The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. With only 4 actively listed condos, there’s just not that many options out there for buyers. Any one considering selling their Hobe Sound condo, the time couldn’t be better than right now.
The current absorption rate is 4 months (Last month it was 1.3 months). This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The November 2014 numbers were: 9 active listings, 4 pending sales and 4 closed sales. Much better volume last year. But there was over twice the inventory as well.

After a couple of months of increased inventory, the trend reversed for November.
The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 5.9 months (3.9 months in October). Just shy of a balanced market for November. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The numbers for November 2014 were: 243 active listings, 71 pending sales and 20 closed sales. Considerably better activity this year with a much reduced inventory.

The Jensen Beach FL 34957 Condo Market Report November 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic. Nice big jump in inventory for the month, bringing us closer to what we had last year. Though, activity this month was pretty weak.
The one month absorption rate for the November 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 18 months (from 6 months in October), bringing this segment of the Martin County condo market back into a strong buyers market for the first time in quite a while. A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.
The November 2014 numbers were: 38 active listings, 15 pending sales and 4 condos closed. Slightly weaker activity for Jensen Beach condos this year as compared to last.

The Stuart FL 34996 Condo Market of Stuart continues to do well. The inventory had a nice increase, now two months in a row, as well as an increase in the number of pending sales. Unfortunately, closed sales were off for November. Though, I suspect the number of sales will rise dramatically as we enter the season in the next few months.
The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 5.9 months from October’s 3.0 months. Approaching a balanced market after numerous months of a very strong sellers market. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.
The numbers for November 2014 were: 144 active listings, 48 pending sales and 24 closed sales. Much better closed and pending volume last year, though the inventory of available condos is still lower by a considerable margin.

There are currently 19 homes on the market in the Willoughby Golf Club, ranging in price from $219,900 to $1,850,000. The average listing price is $559,134 which equates to a price per sq. ft. of living area of $171.98.
There are 6 homes under contract which have not closed as this post was written. The list prices of these pending sales range from $359,900 to $785,000 for an average list price of $539,816 which equates to $171.10 per sq. ft. of living area. These homes averaged 44 days on market prior to going under contract.
In the past 12 months, 17 homes have sold in the Willoughby Golf Club. Sales prices ranged from $225,000 to $729,900 for an average sales price of $420,282 which equals $151.43 per sq. ft. of living area. Sales prices averaged 95% of list prices and these were on the market for an average of 122 days before receiving an accepted offer.

The 34996 zip code area of the Stuart Florida residential real estate market lost most of the increased inventory from last month. Much of it appears to have gone under contract with the increase in the number of pending sales. Unfortunately, closed sales were a bit disappointing.
The one month absorption rate for the 34996 zip code area of Stuart Florida for November continued to slide up to an atrocious 23.8 months as compared to October’s 13.4 months. A very strong buyers market for this section of Martin County. Though, with the big increase in pending sales, this may not be a very long lived phenomenon. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.
The numbers for November of 2014 were: 163 active listings, 31 pending sales and 16 closed sales. Fewer closed sales this year, while having a grater number of pending sales with less inventory.

The Stuart FL 34994 Condo market retreated a bit in November. While this is not unexpected as we are into the off season for condos, it is still less than last year at this time. Hopefully the increased inventory will result in some better activity as we come into the high season for condo activity.
The one month absorption rate increased to 7.4 months compared to last month’s 5.8. Back into a buyers market. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months. Meaning neither the buyers or sellers have an advantage in the real estate market.
Last November the numbers were 90 active listings, 27 pending sales, and 18 closed sales. Our current inventory surpassed last years’ which is a positive sign. Unfortunately closed and pending sales were not as strong as they were last year.

There are currently 70 homes on the market in Palm City Farms. Listing prices range from $60,000 to $4,900,000. The average listing price comes out to $619,986 (median $527,400) which is a per square ft. of living area price of $225.11 (median $178.11).
There are currently 22 homes under contract awaiting settlement. Listing prices ranged from $40,000 to $1,750,000, for an average of $516,799 which equals $160.00 per sq. ft. of living area. These homes averaged 121 days on the market prior to accepting the current offers.
In the past 12 months, 82 homes have sold in Palm City Farms with sales prices ranging from $20,000 to $813,000 for an average sales price of $327,983 or $135.08 per sq. ft. of living area. These sales averaged for 96% of the last listed price and were under contract in an average of 91 days after being listed.
If you’re looking for an area of secluded acreage, yet still be close to shopping, entertainment the beach and navigable waterways Palm City Farms may just be the dream setting you are looking for. Prices are currently more affordable than they have been in the past 5 or 6 years.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida swing back to an active month prior to the holiday season, with a very nice increase in closed sales. Inventory was up slightly and unfortunately the pending sales ( a sign of potential future activity) dropped a little.
The one month absorption rate for the 34994 zip code for November decreased to 5.1 months from last months 6.9 months, seesawing back and forth for the past few months, now back into a sellers market. A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
The November 2014 numbers were 77 Active Listings, 35 pending sales and 11 closed sales. Similar volume of closed sales as to last year, while having a lower inventory and also a lower number of pending sales.

As of December 2015, there are only 5 active listings for sale in Sunset Trace. List prices vary from $119,000 to $153,000 with an average list price of $159,900 which equals $109.79 per square foot of living area.
There are currently 5 homes under contract and awaiting settlement. The listing prices range from $102,000 to $139,900 for an average list price of $129,080 which equals $96.57 per sq. ft. of living area. These homes were on the market for an average of 45 days prior to accepting an offer.
In the past 12 months, 44 homes have sold in Sunset Trace. Sales prices ranged from $92,800 to $156,000 for an average sales price of $126,985 which equals $96.99 per sq. ft. of living area. These homes sold for an average of 96% of their final list price and were under contract within 30 days of their lost date.
Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL. Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.
