In December 2019, there are 2 homes for sale in the River Watch community of Hutchinson Island in Jensen Beach FL. The list prices of these homes are $449,000 and $550,000. This is an average list price of $499,500 which works out to $318.65 per sq. ft. of living area.
There aren’t any homes currently under contract.
There have been no sales in River Watch in the past 12 months.
River Watch is ocated only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line. These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area. Many homes have private docks and access to the Intracoastal Waterway which is also known as the Indian River. There are 30 homes in this community off of Aqua Ra Road which accesses both subdivisions from A-1-A.
Most of these homes are waterfront with access to the Intracoastal Waterway. Suitable mostly for shallower draft vessels and the unusual stipulation that they access the river without the use of gas motors. Thus, only human or electric power for that initial stretch of water.
River Watch residents also have easy access to the beautiful beaches on Hutchinson Island. Simply by walking across the street to their private beach. Or a short ride to many of the public access beaches available in both Saint Lucie and Martin County beaches.
This is a non-gated community with a very reasonable HOA fee which includes your landscaping as well as basic cable TV.
An excellent location makes it easy to go grocery shopping, boating, spend days on the beach, restaurants. Enjoy all the wonderful amenities offered on the Treasure Coast of Florida.

The St Lucie County Townhouses and Condos market for November 2019 showed mixed activity as compared to last year. Closed sales were up by 12.6% from last year (were down by 17.5% in October). New pending sales were down by 1.1% for November (they were up by 13.9% in October).
Prices were up for November, though at a reduced rate. The median price increased by 3.3% from last year (was up by 0.2% in October) while the average sales price increased by 2.7% (was down by 6.6% in October).
The inventory of available townhouses and condos increased by 5 units from last month to 581 units, which is 6.2% greater than November 2018. The current inventory is 6.0 months, as compared to 5.3 months of inventory last year. The St Lucie County townhouses and condos real estate market continues to be in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

For November 2019, the St Lucie County Single Family Home Market had improved sales activity when compared to last year. Closed sales were unchanged (in October they were up by 15.8%) and new sales under contract (new pending sales) increased by 22.3% (they were up by 15.2% last month).
Prices were also up for the month. The median sales price was up by 9.8% (was up by 6.4% in October). The average sales price was up by 10.8% (it was up by 0.3% in October).
The number of available home listings increased by 10 homes to 1,761 homes. This inventory is 10.0% smaller than last year. The current supply of homes is 3.7 months (it was 4.2 months last year). The St Lucie County single-family home market remains in a strong sellers’ market. A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos November Market Report had decreased sales activity when compared to last year. Closed sales for the month were down by 7.5%. They were up by 9.8% in October. While new sales under contract (new pending sales) were down by 16.1% from November 2018. They increased by 18.5% in October.
Prices, however, continued to rise for November. The median sales price increased by 12.5% (was up by 16.8% in October) while the average sales price increased by 3.9% (was up by 29.0% in October).
The inventory of available townhouses and condos increased by 3 units to 373 properties. This is a 5.7% larger inventory then we had in November 2018. Currently, there’s a 4.1 months supply of inventory (compared to 3.5 months for November 2018). Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For December 2019, there are 10 homes available to purchase in the Retreat of Hobe Sound, ranging in price from $289,000 up to $465,000. This is an average price of $349,503 which equals $208.30 per square foot of living area.

