The Stuart FL 34996 Condo Market of Stuart continues showing some weakness.  There was no change in sales or pending sales from last month with only a minor drop in inventory.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 inched down slightly to 7.4 months from July’s 7.5 months.  Continuing a second month of being sellers’ market for this segment of Stuart FL condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2015 were: 78 active listings, 53 pending sales and 20 closed sales.  A significant increase in available condos for sale as compared to last August while also having considerably less closed and pending sales.

For September 2016 there are 3 homes for sale in the Southwood community of Stuart, FL.  These homes are priced from $379,900 up to $444,900 for an average list price of $404,600 which equals $182.14 per sq. ft. of living area.

There is 1 home under contract which was listed for $315,000 or $159.25 per sq. ft. of living area.  This home was on the market for 135 days before going under contract.

In the past 12 months, 4 homes have sold in the Southwood subdivision of Stuart.  The sales prices ranged from $255,000 up to $324,000 for an average sales price of $290,000 which works out to $152.02 per sq. ft. of living area.  These homes went under contract in an average of 26 days and sold for 99% of the last list price.

About Southwood in Stuart, FL:

Southwood is a small community of 115 home sites located just south east of Salerno Rd on Kanner Highway in Stuart FL.  This location makes it easy for anyone wishing to commute either north or south as it’s only a few minutes to I-95.  It is also close to the Publix shopping center at the intersection of Kanner Highway and Salerno Rd and also just minutes to Martin Memorial South Hospital.  Only about 10 to 15 minutes to downtown Stuart and just slightly longer to the beaches and waterways of Martin County.

One enters the Southwood subdivision through a long private drive.  Currently this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area of to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood and this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $285 a quarter as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through thepreserve areas.

The Stuart FL 34994 Condo market showed a nice bounce back from a slow July as both pending and closed sales saw an increase.

The absorption rate for August decreased to 5.6 months compared to last month’s 7.4.  Once again back into a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  This is somewhat surprising as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 76 active listings, 27 pending sales, and 14 closed sales.   Somewhat greater activity for August of 2016 with a slightly higher inventory as well.

In the past 12 months, there have been 9 sales in South Fork Estates.  Sales prices ranged from $276,000 to $490,000.  The average sales price was $375,156 which works out to a per square foot of living area price of $168.82.   These homes were on the market for an average of 64 days before going under contract and sold at 97% of the listing price.

A unique private community in Stuart, Florida built before land was so expensive that homes had to be placed on top of each other.  All home in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community.  Those homes not on the lakes have private preserve views of the Atlantic Ridge.

For late August 2016 there are 45 properties for sale.  These 45 properties include a mix of condos and homes.  The list prices range from $165,000 up to $1,499,000 for an average list price of $427,338 which works out to $160.14 per sq. ft. of living area.

There are two homes under contract (pending) which have not completed the sales process to date.  List prices were $540,000 and $624,900 for an average of $582,450 or $175.33 per sq. ft. of living area.  These two homes averaged 91 days on market prior to going under contract.

In the past 12 months, 27 homes and condos have sold.  Sales prices ranged from $185,000 up to $705,000 for an average sales price of $376,929 which equals $136.64 per sq. ft. of living area.  These homes averaged 120 days on the market before going pending and sold on average at 92% of the last listed price.

The Stuart FL 34996 Condo Market of Stuart regained the lost inventory from last month while showing a little weakness in closed sales.  This is not uncommon for the summer months for Florida condo sales.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 7.5 months from June’s 3.5 months.  Into a slight sellers’ market for July.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2015 were: 92 active listings, 42 pending sales and 16 closed sales.  An equal number of closed sales from last year though we have less pending sales on a larger inventory of condos for this year..

There are currently 4 homes under contract ranging in list price from $309,900 to $380,000.  The average list price of these pending sales is $347,225 or $168.10 per sq. ft. of living area.  These homes averaged 113 days on market before going under contract.

35 homes have sold in the past 12 months.  Ranging in sales price from $159,900 to $1,100,000.  The average sales price was $392,120 which comes out to $159.91 per sq. ft. of living area.  These homes sold on average in 66 days with sales prices at 95% of list price.

The Stuart FL 34994 Condo market entered the summer doldrums for the month for July of 2016.  Closed sales were down significantly while pending sales remained strong on reduced inventory levels.

The absorption rate for July jumped to 7.4 months compared to last month’s 2.8.  Popping back into a buyers’ condo segment of Stuart’s 34994 zip code area.  This is not totally unexpected as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 84 active listings, 23 pending sales, and 20 closed sales.   Better closed numbers for 2015, but pending sales are a bit better this year and it’s with less inventory.

The Stuart FL 34996 Condo Market of Stuart had a large unexpected drop in inventory for this month.  Though the market activity remains strong.  It remains to be seen if this decline in inventory is just a short term phenomenon.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 3.5 months from May’s 3.8  months.  Still in a strong sellers’ market for June.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2015 were: 102 active listings, 28 pending sales and 26 closed sales.  Slightly better volume last year but also with much more inventory.

The Stuart FL 34994 Condo market had a very strong sales month for June of 2016.  Pending sales are off slightly, but this is still an active market.

The absorption rate for June dropped to 2.8 months compared to last month’s 4.6.   An extreme sellers’ market for the condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last June the numbers were 83 active listings, 34 pending sales, and 23 closed sales.   Slightly better closed volume for 2016 with a lower amount of inventory
