Mixing the Right Ingredients for a Sale

There are three basic ingredients in the recipe for selling your Stuart, Florida home: location, condition, and price.  Sellers can’t control the location and have some control on condition but have the most control over that final ingredient, price.  If a home isn’t selling after a couple of months, that element will likely need some adjustment.

Generally, if your home isn’t selling in the average amount of time that others on the market are, overpricing is the probable culprit.  Deciding how much to adjust your asking price will depend on a reevaluation of your local neighborhood market.

Even if you’re confident that you priced fairly and correctly from the beginning, you may find yourself overpriced if local conditions in your Stuart, Florida neighborhood have declined or not seen any recent improvement.  Now may be the time to consult with your real estate agent and ask for a new CMA, or Comparative Market Analysis.

The CMA will report the current asking prices, current selling prices, and prices for homes whose listings have expired.  Forget about comparing asking prices, because the market has not yet shown if those will sell or not.

Prices at which homes did sell are a good figure to heed, but you’ll also learn a lot from the prices at which homes did not sell, or expired.  After your agent’s explanation of the CMA, make sure your new price reduction is in line with final sales prices and well below the expired listing prices.

Hobe Sound in Martin County, Florida


Hobe Sound is the southern part of Martin County.  Located on the Atlantic Coast, south of Stuart amd north of Jupiter, Hobe Sound stretches along the coast between Port Salerno and Jonathan Dickinson State Park and includes Jupiter Island (one of the most prestigious and expensive places to live in the entire United States). The western border is not clearly defined though most development drops off only a few miles inland at Powerline Road where the current urban services boundary ends.

Hobe Sound was named after the Jove or Jobe Indians, a Native American group that occupied the area prior to the arrival of European explorers.  The Spanish pronounced it ‘Ho-bay’ and the name has now evolved to be Hobe (pronounced as it would rhyme with robe).

The earliest recorded European contact appears to be from 1696 when the British ship ‘Reformation’ sailing from Jamaica to Philadelphia sank in the area.  The 25 passengers and crew made it ashore and received aid from the Jove Indians.  One of the notable passengers, Jonathan Dickenson, was a passenger on the Reformation and now a beautiful large park and nature preserve in Hobe Sound, bears his name.


It was just after the start of the 20th century that Hobe Sound started to grow with the Florida East Coast Railroad of Henry Flagler coming through the area.


Today, Hobe Sound consists of a wonderful downtown area with quaint shops and restaurants.  Numerous types of residential areas from multi-million dollar homes on Jupiter Island, to upscale Yachting Communities, Golf Course communities and very modest manufactured home communities.  With quick and easy access to Palm Beach County and parts South as well as Stuart to the North, Hobe Sound is a truly desirable area to visit or call home.

The condo situation is a bit more complex in Martin County as we have a wide array of products available. While the trend is definitely positive, we feel that this market continues to be in some difficulty.

Repeat buyers are fueling a turnaround in housing

Present homeowners are the group contributing most right now to the monthly increase in existing home sales.
They are an especially big factor in the uptick in midprice home sales. Additionally, they are reducing the national inventory of unsold homes, according to the National Association of Realtors.
First-time buyers are playing a role in allowing homeowners to move up to larger or more expensive homes. When first-timers buy an existing home, the owners are free to trade up.
It’s a great move for both buyer and seller. The first-time buyers can take advantage of the government program that subsidizes their purchase. Homeowners moving up have many choices, some of which are priced well below what they would have sold for a few years ago.
Multiple offers
The bargains are not so cut-and-dry. If the home is in a good neighborhood and is a good value, it could draw multiple offers. Title service companies say one in 10 such homes draw multiple offers at this time, as opposed to one in 30 last fall.
Multiple bids usually indicate a market in which prices are rising and buyers outnumber sellers. Right now, however, most properties that receive multiple bids are distressed or foreclosed homes on which buyers are competing while still looking for a bargain.
Bidders need help
Bargain hunters can be deceived about the true value of a property. They could end up saddled with one in a declining area or one that has basic construction flaws.
Going it alone in a property search takes a great deal of time and expertise the buyer probably doesn’t have.
A real estate agent can make important recommendations, arrange for inspections, and guide the buyer through the entire buying and financing process.
With the agent’s help, a successful and trouble-free purchase can be arranged.
