The Stuart FL 34996 Condo Market of Stuart had small gains from last month with sales up slightly.  A fairly large jump in inventory along with a decrease in pending sales is a little troubling.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 remained basically unchanged at 7.7 months from December’s 7.65 months.  Remaining in a buyers market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for January 2016 were: 123 active listings, 37 pending sales and 11 closed sales.  Somewhat better closed activity for this year when compared with last year, but with a much larger number of condos available for sale.

For February 2017, there are 7 homes for sale in the Mariner Village gated community of Stuart FL.  These homes range in asking prices from $269,900 to $338,500 with an average list price of $292,900 which equals $157.99 per sq. ft. of living area.

There are currently 5 homes with pending sales that have not closed to date.  These homes were listed from $264,900 up to $324,900 for an average list price of $297,540 or $153.85 per sq. ft. of living area.  These homes averaged 69 days on market before going under contract.

In the past 12 months, 21 homes have sold in Mariner Village.  Sales prices ranged from a low of $$165,000 up to a high of $350,000 for an average sales price of $283,995 which works out to $145.26 per sq. ft. of living area.  These homes sold for an average of 97% of the last list price and were actively on the market for an average of 73 days.

Mariner Village is a gated community in the very southern section of Stuart FL, adjacent to the Hobe Sound area of Martin County.  This community consists of 330 homes that were built between 1992 and 2000.  Home sizes range from 2 bedroom, 2 bath homes with around 1,600 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 3,000 sq. ft. of living area.

The absorption rate for January dropped to 5.1 months compared to last month’s 6.6.  Moving back into a buyers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 102 active listings, 28 pending sales, and 15 closed sales.   Considerably better activity for the beginning of 2017 as compared to last January with less inventory.

 As of Feb 2017, there are no homes on the market in the Foxwood equestrian community in Stuart, FL.

There are 2 homes under contract which have not completed the sales process. The list prices ranged from $$300,000 to $430,000 for an average of $365,000 or $124.45 per sq. ft. of living area.  These two homes were on the market for an average of 204 days prior to going under contract.

In the past 12 months there were 2 sales in this sought after Stuart community.  Sales prices ranged from $360,000 to $370,000 for an average of $365,000 which equals $129.82 per sq. ft. of living area.  These sales averaged a sales price of 95% of the last list price and took an average of 114 days on the market before going under contract.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 7.65 months from November’s 12.8 months.  Remaining in a buyers market for this segment of Martin County condos but trending in the right direction.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for December 2015 were: 102 active listings, 31 pending sales and 18 closed sales.  Fairly similar closed and pending volume as compared to December of 2015, but the inventory is considerably higher this year when compared to 2015.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 jumped to 12.8 months from October’s 12.5 months.  Remaining in a buyers market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2015 were: 94 active listings, 32 pending sales and 16 closed sales.  Fairly similar closed and pending volume as compared to November of 2015, but the inventory is considerably higher.

The Stuart FL 34994 Condo market showed improved sales as well as a continued strong pending activity for November.  A little bit of a surprise that this condo market has done well so late in the season.

The absorption rate for November dropped to 4.9 months compared to last month’s 6.5.  Moving back into a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 96 active listings, 24 pending sales, and 13 closed sales.   Surprisingly a much improved market as compared to last November.  Typically the condo market picks up later in the year and the beginning f the following year.
