The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We have finally seen a small increase in inventory as well as pending sales which should show increased activity in future months.

With no sale for November, the absorption rate cannot be determined.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that November not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The November 2015 numbers were: 4 active listings, 1 pending sales and 1 closed sales.  It’s very difficult to make meaningful comparisons with such low numbers of sales and inventory.

There are no condos under contract in Green Turtle Cove on Hutchinson Island in Jensen Beach.

In the past 12 months, only one condo has sold in Green Turtle.  The sales price was $245,000 or $181.89 per sq. ft. of living area.  This condo went under cotract 54 days after being listed and sold for 98% of list price.

The Green Turtle Cove Condominium Complex is located just South of the Jensen Beach Causeway on Hutchinson Island in Martin County Florida.  It lies directly across the street from the public beach in Jensen beach with guarded beaches, a snack bar and beach volleyball courts.  Also, soon to break ground is a new luxury resort to be built on the grounds of the old Holiday Inn, also across the street.

Green Turtle cove consists of two 40 unit buildings.  The South building was completed in 1973 and the North building shortly after in 1974.  This complex in on the shores of the Indian River (Intracoastal Waterway) and has docks which are available to residents on a first come first served basis for the nominal fee of $25.00 a month.  There’s also a lake on the grounds as well as a swimming pool, vehicle wash area and BBQ stations.

Each building has secured entry through a lobby and has elevator service to the four stories.  There is reserved parking as well as an ample supply of guest spots.  Each unit is 2 bedroom and 2 bath with 1,204 sq. ft. of living space under air and a generous balcony with views of either the lake, preserve, river and some with peaks of the ocean.

No pets are permitted in Green Turtle Cove, though there are liberal rental rules allowing part time residents to lower their cost of ownership by leasing out their condo for a few months a year. As of this writing, Condo and management fees are $420 per month (as of December 2016).

Currently Green Turtle Cove is one of the more affordable condos for those wishing both river and ocean access.  (I’m told there is great fishing right from the private docks.)

July 2016 update:  An upscale resort hotel is scheduled to open in late 2016 or early 2017 across the street on the ocean side.

 The Jensen Beach FL 34957 Condo Market Report for November slowed abruptly after a pretty good previous month.  Sales were off by a significant amount while the inventory rose as well.  Hopefully this market will soon see increased activity as we head into the winter season.

The one month absorption rate for the November 2016, Jensen Beach Florida Market Report ZIP Code 34957 jumped to 14.2 months (from 5.8 months in October), moving the Jensen Beach condo market into a buyers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The November 2015 numbers were: 36 active listings, 17 pending sales and 2 condos closed.  We had a change in reporting data collection methods and are now including all condos in the 34957 zip code which increases the sampling data base, so the comparisons from last year are not valid.

Sailfish Cove is located on Hutchinson Island in Jensen Beach FL. It is also known as Rigels Cove as the name was changed to Sailfish Cove just a little over a year ago. Just a little under a mile to the south of the Jensen Beach Causeway on the shores of the Intracoastal Waterway (also known as the Indian River).

Sailfish Cove was first developed in 1993 and only 11 homes make up this small subdivision with all homes having ocean access waterfront docks. Home sizes range from just under 3,000 sq. ft. of living area up to almost 5,000 sq. ft.   HOA fees are approximately $400 a month as of July 2016. These fees include lawn and landscaping, maintenance of the common areas and the gate.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 rose to 4.9 months ( was 4.6 months in October).  Still in a sellers’ market for the Jensen Beach residential real estate segment.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The November 2015 numbers were: 122 active listings, 70 pending sales and 18 home sales closed.  Sales continue to be stronger as compared to 2015 but the inventory is up sharply and pending sales are lower.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market. Inventory has continued to rise while for this month sales were off making for a pretty strong buyers market.  The bright note is an improved pending sales volume.

The current absorption rate for condos in the 34990 zip code area jumped up to 40 months (was 15.2 months in November). Currently an extreme buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The November 2015 numbers were: 53 active listings, 8 pending sales and 8 closed sales.   Only the pending sales activity is improved when comparing last year’s activity.

In the past 12 months, 4 condos have sold in River Village.  Sales prices ranged from $235,000 up to $300,000 for an average sales price of $276,250 or $278.30 per sq. ft. of living area.  These condos sold for an average of 95% of the last listing price and were on the market for an average of 140 days prior to accepting a contract.

And some regions of the country and world also offer fanciful and beautiful Christmas houses and specialty inns open to the public; from Skip’s Christmas House and Florist in (appropriately enough) Holiday, Florida, to the Inn at Christmas Place in Pigeon Forge, Tenn., and Tom and Jerry’s Christmas House in San Francisco.

The bright spirit and ebullient adornments associated with the holiday season often bring out the best in people—even those who are attending to the serious business of buying a home. So if you happen to be a home seller who is hosting open house events during the season of giving, you may want to convert your residence into a Christmas house:

1. Decorate. Throw a few extra ornaments and an extra line of vibrant garland around your ceremonial tree, ensuring that your Christmas tree serves to (yuk, yuk, yuk) spruce up the overall lovely look and festive feel of the home up for sale.
