The North River Shores August 2017 Market Update for Stuart Florida:

There are currently 9 active listings in North River Shores.  List prices range from $360,000 up to $1,095,000.  The average list price is $640,631 based on $273.75 per square foot of living area.

3 homes are under contract (pending sales). List prices were from $349,900 up to $459,900 for an average of $413,233 which equates to a $172.96 price per sq. ft. of living area.  These homes averaged 82 days on the market before going under contract.

In the past 12 months, 24 homes have sold in North River Shores at an average sales price of $480,238 or at $221.88 per square foot of living area. Sales prices ranged from a low of $225,000 up to $1,850,000 and sales averaged 96% of the list price.  These homes were on the market for an average of 96 days prior to accepting the offers that lead to the sale.

 As of August 2017, there are no homes on the market in the Foxwood equestrian community in Stuart, FL.

There are also no homes under contract at this time.

In the past 12 months there were 6 sales in this sought after Stuart community.  Sales prices ranged from $300,000 to $445,000 for an average of $387,483 which equals $150.54 per sq. ft. of living area.  These sales averaged a sales price of 97% of the last list price and took an average of 86 days on the market before going under contract.

Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity remains pretty slow for Palm City condos and remains a difficult market for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area jumped to 37.5 months (was 12.5 months in June).  An extreme buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The July 2016 numbers were: 60 active listings, 7 pending sales and 3 closed sales.   Invenory has increased from last year and activity is slightly slower as well.

For late August 2017 there are 38 properties for sale in Mariner Sands.  These 38 properties include a mix of condos and homes.  The list prices range from $144,900 up to $599,000 for an average list price of $341,821 which works out to $139.51 per sq. ft. of living area.

There are 10 homes under contract (pending) which have not completed the sales process to date.  List prices were from $225,000 up to $675,000 for an average of $$403,560 or $159.07 per sq. ft. of living area.  These homes averaged 119 days on market prior to going under contract.

In the past 12 months, 42 homes and condos have sold.  Sales prices ranged from $128,000 up to $600,000 for an average sales price of $372,121 which equals $141.60 per sq. ft. of living area.  These homes averaged 111 days on the market before going under contract and sold on average at 92% of the last listed price.

Monthly HOA fees vary greatly depending on the home’s location and for condos.  Golf membership is not mandatory but social membership is and is included in the monthly HOA (Home Owners’ Association) or COA (Condo Owners’ Association) dues.  These social fees are $2080.00 per quarter.  Currently (as of October 2016) there’s a one time non-refundable capitol contribution of $20,000 for anyone purchasing a Mariner Sands residence.

The Palm City FL, zip code 34990 residential real estate market remains very active.  Interestingly, inventory levels are above last year, which is not the current trend in the county.
The monthly absorption rate inched up to 4.1 months from 4.0 months in June.  Still a sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2016 numbers were:  383 active listings, 120 pending sales and 83 closed sales.  Stronger activity for this year with a slightly higher inventory of homes for sale.
