For September 2019, the St Lucie County Single Family Home Market had stronger sales activity when compared to last year. Closed sales were up by 24.0% (in August they were down by 1.5%) and new sales under contract (new pending sales) increased by 17.7% (they were up by 1.7% last month).

Prices were also up for the month.  The median sales price was up by 3.5% (was up by 4.4% in August).  The average sales price was up by 5.1% (it was up by 1.8% in August).

The number of available home listings increased by 52 homes to 1,733 homes.  This inventory is 3.1% smaller than last year.  The current supply of homes is 3.6 months (it was 3.7 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos September Market Report had mixed sales activity when compared to last year.  Closed sales for the month were down by 17.8%.  They were up by 1.2% in August.  While new sales under contract (new pending sales) were up by 17.5% from September 2018.  They decreased by 19.6% in August.

Prices were up significantly for September.  The median sales price increased by 16.8% (was down by 11.7% in August) while the average sales price increased by 29.0% (was down by 19.1% in August).

The inventory of available townhouses and condos decreased by 25 units to 335 properties.  This is a 3.2% smaller inventory then we had for in September 2018.  Currently, there’s a 3.7 month supply of inventory (compared to 3.0 months for September 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes September 2019 Market Report showed slightly stronger sales activity when compared to last September.  Closed sales were unchanged from last month (were down by 9.2% in August).  While new pending sales increased by 8.9% as compared to September 2018 (they decreased by 2.9% in August).

Prices were up significantly for September.  The median sales price was up by 18.9% from last year (up by 2.5% in August) while the average sales price increased by 24.9% (was down by 12.5% last month).

The inventory of available single-family homes decreased from last month by 66 homes to 871 units for September,  this is a 0.3% less inventory than last September.  The current supply of homes is 4.5 months.  For September of last year, it was a 4.3 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For September 2019, Florida Townhouses and Condos had mixed sales results when compared to last September.  Closed sales were up by 6.1% as compared to last month’s decrease of 2.9%.  New sales under contract (new pending sales) decreased by 0.4% (In August there was a 1.4% decrease).

Prices, though, were up for September.  The median sales price was up by 5.8% (was up by 2.7% in August), while the average sales price increased by 1.3% (was up 3.1% in August).

The inventory of active listings decreased by 0.6% from September of last year.  We now have 5.3 months of inventory which is the same as the 5.3 months for September 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Estuary of Stuart FL contains both homes and condos.  Here is the October 2019 market report for this gated community:

Homes

There are 3 homes for sale in the Estuary.  List prices range from $349,900 up to $919,000.  This is an average list price of $561,300 which equals $236.09 per sq. ft. of living area.

There is 1 home currently under contract.  The list price was $299,999 or $189.75 per sq. ft. of living area.  This home was on the market for 11 days before going under contract.

In the past 12 months, 5 Estuary homes have sold.  Sales prices ranged from $269,900 up to $672,100.  This equals an average sales price of $385,400 which works out to $190.74 per sq. ft. of living area. These homes sold for an average of 95% of list price and went under contract in an average of 166 days.

Condos

There are 2 condos currently available for purchase in the Estuary.  List prices are $159,900 and $349,000.  This is an average list price of $254,450 or $200.16 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, 4 condos have sold in the Estuary.  Sales prices were from $164,000 up to $182,500.  This equals an average sales price of $172,188 which works out to $163.68 per sq. ft. of living area.  These condos averaged 18 days on the market and sold for an average of 96% of list price.

The Estuary of Stuart FL

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.
The Estuary of Stuart Florida is very conveniently located on the banks of the North Fork of the Saint Lucie River, just minutes from the Treasure Coast Mall and the shopping and dining areas of the US-1 corridor in Jensen Beach.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.  In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.

Florida Single Family Homes September 2019 Market Report

The Florida Single Family Home sales showed improved activity from the same period last year.  The closed sales were up by 11.5% (were up by 3.2% in August) and new sales under contract (new pending sales) were up by 4.5% (were up by 1.3% in August).

Prices were also up for September.  The median sales price rose by 5.3% (it was up by 4.2% in August) and the average sales price was up by 4.9% (it was up by 3.2% last month).

The inventory of available homes for sale decreased by 5.7% from last year.  This is a 3.6 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (September 2018 also had a 3.6 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  As a result, it is difficult to track such small numbers though this market remains quite active.

The absorption rate for Hobe Sound condos was 2.0 months for September (it was 1.8 months for August).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The September 2018 numbers were: 7 active listings, 1 pending sales, and 3 closed sales.  It’s difficult to make meaningful comparisons with last year when there’s such a small sampling of condos in Hobe Sound.   While, there was some increased activity this year.
