February 2016 Monthly Market Detail Martin County Townhouses and Condos continues with slower sales volume as compared to the past two years while continuing to show impressive price gains. Closed sales were down by 2.0% (was down by 20.2% in January) and new sales under contract (new pending sales) were down by 7.5% from February 2014 (decreased by 33.9% in January). These sales results are an improvement from last month.
The median sales price was up by 2.1% (was up by 39.1% in January) while the average sales price increased by 13.3% (was up by 36.8% in January) as compared to February of 2015.
The inventory of available townhouses and condos dropped by 57 units to 411 properties as compared to last month. The first drop after three straight months of increased inventory. This is still 13.8% below the February 2015 inventory. Currently, there’s a 4.1 month supply of inventory (a 10.9% decrease from last year). Still in a strong sellers market for townhouses and condos for Martin County. Signs are strong for another increase spurt in sales activity for this sector.

The February 2016 Monthly Market Detail Martin County Single Family Homes showing reduced volume of sales activity for February of 2016. Year to year closed sales were down by 11.8% (was up 6.0% in January). New pending sales decreased by 3.3% as compared to February of 2015 (Decreased by 16% in January).
But prices continue to rise as the median sales price was up by 8.9% from last year (up by 18.2% in January) while the average price increased by 5.1% (was down by 18.2% last month). As long as the inventory remains tight, prices will continue to rise.
The inventory of available single family homes decreased from last month by 113 homes to 1081 units for this month, and this is 5.0% less than last February. Current supply of homes is 5.2 months, for February of last year it was a 5.9 months supply. (This is a 11.9% decrease from last year). Continuing as a sellers market in Martin County. Still a sellers market for Martin County single family home sales.

The February 2016 Monthly Market Detail Florida Townhouses and Condos is now in a balanced market and not the super heated activity as we have experienced for the past two years. Closed sales were down by 5.4% as compared to last months decrease of 4.8% and new sales under contract (new pending sales) decreased by 10.5% (In January there was a 15.8% decrease).
The median sales price continued to rise, by 5.6% (up by 10.9% in January), while the average sales price decreased by 1.4% (was up 5.3% in January). Interestingly prices continue to rise despite the weaker volume of sales.
The inventory increased by 6.0% from February of last year. For February 2016 we have 6.3 months of inventory (was 5.9 months in January) also compared to 6.1 for February 2015. First time in two years that we are seeing an increase in inventory as well as being out of a sellers market.

For March 2016 there are 4 condos for sale in Renar River Place. List prices range from $199,900 to $499,900 for an average of $334,700 which works out to $185.21 per sq. ft. of living area.
There are two condos under contract which have not closed to date. List prices are $319,900 and $326,900 for an average of $323,400 or $209.73 pr sq. ft. of living area. These two condos averaged 78 days on market before accepting their contracts.
In the past 12 months, only one condo has sold in Renar River Place. This condo sold for $315,000 which equates to $204.55 per sq. ft. of living space. This was 94% of the final listing price and the sellers accepted this offer ater 289 days on market.
One of the few newer condo communities in Martin County. Renar River Place boasts spacious condos overlooking the Intracoastal Water Way (Indian River) right at the base of the Jensen Beach round about and causeway to Hutchinson Island. There are also some townhouse style condos associated with this complex along with a limited amount of commercial space, making this the perfect work and live destination.
Renar River Place is in a great location within an easy walk to all of the quaint shops and restaurants of Jensen Beach. HOA fees vary by the size of the condo and location, so please call us for the latest cost. This community is open to all ages and pets are also welcomed. For those wishing to use this location as an investment, liberal rental rules will allow some excellent returns.

These homes averaged 76 days on market prior to accepting these sales offers and sold for an average of 96% of the last listed price.
Located south on Mapp Road in Palm City is the community of Lake grove which is comprised of 64 homes built around a square shaped lake. Lake Grove lies in a lovely private location will all home sites on at least ½ acre of land.
Homes range in sizes from over 4,500 sq. ft. of living space with 5 bedrooms, 4 baths and a three car garage down to just over 2,000 sq. ft. homes with 3 bedrooms and two bathrooms and 2 car garages. As of March 2016, the Lake Grove HOA fees are a very reasonable $275 per quarter.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. February brought the second month of no condo sales, something that hasn’t happened since I’ve been tracking this market. With a small increase in inventory and pending sales, I expect to see at least one or two closed sales for March.
No possible absorption rate number for this month with zero sales, for December of 2015 it was 4 months. Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The February 2015 numbers were: 19 active listings, 5 pending sales and 3 closed sales. Our pending sales are the same as last year, otherwise there was better activity in 2015.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County had a very strong pending sales gain as compared to last month (and previous months), while after two months of increasing inventory. this month saw a decline. Closed sales were off for the month, but with the pending numbers so good, I expect to see increases for the next few months.
The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 7.6 months (6.1 months in January). Into a buyers’ market for February after last months balanced market. Though with the strong rise in pending sales I expect to go back into a sellers market in the next month or two. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The numbers for February 2014 were: 250 active listings, 98 pending sales and 35 closed sales. Much stronger pending sales this year and weaker closed sales along with a much smaller inventory of available homes.

The southernmost point of the peninsula lies approximately two miles west of the Atlantic Ocean via the St. Lucie Inlet. Hutchinson Island is to the east across the Indian River and the City of Stuart is to the west across the St. Lucie River.
