In the past 12 months, 7 homes have sold in Orchid Bay.  Sales prices ranged from $369,000 to $550,000 for an average sold price $444,286 which equals $161.75 per sq. ft. of living area.  These 7 homes averaged 175 days on the market before the sellers accepted an offer and sold for an average of 97% of the listed price.

One of the most desirable communities in Palm City, Orchid Bay (also known as Captain’s Creek) lies just south of the new Palm City Veteran’s Memorial Bridge off of Mapp Road.  This gated community of 153 homesites (including only two vacant lots at this time) enjoys spacious private lots of at least a ½ acre with a few properties residing on over 1 acre sites.  This planned community was developed by the Tartan land Company in the early 1990’s and all homes are individually constructed by the lot owner’s builder of choice.  Consequently this is not a “cookie cutter” community by any means.

Homes range in size from over 5,000 sq. ft. of living area to just over 2,000.  From as many as 8 bedrooms down to 3 bedroom homes.  Both one and two story residences. Homes were built from 1992 through 2007.  Amenities include tennis courts, a picnic and playground area as well as a public gazebo.  Numerous lakes and ponds are on this property with many homes enjoying serene water views.  Orchid Bay has its own community propane tank so all residents have the option of hooking in for propane utilities if desired.

HOA fees at the time of this writing are $415 per quarter.   These fees include maintenance of the roads, trash pickup, common areas as well as basic cable TV service.

Children of Orchid bay attend wonderful schools:  Palm City Elementary, Hidden Oaks Middle and Martin County High.

There are three pending listings.  All are 2 bedroom units that were listed from $109,900 to $129,000 for an average list price of $115,966 which equals $98.78 per sq. ft. of living area. 2 of these homes are short sales.

The Stuart FL 34996 Condo Market of Stuart had a large unexpected drop in inventory for this month.  Though the market activity remains strong.  It remains to be seen if this decline in inventory is just a short term phenomenon.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 3.5 months from May’s 3.8  months.  Still in a strong sellers’ market for June.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2015 were: 102 active listings, 28 pending sales and 26 closed sales.  Slightly better volume last year but also with much more inventory.

The single family real estate market in Sewalls Point for June continued with good closed activity.  Unfortunately pending sales are down which could indicate slower closed activity for the coming months.

The current absorption rate dipped to 7.6 months, in May it was 7.8 months. Continuing in a positive direction for Sewall’s Point FL..  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June of 2014, the inventory was 61 homes on the market, 15 pending sales and there were 3 closed sales. The inventory is considerably higher this year and pending sales are off from last year, while closed sales were higher.

The Stuart FL 34996 Condo Market of Stuart had decreased activity levels for both pending and closed sales.  Though, this is still a very hot segment of the Stuart condo market.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 3.8 months from April’s 3.4 months.  Still in a strong sellers’ market for May.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2015 were: 103 active listings, 39 pending sales and 33 closed sales.  Similar activity to last year, but our inventory is also higher this year making the effective activity a bit weaker.

For June 2016 there are currently 4 active listings in the Soundings Yacht and Tennis Club in Hobe Sound, FL.  List prices range from $380,000 to $899,000 with an average list price of $545,075 which equals  $212.18 per square foot of living area.  As of June 12, these homes have been on the market for an average of 93 days.

There is one home under contract which has not sold to date.  The list price was $289,500 or $196.14 per sq. ft. and this home was on the market for 196 days before going under contract.

The single family real estate market in Sewalls Point for May had a good month for closed sales and has come close to a balanced market.  Unfortunately, a drop in pending sales may signal a potentially weaker upcoming summer.

The current absorption rate dipped to 7.8 months, in April it was 22.7 months. A very good step in the right direction and heading towards a balanced market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May of 2014, the inventory was 69 homes on the market, 12 pending sales and there were 3 closed sales.  Considerably greater sold homes for this year when compared to 2015.  Mostly good news for Sewalls Point for a change.

The Stuart FL 34996 Condo Market of Stuart showed strong sales volume and a welcome increase in inventory for this April 2016 market report.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to only 3.4 months from March’s 3.9 months.  Even a stronger sellers market for April when compared to earlier months.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for April 2015 were: 110 active listings, 55 pending sales and 23 closed sales.  Impressively, better closed sales for this year.  And, also one of the few segments of our market with greater inventory than was available last year.

The single family real estate market in Sewalls Point showed a nice increase in pending sales for April, but unfortunately closed sales were once again less than expected.  There does seem to be very good showing activity, so I’m expecting sales to pick up as we head into the summer season.

The current absorption rate exploded to 22.7 months, in March it was 11.7 months. A very strong buyers market for Sewalls Point, and those who have dreamed of moving to Sewalls Point should consider taking advantage of this market while they can.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April of 2014, the inventory was 79 homes on the market, 11 pending sales and there were 6 closed sales.  The pending inventory is looking much better for this year.

There are currently 15 active listings on the market in Island Dunes at prices ranging from $215,000 to$995,000 for an average list price of $443,813 which equals $261.20 per square ft. of living area.  These condos have averaged 85 days on market so far.

There are 3 condos under contract awaiting closing listed from $234,900 to 385,000 for an average list price of $319,633 which works out to $245.94 per square ft. of living area.  These condos averaged 47 days on the market prior to going under contract.

In the past 12 months, 33 condos have sold ranging in sales prices from $160,000 to $835,000 with an average sales price of $390,783 which equals $237.43 per square foot of living area.  These sales averaged 96% of the final list price and also averaged 86 days on market before going under contract.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to only 3.9 months from February’s 6.6 months.  Back into a strong sellers market for March.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for March 2015 were: 110 active listings, 61 pending sales and 36 closed sales.  Still not as strong a market as last March.
