The single family real estate market in Sewalls Point retreated slightly after a strong March.  Still, better activity than last year, but it could be stronger.

The absorption rate rose to 9.3 months, in March it was 7.3 months.  Still a strong buyers’ market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April 2016, the inventory was 68 homes on the market, 19 pending sales and there were 3 closed sales.  Similar inventory and pending sales as compared to last year with better closed sales for this April.

St Lucie County Townhouses and Condos March 2017 Market Detail

The St Lucie County Townhouses and Condos Market Detail for March 2017 showed another month of strong gains.  Closed sales were up by 16.1% from last year (was up 1.4% in February) while new pending sales decreased by 0.6% (was up by 5.8% in February).

Values continue to rise impressively with the median price up by 28.0% (was up by 41.6% in February) while the average sales price increased by 13.3% (was up by 17.5% in February).  I’ve been expecting prices to moderate for some time so these increases are surprising.

The inventory of available townhouses and condos decreased by 36 units from last month to 569 units, which is 13.1% less than March 2016. The current supply is 5.9 months, which is 10.6% lower than the 6.6 months of inventory last year.  The St Lucie County townhouses and condos is slipping back into a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

For may 2017 there are two homes available for sale in Coral Lakes in Stuart FL.  These homes are listed for $305,000 and $390,000 for an average of $347,500 which is equal to $158.32 per sq. ft. of living area.

There is one home currently under contract in Coral Lakes.  This home was listed for $272,000 or $154.90 per sq. ft. of living area and was on the market for 32 days before going under contract.

Only one home has sold in the past 12 months Coral Lakes.  This home sold for $251,000 or $103.51 per sq. ft. of living area. It was on the market for only 6 days before going under contract  and sold for 108% of the list price.

As of May 2017, there are 3 condos available in the Poplleton Creek community of Stuart, FL. List prices range from $129,900 up to $165,000 for an average list price of $147,967 which is $124.18 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, there have been 8 sales.  Sales prices ranged from $34,100 up to $115,000 for an average sales price of $72,106 or $73.14 per sq. ft. of living area.  These condos averaged only 17 days on the market before going under contract and sold for an average of 95% of list price.

Conveniently located just west of US-1 (Federal Highway) on Kanner Highway and close to downtown Stuart is the Poppleton Creek Condo Complex.

 This community consists of two sections.  One is a more traditional type of condo building with units consisting of mostly 2 bedroom condos and a few 1 bedroom units built in 1974 with approximately 875 sq. ft. of living area.  There is also a newer section built in 1981 with 1,250 sq. ft. condos that are more like townhomes with 2 bedrooms and 2 bathrooms.

The newer section, which was completed between the years of 1984 and 1985 is referred to as the Gardens at Poppleton Creek and consist of a more open plan that are all 1,164 sq. ft. of living area with 2 bedrooms and 2 bathrooms.

Some units in booth the newer sections look out and are along the shores of Poppleton Creek which has ocean access through the Saint Lucie River.  There are docks available in Poppleton Creek that are only suitable for smaller boats as the waters are fairly shallow and one must travel under the Palm City road bridge which only has limited clearance. There is also a place for kayak storage and launching.

One medium sized pet is allowed (under 35 lbs.) and rentals are also allowed with restrictions.  There is ample parking but no commercial vehicles are allowed.  Units do have washer and dryer hookups for in home laundry.

There are two community pools and unfortunately no sports courts at this time.  All ages are welcome and children currently attend the J.D. Parker Elementary School, Stuart Middle School and the Jensen Beach High School.

Condo association fees as of January 2017 range from $236 to just over $411 per month depending on the section and size of the condo.

St Lucie County Single Family Homes Market Detail for March 2017 showed improved activity for the month.  Closed sales were up by 11.6% (in February they were up by 5.1%) and new sales under contract (new pending sales) increased by 4.4% (they were down by 0.5% last month).

Prices continue to show very strong increases.  The median and average sales prices up by 15.7% and 14.9% respectively from last March (For February these numbers were up 18.2% and 16.6%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 74 homes to 1,740 homes.  This inventory is 8.0% lower than last year.  The current supply of homes is at 3.9 months (was 4.1 months for February)  This is 4.9% lower than last year.  The St Lucie County single family home market remains a strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

In the past 12 months, 16 condos have sold in the Princess.  Sales prices ranged from $215,000 up to $470,000 for an average sales price of $310,650 or $218.64 per sq. ft. of living area.  These condos were on the market for an average of 83 days before going under contract and sold for an average of 97% of the last list price.

The Princess of Hutchinson Island is one of the more elegant high rise condominiums on Hutchinson Island in Jensen Beach.  Located just North and East of Nettles Island and just 2 miles North of the Jensen Beach Causeway this 20 story condominium has both 3 bedroom, 2 bathroom condos and 2 bedroom, 2 bathroom condos with varying floor plans from 1,209 sq. ft. to spacious 1,716 sq. ft. units.
