants, grocery stores and medical facilities that are within walking distance for many.

The Meadows at Martin Downs is a family-friendly gated residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

St Lucie County Townhouses and Condos January 2021 Market Report

The St Lucie County Townhouses and Condos market for January 2021 continues to show very strong activity. Closed sales were up by 41.2% from last year (were up by 25.5% in December). New pending sales were up by 18.9% for January (they were up by 53.2% last month).

The January prices were also up.  The median price increased by 31.8% from last year (was up by 38.2% in December) while the average sales price increased by 3.6% (was up by 23.1% in December).

The inventory of available townhouses and condos increased by 25 units from last month to 344 residences. This is 41.3% less inventory than we had in January 2020. The current inventory supply is 3.0 months, as compared to 6.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes January 2021 Market Report

The January 2021, St Lucie County Single Family Home market continues to show yearly improvements with strong sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 21.9% for the month compared to last year (in December they were up by 1.4%). New sales under contract (new pending sales) increased by 9.6% (they were up by 44.1% last month).

Prices were also up for the month.  The median sales price was up by 17.4% (was up by 14.2% in December).  The average sales price was up by 16.8% (it was up by 18.5% in December).

The number of available home listings increased by 56 homes to 988 homes.  This inventory is 48.8% less than last year.  The current supply of homes is only 1.8 months (it was 3.9 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos January 2021 Market Report

The Martin County Townhouses and Condos market continues to show vibrant activity. Closed sales for the month were up by 12.5%.  They were up by 30.7% in December.  New sales under contract (new pending sales) were up by 41.5% from last year.  They were up by 35.8% in December.

Prices were also up for January.  The median sales price increased by 23.4% (was up by 18.1% last month). While the average sales price increased by 40.3% (was up by 18.0% in December).

The inventory of available townhouses and condos decreased by 10 units to 276 properties.  This is a 34.4% smaller inventory than we had in January 2020.  Currently, there’s a 2.7 months supply of inventory (compared to 4.7 months for January 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes January 2021 Market Report

The Martin County Single Family Homes Market Report continues to show better activity than last January. Closed sales were up by 20.8% from last year(were up by 35.1% in December).  While new pending sales increased by 22.5% as compared to last year (increased by 69.2% last month).

Prices were also up for January.  The median sales price was up from last year by 10.7% (it was up by 8.0% in December) while the average sales price increased by 45.6% (it was up by 24.4% last month).

The inventory of available single-family homes decreased from last month by 6 homes to 484 homes for January. This is 56.5% less inventory than last January.  The current supply of homes is only 1.8 months.  For January of last year, it was a 4.6 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Townhouses and Condos market is continuing to show strong real estate activity. Closed sales were up by 24.6% as compared to last month’s increase of 27.7%.  New sales under contract (new pending sales) increased by 32.0% (In December there was a 42.6% increase).

Prices were also up for January.  The median sales price was up by 15.0% (was up by 13.7% in December). While the average sales price increased by 18.1% (was up 16.8% in December).

The inventory of active listings decreased by 26.3% from January of last year.  This results in 3.9 months of inventory as compared to 5.3 months for January 2020.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory. In conclusion, a very strong market.

The Florida Single Family Home continues to show strong activity. Closed and pending sales were both up for the month when compared to last year. Closed sales were up by 18.0% (were up by 21.0% in December). New sales under contract (new pending sales) were up by 16.9% (were up by 30.7% in December).

Prices were also up for January.  The median sales price rose by 15.1% (it was up by 14.4% in December). And, the average sales price was up by 25.6% (it was up by 29.5% last month).

The inventory of available homes for sale decreased by 51.1% from last year.  This represents a 1.6 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (January 2020 had a 3.4 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Townhouse and Condo Sales 2020 Yearly Review

The St Lucie County Townhouse and Condo Sales for 2020 had stronger sales activity when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 11.7% as compared to 2019 which saw a decrease of 9.9% and new sales under contract (new pending sales) increased by 19.3% (2019 saw a decrease of 4.7%).

Prices were also up when compared to last year. The median sales price increased by 19.1% as compared to the 2.1% rise last year. The average sales price was up by 17.4% as compared to the 3.2% decrease in 2019.

Inventory decreased by 45.2% as compared to 2019’s increase of 5.1%. While the monthly supply of inventory decreased to 2.9 months as compared to 5.9 months for 2019.  A strong seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.
