The Stuart Florida Market Report ZIP Code 34996 for Condos for August 2013 showed an reduced amount of activity from previous months. Both pending and closed sales were off from July and the inventory remains fairly steady. We are entering our slower season for condo sales and I would not be surprised to see reduced activity continue for the next few months.
The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo rose to 13.7 months from July’s 11. Continuing as a strong buyers market for August of 2013. A balanced market is considered to occur when the absorption rate is 6 months.
The numbers for August 2012 were: 190 active listings, 19 pending sales and 12 closed sales. Better activity for this year as compared to last, especially when the reduced inventory is considered.

For the summer season in the Stuart Condo market for zip code 34994 pending sales were off slightly from last month. The inventory grew by 3 condos. Sales increased by 5 condos. This is considered the ‘off’ season for the Martin County condo market, so the increase in the number of sales is certainly a welcome number.
The one month absorption rate dipped to 7 months compared to last months 9.6. Just about a balanced market.. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months. Meaning neither the buyers or sellers have an advantage in the real estate market.
Last August the numbers were 143 active listings, 43 pending sales, and 13 closed sales. When the reduced inventory is accounted for, the real estate market for condos in the 34994 zip code area of Stuart is quite strong when compared to August of 2012.

There is currently only one home for sale in South Fork Estates. The listing price is $348,500 which equates to $154.96 per sq. ft. of living area.

In the past 12 months, there have been 8 sales in South Fork Estates. Two of these homes were short sales.. Sales prices ranged from $215,000 to $370,000. The average sales price per square foot of living area was $136.01 at a 96% list to sales ratio.
A unique private community in Stuart, Florida built before land was so expensive that homes had to be placed on top of each other. All home in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community. Those homes not on the lakes have private preserve views of the Atlantic Ridge.
There are 114 homes in South Fork Estates. Homes were built from 1992 through as late as 2011. The majority of the homes are in the 1998 through 2005 years. Both pending and closed sales remained steady with only a 1 unit increase and decrease respectively. Another decrease in inventory, which is pretty normal as many condo owners feel that the summer market is not the prime time to sell condos. Though, history has proven this to be quite wrong, as the decreased competition normally results in much greater showing activity and a better chance of a sale.

As of August 13, 2013 there is one spacious waterfront home listed in the Plantation at Sewalls Point. The list price is $5,850,000 which equals $1,132.62 per square foot of living area.
One home is currently under contract. It was listed for $979,000 (non-waterfront home) for a price per square foot of living area of $195.14.
In the past 12 months, 1 home has sold in the Plantation. It was listed at $950,000 and closed for $890,000 at $199.37 per square foot of living area. This was also a non-waterfront home. None of the listings in the Plantation were distressed sales.
The Plantation at Sewalls Point is an exclusive private community of only 21 home sites. There are 10 large estate sized waterfront lots with deep water docks and views of the Saint Lucie River some with magnificent waterfront views of the Saint Lucie River. 11 smaller non-waterfront home-sites on 1/2 to 1 acre sites. All homes were custom built by individual contractors/builders from 1994 to the early 2000’s.

We’re in the off season for the Stuart Condo market for zip code 34994. Surprisingly pending sales increased by 1 condo while closed sales decreased by 6 units. The inventory decline continues, by three condos this month. It is a fairly seasonal condo market and we often see inventory declines in the summer months with an expected increase in late fall as the snowbird season begins.
The one month absorption rate rose to to 9.6 months, once again a buyers market. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months. Meaning neither the buyers or sellers have an advantage in the real estate market.
Last July the numbers were 153 active listings, 30 pending sales, and 17 closed sales. Closed sales were off a little as compared to last year, but inventory is off by more than 30%, yet the pending numbers are considerably better.

There are 14 homes currently for sale in the Yacht and Country Club of Stuart. Listing prices are from $295,000 to $1,200,000. Of these homes, two are short sales. (Average of $181.18 per square foot of living area)
There are currently 8 homes under contract ranging in listing price from $127,000 to $432,600. Three of these homes are short sales and one is a bank owned foreclosure. (Average of $106.84 per square foot of living area)
38 homes have sold in the past 12 months. Ranging in sales price from $109,900 to $739,900. 3 of these homes were short sales and 4 were bank owned foreclosures. (the average sales price was $275,233 or $110.84 per sq. ft. of living area).

After a slight rise in inventory last month, June saw a decrease of 11 listings. After a very strong spring, it appears that the seasonal nature of this condo market is manifesting itself.

Also, bucking the trend from most of our other areas, inventory rose modestly. After a very strong early spring it appears that this section of the Martin County condo market has eased a bit.
The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo rose to 7.8 months. This segment of the market has shifted back to a buyers market for May of 2013. A balanced market is considered to occur when the absorption rate is 6 months.

Snug Harbor June 2013 Market Update:
As of June, there is only 1 active listing in Snug Harbor in Stuart, FL. The list price is $595,000 or $178.20 per square foot of living area. (Non-waterfront)
There are currently 4 homes under contract or pending. Listing prices range from $350,000 to $2,550,000 or an average of $387.26 per sq. ft. of living area. 3 of the four pending sales are waterfront homes.
3 homes have sold in the past 12 months. Ranging in sales price from $439,900 to $755,000. The average sales price per sq. ft. was $218.58. These were not waterfront homes.
In 1975 the deeds were distributed and/or sold to the then owners and a condominium form of ownership was established under the name of the Snug Harbor Yacht Club. With both waterfront and non-waterfront homes and estates, located just minutes away from the ocean by boat or car and also convenient to downtown Stuart, offices, restaurants and recreational areas.

Last April the numbers were 147 active listings, 43 pending sales, and 15 closed sales. Much better sales activity this year. This with almost a 50% lower inventory.