As of December 2019, there are 10 active listings in Vista del Lago in Stuart FL. The list prices ranged from $59,900 up to $139,000 for an average list price of $92,679 which equals $113.47 per sq. ft. of living area.
There are 4 condos currently under contract which have not closed yet. List prices ranged from $59,900 up to $107,000. This is an average list price of $87,675 which works out to $100.47 per sq. ft. of living area. These condos were on the market for an average of 95 days before going under contract.
28 condos have sold in the past 12 months. Sales prices were from a low of $56,000 to a high of $131,000 with the average sales price being $86,664. This equals $102.10 per sq. ft. of living area. The average days on market was 60 and these condos sold on average at 96% of list price.
The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart. This attractive complex is very conveniently located near shopping, restaurants and a quick drive to either downtown Stuart or Jensen Beach. Just a few minutes more and you can be on the Ocean in either Stuart or Jensen Beach.
Vista del Lago condos were first built in 1974 and the last one was completed in 1979. All the buildings are two stories and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units. The Martin County Single Family Homes November 2019 Market Report had a surprisingly strong month of sales activity when compared to last November. Closed sales were up by 27.0% from last month (were up by 1.5% in October). While new pending sales increased by 10.7% as compared to November 2018 (they increased by 18.0% in October).
Prices were down for November. The median sales price was down by 6.6% from last year (was up by 0.9% in October) while the average sales price decreased by 0.7% (was down by 2.6% last month).
The inventory of available single-family homes decreased from last month by 34 homes to 864 units for November, this is 11.5% less inventory than last November. The current supply of homes is 4.4 months. For November of last year, it was a 4.8 months supply. We remain in a seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Ballantrae is a gated community of over four hundred homes located in Port Saint Lucie, Florida. For November 2019, Florida Townhouses and Condos had mixed sales results when compared to last November. Closed sales were down by 6.3% as compared to last month’s decrease of 0.5%. New sales under contract (new pending sales) increased by 8.6% (In October there was a 4.2% increase).
Prices, though, were up for November. The median sales price was up by 5.4% (was up by 5.8% in October), while the average sales price increased by 1.9% (was up 2.9% in October).
The inventory of active listings decreased by 7.1% from November of last year. We now have 5.5 months of inventory as compared to 5.7 months for November 2018. Remaining in a seller’s market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Almost every home has waterfront dockage available in an intricate network of deepwater canals. Some select homes with wide views of the Saint Lucie River. A community boat ramp is also available. Everything a boater would want!
The homeowner’s association is very reasonable at only $80 per year and is voluntary. Most of this fee goes towards a number of great community get-togethers throughout the year and for dredging the canals to a 5′ or greater depth. These two neighboring communities are in the ‘A’ rated Martin County school system with local children currently zoned fir Bessey Creek Elementary, Hidden Oaks Middle and Martin County High Schools.
There are no fixed bridges to the open Ocean. The canals are maintained and dredged to a 5’+ depth. In recent years sewer and city water have been brought to these 2 communities. This has resulted in the transformation taking place in these waterfront neighborhoods with larger and more modern homes.
Those looking for affordable waterfront in the Martin County area may want to act sooner than later as current prices have been rising rapidly.

The Florida Single Family Home sales continue to have improved activity from the same period last year. The closed sales were up by 6.1% (were up by 5.2% in October) and new sales under contract (new pending sales) were up by 14.4% (were up by 13.3% in October).
Prices were also up for November. The median sales price rose by 3.9% (it was up by 3.6% in October) and the average sales price was up by 13.1% (it was up by .5% last month).
The inventory of available homes for sale decreased by 10.5% from last year. This represents a 3.6 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (November 2018 had a 4.1 months supply) A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory. Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

In the past 12 months, 6 condos have sold in Beachwalk. The sales prices ranged from $320,000 up to $360,000. This is an average sales price of $335,083 which is $246.65 per sq. ft. of living area. These condos sold for an average of 96% of the listed price and also took an average of 94 days on market prior to receiving an acceptable offer.
Beachwalk in Indian River Plantation is a condo complex with 56 2 bedroom, 2 bathroom condos of either 1,253 or 1,274 sq. ft. of living area. The Beachwalk complex was built in 1993 making it one of the newer areas of Indian River Plantation on Hutchinson Island.
Beachwalk is only steps away from the beach, tennis courts, and golf course that is available through the Marriott at Hutchinson Island resort beach club. Enjoy evening cocktails and a snack at the Tiki Bar by the beach or take the free tram to the Marriott Hotel for a great meal at any time of the day.
