Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four unit Town Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988. After a fairly positive August for the Sewalls Point single family homes market activity, September 2014 is the first month in quite some time with no closed sales on record. September is also the first month in five months with an increase in inventory. Pending sales remain fairly weak as well as the Sewalls Point residential real estate market could definitely use some improvement.

With zero sales, no absorption rate can be calculated. Though in August it was 5.6 months. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September of 2013, the inventory was 49 homes on the market, 7 pending sales and there were 2 closed sales. Very similar activity as compared to last year, with the exception of the zero sales activity.

There are currently 149 active condo listings (Up by 6 condos from last month).

48 Condo sales are pending and awaiting close or lender approval (Increased by 3 condos from July).

Typically the summer in the Stuart FL 34996 Condo Market has reduced activity, though for this August, there was an excellent increase in activity. Both pending and closed sales increased along with a small rise in inventory. Very unusual for the August time frame.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 10.6 months from July’s 13 months . The third month of a buyers market after more than a year of strong activity. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2013 were: 178 active listings, 22 pending sales and 13 closed sales. Considerably better activity this year with a much reduced inventory.

The Sewalls Point single family homes market activity for August 2014 had a nice increase in closed sales for the month. Unfortunately pending sales were off which is an indication of possible slower activity in the near future. Also, somewhat troubling is the decrease in inventory, now down for four months in a row.

The absorption rate is currently 5.6 months, considerably improved over last months 9.6 and now Sewalls Point is in a sellers market. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2013, the inventory was 46 homes on the market, 6 pending sales and there were 7 closed sales. Similar numbers to last year, but with less inventory.

There are currently two homes for sale in South Fork Estates in Stuart FL. The listing prices are $339,900 and $349,000 which equate to $170.98 per sq. ft. of living area.

There is one home under contract. The list price was $319,900 which is equal to $142.24 per sq. ft. of living area. This is a conventional sale.

In the past 12 months, there have been 2 sales in South Fork Estates. Sales prices ranged from $275,000 to $299,900. The average sales price per square foot of living area was $140.52 and this represents an 89% sales to list price ratio. Neither of these sales were distressed properties.

A unique private community in Stuart, Florida built before land was so expensive that homes had to be placed on top of each other. All home in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community. Those homes not on the lakes have private preserve views of the Atlantic Ridge.

There are 114 homes in South Fork Estates. Homes were built from 1992 through as late as 2011. The majority of the homes are in the 1998 through 2005 years.
