The one month absorption rate for the 34994 zip code for March dropped to 4.1 months from 5.3 months for February. A very strong sellers market for the 34994 zip code area of Stuart, FL. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
The March 2014 numbers were 76 Active Listings, 45 pending sales and 16 closed sales. Slightly better closed and pending volume from 2015, but it was also with a larger available inventory.

There are currently 70 active listings (Up by 14 homes since last month)

The single family real estate market in Sewalls Point had a surprising increase in inventory for March while sales remained unchanged, thus pushing the absorption rate higher. Pending sales were up slightly. There does seem to be increasing activity in Sewalls Point, though it does remain a slower moving market as many of the Sewalls Point properties are in the higher end range of the Martin County real estate market.
The current absorption rate rose to 11.7 months, in February it was 9.3 months. Still a great buyers market for Sewalls Point. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
Comparing the results to March of 2014, the inventory was 72 homes on the market, 17 pending sales and there were 3 closed sales. Better closed activity when compared to last year and the inventory is also approaching last years numbers.
Jensen Beach, FL is home to this Green Turtle Cove condo which has now been leased through the efforts of the BlueWater Realty Team of Stuart FL. This is an extended lease for $1,600 a month.

The Green Turtle Cove Condominium Complex is located just South of the Jensen Beach Causeway on Hutchinson Island in Martin County Florida. It lies directly across the street from the public beach in Jensen beach with guarded beaches, a snack bar and beach volleyball courts. Also, soon to break ground is a new luxury resort to be built on the grounds of the old Holiday Inn, also across the street.
Green Turtle cove consists of two 40 unit buildings. The South building was completed in 1973 and the North building shortly after in 1974. This complex in on the shores of the Indian River (Intracoastal Waterway) and has docks which are available to residents on a first come first served basis for the nominal fee of $25.00 a month. There’s also a lake on the grounds as well as a swimming pool, vehicle wash area and BBQ stations.
Each building has secured entry through a lobby and has elevator service to the four stories. There is reserved parking as well as an ample supply of guest spots. Each unit is 2 bedroom and 2 bath with 1,204 sq. ft. of living space under air and a generous balcony with views of either the lake, preserve, river and some with peaks of the ocean.
No pets are permitted in Green Turtle Cove, though there are liberal rental rules allowing part time residents to lower their cost of ownership by leasing out their condo for a few months a year. As of this writing, Condo and management fees are around $415 per month.
Currently Green Turtle Cove is one of the more affordable condos for those wishing both river and ocean access. (I’m told there is great fishing right from the private docks.)

There are currently 2 active listings on the market in Fairwinds Cove. The list prices are $178,000 and $195,000 for an average of $186,500 which comes out to $161.97 per square ft. of living area.
There are 2 condos currently under contract at this time. The list prices are $175,000 and $225,000 for an average list price of $200,000 or $181.49 per sq. ft. of living area. These two condos averaged 37 days on market prior to going under contract.
In the past 12 months, 8 condos have sold ranging in sales prices from $135,000 to $250,000 with an average sales price of $186,425 which is $153.94 per square foot and a list to sales price ratio of 93%. These condos averaged 177 days on market before going under contract.

The February 2016 Monthly Market Detail St Lucie County Townhouses and Condos had a difficult second month of 2016 with reduced sales volume as well as property prices when compared to last year. Closed sales were down 22.3% from last year (was down 4.9% in January) while new sales under contract (new pending sales) decreased by 24.1% (was down by 33.3% in January).
The median sales price decreased by 10.4% (up by 3.2% in January) while the average sales price was down by 7.2% (increased 10.0% in January). Not good news for sellers of townhouses and condos in St Lucie County.
The inventory of available townhouses and condos increased by 124 units from last month to 667 units, which is 2.5% greater than February 2015. The current supply of inventory increased to 6.6 months as compared to last month’s 5.9 months, which is still 4.8% more than last year. The St Lucie County townhouses and condos market is now back into a buyers market for at least this month. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

February 2016 Monthly Market Detail St Lucie County Single Family Homes continued into the second month of 2016 with weaker sales volume while still active and continued rising prices. Closed sales were down by 9.2% (in January they were down by 8.8%) and new sales under contract (new pending sales) decreased by 3.9% (they were down by 34.4% last month).
Both the median and average sales prices up by 17.2% and 14.6% respectively from last February (For January these numbers were 21.2% and 20.3%).
Active listings fell by 95 homes to 1,840 homes. This inventory is 5% greater than last year. The current supply of homes is at 4.1 months (a 13.9% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.
