One home is under contract and awaiting settlement.  The list price is $625,000 which equates to $264 per sq. ft. of living area.

In the past 12 months 8 homes have sold in the Soundings.  Sales prices ranged from a low of $199,000 to a high of $1,450,000 for an average of $186 per sq. ft. of living area.

Not a very positive month for the Stuart FL 34996 Condo Market Report May 2014 as compared to April.   Both pending and closed sales were off from last month.  However, we still have positive activity and this market has returned to a more sustainable rate from the extremely hot numbers from last month.  Inventory was up slightly.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 5.6 months from April’s 3.5 months .   Still a sellers market representing a strong spring for the 34996 condo market of Stuart, FL.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2012 were: 195 active listings, 33 pending sales and 25 closed sales.  When the considerably lower inventory is factored into the market activity, the 2014 numbers are much better than last year’s.

The Sewalls Point single family homes market activity for May 2014 is basically unchanged from April with the exception of one additional pending sale.   Activity is slow, but steady.  Sewalls point is a desirable location for families and it will be interesting to see if we have increased activity prior to the next school year.

The absorption rate is currently 11.6 months unchanged from last month and with plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 4 months now, as activity for this community has slowed this year.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May of 2013, the inventory was 58 homes on the market, 17 pending sales and there were 7 closed sales.  Better activity, if only slightly, last year.

As of June 2014, there are 2 active listings in Snug Harbor in Stuart, FL.  The list prices are $1,580,000 and $3,200,000 for an average of $746 per sq. ft. of living area.  Both of these are waterfront homes.

There are currently no homes under contract or pending.

6 homes have sold in the past 12 months.  Ranging in sales price from $535,000 to $2,270,730.  The average sales price per sq. ft. was $385.14.  Four waterfront homes sold at an average price of $493 per sq. ft. and 2 non waterfront homes at $170 per sq. ft.

Snug Harbor remains as one of the most desirable locations in Stuart, FL. Located on the wide Saint Lucie River just east of the city of Stuart Florida is this unique subdivision.

The Sewalls Point market activity for April 2014 continues to show some slow movement.   Closed sales were up by 1 home from last month, but unfortunately pending sales (a sign of future activity) were off.  The inventory also decreased fro April.

The absorption rate is currently 11.6 months compared to last months 15.3 months, a nice improvement, but still plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 3 months now, as activity for this community has slowed this year.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April 2013, the inventory was 61 homes on the market, 17 pending sales and there were 4 closed sales.  Basically very similar to last spring’s activity.
