The condo market for zip code 34997 in Stuart saw a small decrease in closed units for August.  This is somewhat expected as the condo market tends to be more seasonal in nature and typically slows down until the beginning of the Florida vacation season, which is normally around and after the holidays.  Bucking the trend for the rest of the Stuart area, inventory went up by 8 units. A greater supply of inventory creates increased pressure for lower prices in the market.  There’s also the possibility of an increase in seasonal listings coming on the market this fall, which could further dilute prices for sales this coming season.

Inventory levels for the Hobe Sound real estate market continue to decrease and are coming close to pre-bubble levels.  Unfortunately, both sales and pending sales are off slightly.  With the latest poor economic news as well as a seeming political deadlock in Washington, consumer confidence has once again dropped and we are seeing a marked decrease in sales in the mid to upper range in the Martin County real estate market.

Not many foreclosure sales of any significance have come on the market. Short sales continue to be numerous but for the most part, the lenders are cooperating much more aggressively and they seem to be closing quicker and with greater frequency.

With any uptick in the economic news, there should be a pretty good run on residential real estate as there is some pent-up demand with homes being at historically affordable levels.  If this demand is not met with increasing inventory levels, prices should remain steady and could rise a little for the most attractive properties.

The Jensen Beach, Florida real estate market continues to show improvements with inventory levels now approaching pre-bubble levels.  Homes priced within market value ranges are enjoying relatively short market days and both foreclosure and short sales are grabbed up in minimum time.   Current pending sales tend to be skewed towards the lower price ranges as very affordable loan rates are making home ownership much more attractive of an alternative to renting for anyone that can qualify for a loan.  

I expect good movement this fall and winter in the mid to upper segment of the Jensen beach real estate market if we get some positive economic news locally and from Washington.

Martin County Florida Condo Market Report for August 2011

We’ve changed the scope of our charts for the Martin County Florida Condo market report from previous months. We are now going back to when we first started to record the data in 2004. This should give a much clearer picture of the trend and state of the market as a whole. You will need to click on each individual chart for an expanded view.

While slightly better sales numbers from last August, Condo sales were a little lower for August, which is to be expected for the summer season for Martin County.  After a large drop in median prices in July, the August median and average recovered a little, but are still significantly off from last year’s averages.   The vast majority of sales for August were lower-priced non-water view condos on the mainland.

The current uncertain economic climate is a very significant factor in keeping the market from making any significant improvement.

Martin County Florida Residential Market Report for August 2011

We’ve changed the scope of our charts for the Martin County Florida Residential market report from previous months. We are now going back to when we first started to record the data in 2004. This should give a much clearer picture of the trend and state of the market as a whole. You will need to click on each individual chart for an expanded view.

Residential sales were fairly steady for August, somewhat of a surprise as we typically see a decrease for the summer season for Martin County.  Sales were up from last year and both median and average sales prices were higher.  This is not yet an indication of rising values, but rather sales of higher values homes were reflected in the averages.  Inventory made its first increase in a number of years which is not a good sign should this trend continue.  An increase in supply (without a corresponding increase in demand) tends to drive values lower as basic supply and demand laws come into play.

The current uncertain economic climate is a very significant factor in keeping the market from making any significant improvement.

139 Residential sales are pending and awaiting close or lender approval. (Up 7 from last June)

42 Homes Sold in August (Down 14 homes from June and up 2 from the 40 homes sold in July)

While sales for the Palm City (zip code 34990) real estate market activity were off marginally from June, all other indicators are positive for Palm City.  Inventory continues to shrink and quality homes well positioned on the market move at a good pace.  It should be a very interesting fall and winter season should there be some positive economic news, both locally and nationally.

Unfortunately a very poor report for the 34994 zip code area of Stuart Florida.  The bad trend in all three categories.  Inventory has risen for the first time in years, pending and sales both off.

With the latest poor economic news as well as a seeming political deadlock in Washington, consumer confidence has once again dropped and we are seeing a marked decrease in sales in the mid to upper range in the Martin County real estate market.  The latest sales (which show some good results) were mainly initiated prior to the more current news as typically real estate sales typically take from one to three months to close.

Interestingly enough, neighboring zip codes 34997 and 34996 had positive results for the last two months.

Fairly strong results for the 34997 zip code area of Stuart, Florida as sales were strong and represented a good cross-section of available price ranges.  Pending sales also remain strong as inventory has declined further.

Even with the latest poor economic news, the market in this Stuart zip code seems to be doing well compared to some neighbors and certain communities with very low inventory have seen some slight price increases.

In August of 2011, 4 homes were sold in Sewalls Point. Much better than the zero sales from June.  But not as good as the 8 homes that sold in July, which included 3 waterfront homes.  The inventory is down considerably which makes Sewalls Point homes of good value much more difficult to find and more attractive.  Unfortunately at this point, the economy is also a big question mark and many upscale buyers are nervous about making a move in such uncertain times, even though interest rates are at historic all-time lows.  Along with the low-interest rates, lenders have made their loan products more difficult to obtain with much more stringent standards than before.
