improved 13.81 % from December, but dropped 9.6% year-over-year. Pricing, however, continued to
appreciate compared to last year with our median sale price for December increasing 5.3% to $300,000, and our average sale price advancing upward by 18.4% to $484,702. Meanwhile, inventory continued to remain low, keeping our monthly supply at 4.9 months and median days on market at 38 days. ‘Tis the season for sellers – prices are up, inventory is down, and higher end homes are selling! December 2015 Monthly Market Detail St Lucie County Townhouses and Condos

The December 2015 Monthly Market Detail St Lucie County Townhouses and Condos eased a bit from a quite strong November.  Closed sales were down 2.8% from last year (was up 26.1% in November) while new sales under contract (new pending sales) increased by 5.6% (was up by 39.0% in November).

The median sales price increased by 0.9% (up by 12.4% in November) while the average sales price was down by 9.9% (increased 3.2% in November).  Somewhat mixed signals for the final month of 2015 for prices for St Lucie County townhouses and condos.

The inventory of available townhouses and condos decreased by 19 units from last month to 543 units, which is 20.5% less than December 2014. The current supply of inventory decreased to 5.1 months as compared to last month’s 5.3 months, which is 21.2% lower than last year.  The St Lucie County townhouses and condos market continues as a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

December 2015 Monthly Market Detail St Lucie County Single Family Homes showed some improvement from last months slow sales volume.  Closed sales were up by 0.2% (in November they were down by 13.3%) and new sales under contract (new pending sales) decreased by 17.9% (they were down by 21.0% last month).

While the median and average sales prices continue their relentless march higher with increases of 19.2% and 16.4% respectively from last December (For November these numbers were 10.8% and 17.2%). Very strong price increases continue as the demand for quality condos and townhouses remain high.

Active listings increased in December (from last month) by 4 homes to 1,754, now approaching similar levels from last year with this month 0.3% higher than last year..  The current supply of inventory is 3.8 months (a 3.7% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

There are 6 current listings in Leilani Heights as of January 2016.  The list prices are $215,000 and $264,900 for an average list price of $240,783 or $135.04 per sq. ft. of living area.

3 homes are under contract and awaiting settlement in Leilani Heights.  List prices are from $118,500 to $165,000 with the average list price being $144,466 that equals $130.42 per sq. ft. of living area.  These homes were on the market for an average of 29 days before accepting the current offer.

In the past year, there have been 22 homes sold in Leilani Heights.  Sales prices ranged from $106,000 to $235,000 with the average sales price being $180,636 which equates to $123.50 per sq. ft. of living area.  The average days on market prior to n accepted offer was 30 days and these sales averaged at 97% of the list price.

Located so closely to the many exciting and beautiful places in Jensen Beach, Leilani Heights has been a well known family oriented neighborhood for many years. Leilani Heights is within walking distance from the Five Star Jensen Beach Elementary School that has earned an “A” rating for 5 years in a row! December 2015 Monthly Market Detail Martin County Townhouses and Condos  showed a somewhat slight improvement after two slower months of sales activity.  Closed sales were up by 1.8% (was down by 18.7% in November) and new sales under contract (new pending sales) were down by 23.9% from December 2014 (decreased by 5.7% in November).  The decrease in pending sales is a bit troubling for future months.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 27.1% (was up by 18.4% in November) while the average sales price increased by 9.2% (was up by 38.2% in November) as compared to December of 2014.

The inventory of available townhouses and condos has increased by 13 units to 411 properties from last month.  The second month of increased inventory, though this is still 19.3% below the December 2014 inventory.  Currently, there’s a 3.8 month supply of inventory (a 19.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  The reduced inventory along with the strong demand continues to impact prices in Martin County.

There are currently 7 Crane Creek homes are under contract and awaiting settlement, priced from $299,500 to $619,000 or an average list price of $411,357 which is $141.53 per sq. ft. of living area.  These homes averaged 76 days on market before accepting the current offer.

In the past 12 months there have been 23 sales in Crane Creek with sales prices ranging from $203,029 to $700,000 for an average sales price of $392,570 or $123.23 per sq. ft. of living area. The average days on market was 93 with a 97% list to sales price ratio.

The December 2015 Monthly Market Detail Martin County Single Family Homes ended the year with weaker sales volume than last year, while prices continue to rise.  Year to year closed sales were down by 9.6% (was up 6.5% in November). New pending sales decreased by 10.6% as compared to December of 2014 (Increased by 4.9% in November).

Prices continue their upward march.  The median sales price was up by 5.3% from last year (up by 13.0% in November) while the average price increased by 18.4% (was up by 30.6% last month).  A little slower rate of appreciation as compared to last month, but still very strong growth in values.

The inventory of available single family homes increased from last month by 12 homes to 1141 units this month, and this inventory is 11.2% less than last December.  Current supply of homes is 4.9 months, for November of this year it was a 4.8 months supply. (This is a 21.0% decrease from last year).  Continuing as a strong sellers market.  The reduced inventory is the current cause of the slower sales volume.  Hopefully, with the increase in values there will be some increasing inventory in the months ahead.

There are 12 actively listed homes for sale in the Pinecrest Lakes community as of January 2016.  Listing prices range from $298,000 to $599,900 for an average list price of $475,024 which equates to an average of $173.01 per sq. ft. of living area.
There are 5 homes under contract and awaiting closing. The list prices of these homes range from $309,900 to $639,111 or an average list price of $461,851 which is $161.40 per sq. ft. of living area.  These homes averaged 84 days on the market before an accepted offer.
In the past 12 months, 36 homes have sold in Pinecrest Lakes with sales prices ranging from $197,000 to $449,000 or an average sales price of $361,747 which is $149.77 per sq. ft. of living area.  These sales averaged 140 days on market and sold at 96% of list price.

The Pinecrest Lakes community of Jensen Beach FL was first developed in the late 70’s and early 80’s during a time when the Martin County Commissioners were notoriously stringent and restrictive about new developments in the area. Consequently this community has a distinctive feel and flavor. All homes are on at least a 1/2 acre lot with many on larger 1 to 2 acre lots. None of the homes are identical and all types of construction and paint schemes are allowed.

As of January 2016, there are 2  homes available for sale with listing prices from $419,900 to $429,000 for an average list price of $424,450 which is a price per square foot of living area of $146.67.

As of January 2016 there are two condos available for sale in Portofino.  These two are listed for $84,900 and $150,000 for an average list price of $117,450 which equals $124.09 per sq. ft. of living area.

There are no condos pending at this time.

In the past 12 months, 7 Portofino condos have sold, ranging in sales price from $61,500 to $135,000 for an average sales price of $92,364 which equals a price per sq. ft. of $90.63.  The average days on market was 13 and the average list to sales price ratio was 95%.

Portofino condos remain in high demand and sales prices continue to rise.  Many of the units continue to be controlled by the former developer who has not released them for sale and continues to run a rental program.

December 2015 Monthly Market Detail Florida Single Family Homes

The December 2015 Monthly Market Detail Florida Single Family Homes improved only marginally from last December, but somewhat beter than last month.  Closed sales were up by 2.9% (was up by 1.9% in November) and new sales under contract (new pending sales) were down by 1.4% (was down by 2.8% in November).

Both median and average sales prices continue to rise ( December 2014 to December 2015) by 11.6% and 7.7% respectively, compared to November’s 13.6% and 9.6%.  Slightly slower rate of increase than for last mont.

The inventory of available homes for sale fell by 6.6% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For December there was only a 4.3 months supply of inventory, this is a sellers market with the advantage for sellers. (December of 2014 had a 5.2 month supply)
