The Stuart FL 34996 Condo Market continues to show strong results for 2015.  My biggest concern is the continued decrease in inventory from last year.  This is somewhat surprising as prices are going up and I would have thought more condo owners would be listing during our peak season.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 4.9 months from January’s 5.4 months .  Moving to an even stronger sellers’ market for February.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for February 2013 were: 171 active listings, 52 pending sales and 30 closed sales.  When the decreased inventory for this year is factored into the data, the sales activity is better this year by percentage of available condos.

The Stuart FL 34994 Condo market showed some excellent activity for February.   Inventory declined and both pending and closed sales showed improvements.

The one month absorption rate increased to 7.9 months compared to last month’s 12.3.  Still a buyer’s market but getting closer to a balanced one. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 130 active listings, 40 pending sales, and 17 closed sales.  Considerably less inventory for this year compared to 2014, but activity is still on a pra with last years numbers.

The Stuart FL 34996 Condo Market is one of the bright spots for Martin County’s real estate market for January.  Nice increases in both pending and closed sales while many other segments of the January market were off this year.  Unfortunately our inventory of available condos is decreasing as well.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 5.4 months from December’s 6.8 months .  Again back to a sellers’ market for January.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for January 2013 were: 171 active listings, 49 pending sales and 15 closed sales.  Considerably better activity this year even with a greatly reduced inventory.

The Stuart FL 34994 Condo market continued a bit of a slide for January.  We did get a nice jump in inventory which often happens for condos as we approach the snowbird season in South Florida.  A small increase in pending sales was also welcome, though closed sales are not keeping pace with the market at least for January.

The one month absorption rate increased to 12.3 months compared to last month’s 9.5.  Further into a buyers market after several months of being in a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 121 active listings, 46 pending sales, and 12 closed sales.  Overall, less activity for this year when compared to 2014.

 As of Feb 2015, there are two homes on the market in the Foxwood equestrian community in Stuart, FL.  The list prices are $449,900 and $549,900 for an average of $499,900 and this equals $178.74 per sq. ft. of living area.  Both of these are conventional sales.

There are no pending sales awaiting settlement at this time.

In the past 12 months there were three sales in this western Stuart community.  Sales prices ranged from $360,000 to $435,000 for an average of $398.666 which equals $146.39 per sq. ft. of living area.  These sales averaged a 94% list to sales ratio and none of these homes were in a distressed sales situation.

Foxwood is located just west of I-95 on Pratt and Whitney road in Western Stuart Florida.  It consists of 109 home sites that are all 2 acres or larger.  Horses are permitted with a zoning of one horse per acre.   Foxwood was designed with Florida’s natural environment in mind.  Every Foxwood home is custom built with the residents encouraged to keep some natural habitat in place.  Recently, a rare Florida Panther was seen going through Foxwood.
