Martin County Florida Residential Market Report for December 2011

Commentary:

The Martin County Florida residential market report for December 2011 ends the year on a very positive note.  Sales volume (160 units) was up as compared to both last year (148) and last month (135).  The one-month absorption rate is down to just under 9 months.  This is the best value for a December time period since the current housing difficulties started.

The average sales price was down slightly from last year, while the median is up by a little.  Basically, for the market as a whole, it appears that prices have stabilized. Listing prices for December were up (both average and median) as sellers felt that the market has strengthened and are trying to get the best possible value for their homes.  It remains to be seen if they will be successful.   This was another month of increasing inventory as we are up to 1426 homes available compared to 1364 in November, but still better than the 1800 home inventory we had in December of 2010, and considerably down from the peak of 2980 homes in March of 2007.

Our outlook for Martin County remains cautiously optimistic as prices and rates remain at historic low levels. For sellers, homes are selling, and if priced and presented optimally, they are going quickly.  Buyers are seeing historically low-interest rates and very affordable quality homes in almost all price ranges.

There are currently 153 active condo listings (Up 7 condos from November).

35 Condo sales are pending and awaiting close or lender approval. (Unchanged from last month)

13 Condos Sold in December (Up 3 units from November).

The Stuart condo market for the area in ZIP code 34994 continues to show some weakness but had better results than in November of 2011.  The inventory continued to increase, pending sales remained unchanged and the sales were up by 3 condos.  Compared to December of 2010, when there were 177 active listings, 46 pending sales and 19 closed sales, this segment of the condo market is continuing to struggle, especially as compared to the equivalent single-family market in the area.

How much of this market trend can be attributed to the slower holiday season is not known at this point. In the next few months, the peak season for condos will show what the market can bear for the 2012 Treasure Coast condo sales season.

19 Condo sales are pending and awaiting close or lender approval (A decrease of 2 condos from November).

12 Condos Sold in December (A decrease of 2 condos from November)

Surprisingly, the Stuart condo market for the area in ZIP code 34996 had a small decrease (or basically unchanged inventory from last month.  It will be interesting to see if this trend continues as many condo sellers tend to place their units on the market as the season begins to heat up during December and January.   There were slight decreases in both pending and closed sales. 

Compared to the end of last year in December of 2010, the numbers were  259 active listings, 46 pending sales and 20 closed sales.  Unlike many other segments of both our single-family and condo markets here on the Treasure Coast and particularly in Martin County, this segment of the Stuart condo market is not faring nearly as well as last year.

In December of 2011, we saw a slight increase in sales from November in the Sewalls Point, Florida real estate market.  Most of the sales for December were solidly in the mid-price category for Sewalls Point real estate. Inventory was up by 9 units which is close to a 20% rise while pending sales were off by 5 homes.

Comparing the results to December of 2010, the inventory is down from 67 homes, pending sales were 9 last year and 4 homes sold.  Other than a lower inventory, the numbers are almost identical to a year ago.

Martin County Florida Condo Market Report for November 2011

The Martin County Florida condo market report for November 2011 retreated from the good numbers posted last month.  Sales were down to 35 units (vs. last month’s 53 and for November of 2010 they were 45 condos).  The median sales price was off more than 20% from the same period last year while the listing prices remained stable.  The height of the condo season will be coming shortly and we expect some positive numbers for volume, but we just don’t see any increase in price on the horizon at this point.

The big uncertainty that remains is the economy. We believe that if we have any sustained good news, we will see a pretty good rush on the market which will be a nice change from the present. For the longer term, even though we have the best mortgage rates in history at the moment, inflation is making news and this is not good for rates down the line. The Fed. is working hard to keep rates down, but for how long, we’re just not too sure.

Our outlook for Martin County is fairly positive as for buyers, prices and rates remain very attractive. For sellers, it doesn’t look like we’re going to see any significant improvements soon, so if you need to sell, you may be better off now than possibly in the near future.

The Martin County Florida residential market report for November 2011 continues to show improved momentum and resiliency.   Sales volume (135 units) was up as compared to both last year (112) and last month (113).  The one-month absorption rate is down to just above 10 months.  This is the best value since the current housing difficulties started.

The average sales price was up from last year, while the median is unchanged. Listing prices on average are down by a small amount as well.   There was a small increase in inventory as many sellers are finally realizing that prices will not be rebounding to the levels they were hoping for and too many uncertainties remain in the economy to wait it out if they want to move on with their lives.

Our outlook for Martin County remains cautiously optimistic as prices and rates remain at historic low levels. For sellers, homes are selling, and if priced and presented optimally, they are going quickly.  Buyers are seeing historically low-interest rates and very affordable quality homes in almost all price ranges.

There are currently 225 active condo listings (Up 12 from last month).

21 Condo sales are pending and awaiting close or lender approval (A decrease of 3 from October).

14 Condos Sold in November (A decrease of 3 condos from October)

The Stuart condo market for the area in ZIP code 34996 had another month of increased inventory for November. Also, the second month of small decreases in closed and pending sales.  Hopefully, this is just a typical seasonal slowdown as we get into the holiday months. The large increase in inventory is troubling for sellers as this may have significant downward pressure on prices for the coming winter season if this trend continues.

There were a couple of higher-priced sales this past month, which helps the average sales price report and brings those numbers up a bit.  The inventory does remain approximately 20% below the 2010 level, but unfortunately, sales, as well as pending sales, were also down.  The 2012 selling season should start to heat up in the January report (two months from now) and hopefully, the trend will be positive.

Unlike the residential market in Martin County, Florida, the Stuart condo market for the area in ZIP code 34994 continues to show some weakness.  While inventory is down significantly from last year’s levels (177 units in 2010 to 146 in 2011), sales were off from the previous month as well as last year.  Inventory has also risen for the past two months.  On a positive note, pending sales were up slightly.  The vast majority of sales in this Stuart (34994 zip code market) are selling in the lower spectrum of the price range.

How much of this market trend can be attributed to the slower holiday season is not known at this point.  In the next few months, the peak season for condos will show what the market can bear for the 2012 Treasure Coast condo sales season.

In November of 2011, e saw a slight increase in sales from October in the Sewalls Point, Florida real estate market.  Of note is that two of these sales were in the higher price ranges of just under $900,000 for a nonwaterfront home and above $1,200,000 for an older waterfront home.  Inventory crept up a little from last month while pending sales remain virtually unchanged (down 1).

Interestingly the active and pending numbers are almost identical to last November, but sales are up as has been the trend for most of this year.  If sales continue at the pace of last year, we may very well find a significant decrease in inventory as well as a lack of well-priced homes on Sewalls Point.  In our experience with this market, it will be difficult to convince buyers to pay a large premium for the privilege of living in this desirable neighborhood, so we may see some slowdown if the inventory doesn’t keep pace.
