August 2016 Market Update:

There are 6 condos currently for sale in the Kingswood condo community of Stuart FL.  Listing prices are from$55,000 to $107,900 for an average list price of $82,533 which equals $75.74 per sq. ft. of living area.

There are currently 2 condos under contract with list prices of $89,0000 and $99,900 for an average list price for these pending sales of $94,450 or $89.13 per sq. ft. of living area.  These two condos averaged 49 days on the market before going under contract.

23 condos have sold in the past 12 months.  Ranging in sales price from $47,500 to $103,000.  The average sales price was $73,243 which comes out to $67.92 per sq. ft. of living area.  These condos sold on average of 92 days on market days with sales prices at 92% of list price.

Kingswood Condos in Stuart FL

Kingswood Condos are located in the heart of Stuart and within walking distance of shopping, restaurants and medical facilities is the Kingswood Condominium complex of Stuart FL. Just a short ride out to the beaches or to historic downtown Stuart, this location is just difficult to beat.

Kingswood consists of 444 condominiums that were built from 1970 till 1995. There are various floor plans and sizes ranging from 2 Bedroom, 2 Bathroom condos with 1,236 sq. ft. of living area down to 1 Bedroom, 1 bathroom condos with 691 sq. ft. of living area.

Most of Kingswood’s buildings are two stories with condos on each floor, though there are three newer 4 story elevator buildings with some units offering views f the Saint Lucie River. There are three community pools in Kingswood.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory levels are at all time lows and it is quite remarkable that there is as much activity as there is in this small segment of the Martin County real estate market.

For July, 2016 the absorption rate is 1 month (it was 1.3 months in June).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that July not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2015 numbers were: 3 active listings, 6 pending sales and 1 closed sales.  Very similar numbers to last year with better closed sales for 2016..

The Jensen Beach FL 34957 Residential Market continues to perform as an extreme sellers market.  Though it may slow some as pending sales were off for July along with a big jump in inventory.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.9 months ( was 2.7 months in March).  A very extreme sellers market for Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The July 2015 numbers were: 108 active listings, 85 pending sales and 35 home sales closed.   Much better sales activity this year but better pending activity last year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Condo sales were off considerably for July.  Not totally unexpected as typically the summer months are the slow time for Palm City condo sales.

The current absorption rate for condos in the 34990 zip code area continued to rise to 20 months (was 16.3 months in July).   Now one of the few areas where it’s a strong buyers market in Martin County.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The July 2015 numbers were: 60 active listings, 7 pending sales and 6 closed sales.   Slightly better sales numbers last year, otherwise everything else is identical for this year.

There are no homes or condos under contract in the Palm Cove community of palm City as of August 2016.

In the past 12 months, 14 homes have sold in Palm Cove Yacht and Golf Cub with sales prices from $205,000 up to $1,800,000 for an average sales price of $593,304 or $176.07 per square foot of living area.  These homes were on the market for an average of 150 days prior to going under contract and sales prices averaged at 95% of the list price

In the main section, are the estate homes, town-homes at Island creek as well as the condos at ‘the Links’.   Homes range from 1500 sq. ft. town-homes with 2 bedrooms, 2 bathrooms and 2 car garages all the way up to 6,000 sq. ft. plus waterfront residences with 5 bedrooms, office, 6 and ½ bathrooms and 3 car garages.  Home owner (HOA) fees vary from section to section.  The estate homes run approximately $450 per month, while in the fairways section they are around $550 per month, but include landscaping.  For a complete list of fees, please give us a call.

The Palm City FL, zip code 34990 residential real estate market activity continues to be very strong.  Troubling for July is the sharp drop of pending sales which may indicate reduced sales volume for the near future.
The monthly absorption rate decreased slightly to to 4.6 months from 4.8 months in June.  Still in a strong sellers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2015 numbers were:  363 active listings, 162 pending sales and 71 closed sales.  We have just surpassed last year’s inventory numbers and have slightly better closed sale numbers, unfortunately not so strong with the pending sales.

 The July 2015 numbers were: 38 active listings, 12 pending sales and 10 closed sales.  Considerably greater inventory this year yet only similar sales figures.

