Cabana Point is an older Stuart community located between the South Fork of the Saint Lucie River and Kanner Hwy.  This community had its first home built in 1958 and the most recent one was built in 2007.  This small community has 40 homes (all but one are single-family homes) and two remaining vacant lots (neither for sale at the time this is being written).   28 of these home sites are waterfront with access to the ocean or to Lake Okeechobee from a canal or the banks of the Saint Lucie River.  The remaining non-waterfront homes have access through a community boat ramp.

St Lucie County Townhouses and Condos January 2022 Market Report

The St Lucie County Townhouses and Condos market had slightly better sales activity when compared to last January. This is impressive considering the unprecedented low inventory in this market. Closed sales were up by 1.0% from last year (were down by 20.3% in December). New pending sales were down by 4.8% for January (they were down by 19.8% last month).

Prices continued to rise in January. The median price increased by 7.2% from last year (was down by 5.5% in December) and the average sales price increased by 21.7% (was up by 21.7 % in December).

The inventory of available townhouses and condos decreased by 10 units from last month to 136 residences. This is 60.5% less inventory than we had in January 2021. The current inventory supply is 1.0 months, as compared to 3.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a tight sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes January 2022 Market Report

The January 2022, St Lucie County Single Family Home market had improved sales activity when compared to last year. This is pretty impressive when you consider the extremely low inventory of available homes available for purchase. Closed sales were up by 15.6% for the month compared to last year (in December they were up by 24.2%). New sales under contract (new pending sales) increased by 3.8% (they were down by 0.5% last month).

Prices were also up in January.  The median sales price was up by 30.0% (was up by 24.3% in December).  The average sales price was up by 29.7% (it was up by 31.0% in December).

The number of available home listings decreased by 30 homes to 595.  This inventory is 39.8% less than last year.  The current supply of homes is only 1.0 months (it was 1.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Heritage Ridge community of Hobe Sound encompasses a number of associations and styles of homes.  From mobile and manufactured homes to villas, townhouses, condos, and single-family homes.  The different sections of Heritage Ridge are all anchored by the Heritage Ridge Golf Club.  This is a non-equity course that is open to the public.

The various areas of Heritage Ridge are all controlled by their individual homeowners’ associations and many also pay a fee to the master Heritage Ridge Association.  This wonderful community is located in northern Hobe Sound with quick access to either the beach at Jupiter Island (in Hobe Sound) or to the downtown area of Stuart as well as the amenities in both the Martin County and Jupiter areas of the Treasure Coast.

HOA fees vary widely in Heritage Ridge depending on the type of home and subdivision within this community.  The HOA fees run from $78.00 a month in the mobile home and single family home sections up to $350.00 a month for the condo areas and in between for some of the other communities.

Martin County Townhouses and Condos January 2022 Market Report

The Martin County Townhouses and Condos had stronger sales volume compared to last January. This is quite surprising considering the extremely low inventory of available homes. Closed sales for the month were up by 23.6%.  They were down by 1.7% in December.  New sales under contract (new pending sales) were down by 28.7% from last year.  They were up by 1.1% in December.

Prices continued to rise for January.  The median sales price increased by 18.5% (was up by 28.0% last month). While the average sales price increased by 27.4% (was up by 14.1% in December).

The inventory of available townhouses and condos decreased by 50 units to 93 properties.  This is a 66.3% smaller supply of inventory than we had in January 2021.  Currently, there’s a 0.8 months supply of inventory (compared to 2.7 months for January 2022).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes January 2022 Market Report

The Martin County Single Family Homes Market Report showed weaker activity than last January. We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were down by 18.4% from last year (were down by 19.8% in December).  While new pending sales decreased by 31.9% as compared to last year (decreased by 11.8% last month).

Prices were up for January.  The median sales price increased from last year by 16.3% (it was up by 42.4% in December) while the average sales price increased by 42.1% (up by 54.1% last month).

The inventory of available single-family homes decreased by 23 homes from last month to only 152 homes. This is 62.3% less inventory than last January.  The current supply of homes is only 0.7 months.  For January of last year, it was a 1.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

For February 2022, there are 4 condos for sale in the Kingswood condo community of Stuart FL.  List prices ranged from $139,900 up to $299,900. This is an average list price of $191,675 which equals $196.46 per sq. ft. of living area.

There are currently 5 condos under contract with list prices ranging from $117,000 up to $194,900.  This works out to an average list price of $166,360 or $155.73 per sq. ft. of living area.  These condos averaged 15 days on the market before going under contract.

26 condos have sold in the past 12 months.  Sales prices ranged from $94,000 up to $200,000.  The average sales price was $145,404 which works out to $134.71 per sq. ft. of living area.  These condos averaged 25 days on market before going under contract and with sales prices averaging 97% of list price.

Florida Townhouses and Condos showed slightly better sales activity when compared to last year. We need to be aware that we remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were up by 6.7% as compared to last month’s increase of 5.4%.  New sales under contract (new pending sales) decreased by 7.3% (In December, a 5.9% increase).

Prices continued to rise in January.  The median sales price was up by 23.9% (was up by 19.9% in December). While the average sales price increased by 19.6% (was up 22.4% in December).

The inventory of active listings decreased by 58.0% from January of last year.  This results in 1.2 months supply of inventory as compared to 3.9 months for January 2021.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home market activity had slightly better sales volume compared to last January.  We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were up by 1.4% (were down by 1.6% in December). New sales under contract (new pending sales) were down by 9.4% (were up by 4.2% in December).

Prices continue to rise.  The median sales price rose by 23.0% (it was up by 21.0% in December). And, the average sales price was up by 16.7% (it was up by 19.0% last month).

The inventory of available homes for sale decreased by 31.3% from last year.  This represents only a 1.0 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (January 2021 had a 1.6 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
