The Jensen Beach FL 34957 Residential Market continues to be an active market with strong sales volume.  Unfortunately, there was a drop in pending sales this month which may have an effect on closed sales for the near future.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.8 months ( was 5.8 months in April).  An even stronger seller’s market for Jensen Beach homes than last month.   A 6 to 7-month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The May 2018 numbers were: 159 active listings, 90 pending sales, and 60 home sales closed.  A second consecutive month of better activity last year even though there is a greater number of homes available for sale in Jensen Beach this year.

As of June 2019, there are 6 homes for sale in Sunset Trace.  These homes have list prices from $152,900 up to $259,900.  This is an average list price of $180,367 or $136.23 per square foot of living area.

There are 4 homes under contract and awaiting settlement.  The list prices ranged from $169,900 up to $209,000.  This works out to an average list price of $184,450 which equals $135.72 per sq. ft. of living area.  These homes were on the market for an average of 35 days prior to going under contract.

In the past 12 months, 48 homes have sold in Sunset Trace.  Sales prices ranged from a low of $135,000 up to $220,000.  This equals an average sales price of $164,755 or $124.69 per sq. ft. of living area.  These homes sold for an average of 97% of list price and went under contract in an average of 38 days of being on the market.

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full-size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.  May showed a nice rise in activity for these communities.

The current absorption rate for condos in the 34990 zip is 8.5 months (was 7.1 months in April).  Shifting into a more pronounced buyer’s market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The May 2018 numbers were: 87 active listings, 11 pending sales, and 9 closed sales.  Very similar activity to last year but with a significantly lower number of available condos for sale.

The monthly absorption rate rose to 3.6 months from 5.0 months in April.  Dropping to even a more extreme seller’s market for the Palm City zip code 34990 area.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The May 2018 numbers were:  340 active listings, 176 pending sales, and 106 closed sales.  All in all, considerably better activity last year with a reduced number of homes available to purchase.

     The absorption rate dropped to 2.7 months in May compared to 3.2 months for April.  Continuing as an even stronger seller’s market for condos in the 34997 zip code of Stuart FL.  A 6 to 7-month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The May 2018 numbers were: 50 active listings, 26 pending sales, and 17 closed sales.  Continuing stronger sales volume year to year in this segment of the Stuart condo real estate market.

In June 2019, there are 2 homes for sale in the River Watch community of Hutchinson Island in Jensen Beach FL.  The list prices of these homes are $489,000 and $550,000.  This is an average list price of $519,500 which works out to $332.35 per sq. ft. of living area.

There aren’t any homes currently under contract.

Located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line, there is a wonderful small community by the name of River Watch.  These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area and your very own private dock and access to the Intracoastal Waterway which is also known as the Indian River.  There are 30 homes in this community which is adjacent to the Windmill Village community and shares the Aqua Ra Road which accesses both subdivisions from A-1-A.

Most of these homes are waterfront with access to the Intracoastal Waterway, but suitable mostly for shallower draft vessels and the unusual stipulation that they access the river without the use of gas motors, so only human or electric power for that initial stretch of water.

     The absorption rate rose to 3.4 months (was 2.9 months for April).  Still in an extreme seller’s market for the 34997 zip code area of Stuart for May 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for May, were: 259 active listings, 156 pending listings, and 93 closed sales.  There’s slightly better sales volume this year and slightly lower pending sales.  Though, we have a considerably greater inventory of available homes for sale in this segment of the Stuart residential real estate market.
