Typically the summer in the Stuart FL 34996 Condo Market has reduced activity, though for this August, there was an excellent increase in activity.  Both pending and closed sales increased along with a small rise in inventory.  Very unusual for the August time frame.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 10.6 months from July’s 13 months .  The third month of a buyers market after more than a year of strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2013 were: 178 active listings, 22 pending sales and 13 closed sales.  Considerably better activity this year with a much reduced inventory.

Typically the Stuart FL 34994 Condo market slows a bit in the summer, which we can see for August.   Closed sales were off slightly while the inventory of available condos also decreased. Pending sales remained unchanged.

The one month absorption rate edged up to 4.8  months compared to last month’s 4.7.  Still a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 112 active listings, 48 pending sales, and 16 closed sales.  Continuing a trend of improved activity for 2014.

There are currently two homes for sale in South Fork Estates in Stuart FL.  The listing prices are $339,900 and $349,000 which equate to $170.98 per sq. ft. of living area.

There is one home under contract.  The list price was $319,900 which is equal to $142.24 per sq. ft. of living area.  This is a conventional sale.

In the past 12 months, there have been 2 sales in South Fork Estates.  Sales prices ranged from $275,000 to $299,900.  The average sales price per square foot of living area was $140.52 and this represents an 89% sales to list price ratio.  Neither of these sales were distressed properties.

A unique private community in Stuart, Florida built before land was so expensive that homes had to be placed on top of each other.  All home in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community.  Those homes not on the lakes have private preserve views of the Atlantic Ridge.

Typically the summer in the Stuart FL 34996 Condo Market has reduced activity.   For July, though, there was an excellent increase in pending sales which bodes well for future closed activity.  Unfortunately closed sales were off for July which, if you’ve read my previous market reports was expected.  Inventory rose for the month as well.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 13 months from June’s 8.2 months .  The second month of a buyers market after more than a year of strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2013 were: 176 active listings, 32 pending sales and 16 closed sales.  Better closed activity last year, though the pending sales are much better for 2014.

The one month absorption rate dropped to 4.7 months compared to last month’s 4.8.  Still a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 109 active listings, 53 pending sales, and 11 closed sales.  Considerably better activity this year.

There are 15 homes currently for sale in the Yacht and Country Club of Stuart.  Listing prices are from $198,000 to $760,000.  (Average of $151.36 per square foot of living area)

There are currently 7 homes under contract ranging in listing price from $230,000 to $595,000. One of these homes is a short sale.  (Average of $158.65 per square foot of living area)

32 homes have sold in the past 12 months.  Ranging in sales price from $127,000 to $779,000. Two of these homes were short sales and two were bank owned foreclosures.  (the average sales price was $291.551 or $122.57 per sq. ft. of living area).