Stuart Main Street is part of the Florida Main Street pro­gram, which is admin­is­tered by the National Main Street Cen­ter of the National Trust for His­toric Preser­va­tion. Florida Main Street’s mis­sion is to pro­vide the tools to Florida Main Street cities to revi­tal­ize their his­toric down­town cen­ters. They use the “Main Street 4-Point Approach,” as a blue­print to work with com­mu­nity lead­ers to bring about many small but pos­i­tive improve­ments. The Stuart FL 34996 Condo Market of Stuart regained the lost inventory from last month while showing a little weakness in closed sales.  This is not uncommon for the summer months for Florida condo sales.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 7.5 months from June’s 3.5 months.  Into a slight sellers’ market for July.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2015 were: 92 active listings, 42 pending sales and 16 closed sales.  An equal number of closed sales from last year though we have less pending sales on a larger inventory of condos for this year..

As of August, 2016:

There are currently 2 active listings for sale in Danforth.  The list prices for these Danforth homes are $479,000 and $489,000 for an average list price of $484,000 or $177.10 per sq. ft. of living area.

3 homes are currently under contract.  The list prices of these pending sales range from $349,900 to  $449,900 with the average being $403,233 which equates to an average price per sq. ft. of living area of $153.90.  These 3 homes averaged 62 day on the market before going under contract.

In the past 12 months 18 homes have sold in Danforth.  The sales prices ranged from $340,000 to $431,000.  The average sales price was $382,989 or $158.59 per sq. ft. of living area.  These sold listings averaged 49 days on the market before going under contract and sold at 98% of the list price.

Danforth in Palm City Florida is wonderful family subdivision with 335 homes of all sizes and shapes with a wonderful family friendly neighborhood feel.  Well located in palm City off SW Martin Highway and within walking distance of both the Palm City Elementary and Hidden Oaks Middle Schools.  Both of these schools are top rated in the Martin County school system as well as in the State of Florida.

Many homes are lakefront with beautiful views and a wonderful private feeling, yet this community is within a mile of the new Publix and also close to restaurants and medical facilities.  Easy access to downtown Stuart as well via the new Veteran’s Memorial Bridge from Palm City to Stuart.  Also just a couple of minutes to Florida’s Turnpike for those wishing to either commute or to make a short trip to West Palm Beach or other points just North or South.

Danforth features low HOA fees of $328.00 per quarter (as of July 2016).  Construction in Danforth was first completed in 1990 with most homes dated from then to the late 1990’s and at least one home completed in 2001.  This planned unit development (PUD) was developed by Danforth Development Inc. and various builders took part in the construction of the homes.  Here is the Danforth Home Owners Association web site.  Danforth just added an remote code controlled entry gate system in 2014.

The one month absorption rate for the 34996 zip code area of Stuart Florida for July increased to 6.3 months as compared to June’s 6.1 months.  Still basically a balanced market for the 34996 zip code area of Stuart FL.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for July of 2015 were: 135 active listings, 34 pending sales and 11 closed sales.  We have a greater inventory this year along with increased market activity.

There are currently 4 homes under contract ranging in list price from $309,900 to $380,000.  The average list price of these pending sales is $347,225 or $168.10 per sq. ft. of living area.  These homes averaged 113 days on market before going under contract.

35 homes have sold in the past 12 months.  Ranging in sales price from $159,900 to $1,100,000.  The average sales price was $392,120 which comes out to $159.91 per sq. ft. of living area.  These homes sold on average in 66 days with sales prices at 95% of list price.

The Stuart FL 34994 Condo market entered the summer doldrums for the month for July of 2016.  Closed sales were down significantly while pending sales remained strong on reduced inventory levels.

The absorption rate for July jumped to 7.4 months compared to last month’s 2.8.  Popping back into a buyers’ condo segment of Stuart’s 34994 zip code area.  This is not totally unexpected as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 84 active listings, 23 pending sales, and 20 closed sales.   Better closed numbers for 2015, but pending sales are a bit better this year and it’s with less inventory.
