February 2017 Market Update:
There are 17 homes currently for sale in the Yacht and Country Club of Stuart. Listing prices are from $244,850 to $1,795,000 for an average list price of $692,844 which works out to $189.70 per sq. ft. of living area.
There are currently 6 homes under contract ranging in list price from $449,000 up to $799,000. The average list price of these pending sales is $559,333 or $187.70 per sq. ft. of living area. These homes averaged 195 days on market before going under contract.
23 homes have sold in the past 12 months. Ranging in sales price from $183,000 to $1,400,000. The average sales price was $508,516 which comes out to $155.15 1 per sq. ft. of living area. These homes went under contract in an average of 158 days with sales prices averaging for 93% of list price.

The Stuart FL 34996 Condo Market of Stuart had small gains from last month with sales up slightly. A fairly large jump in inventory along with a decrease in pending sales is a little troubling.
The current absorption rate for the Stuart Florida condos in ZIP Code 34996 remained basically unchanged at 7.7 months from December’s 7.65 months. Remaining in a buyers market for this segment of Martin County condos. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.
The numbers for January 2016 were: 123 active listings, 37 pending sales and 11 closed sales. Somewhat better closed activity for this year when compared with last year, but with a much larger number of condos available for sale.

For February 2017, there are 7 homes for sale in the Mariner Village gated community of Stuart FL. These homes range in asking prices from $269,900 to $338,500 with an average list price of $292,900 which equals $157.99 per sq. ft. of living area.
There are currently 5 homes with pending sales that have not closed to date. These homes were listed from $264,900 up to $324,900 for an average list price of $297,540 or $153.85 per sq. ft. of living area. These homes averaged 69 days on market before going under contract.
In the past 12 months, 21 homes have sold in Mariner Village. Sales prices ranged from a low of $$165,000 up to a high of $350,000 for an average sales price of $283,995 which works out to $145.26 per sq. ft. of living area. These homes sold for an average of 97% of the last list price and were actively on the market for an average of 73 days.
Mariner Village is a gated community in the very southern section of Stuart FL, adjacent to the Hobe Sound area of Martin County. This community consists of 330 homes that were built between 1992 and 2000. Home sizes range from 2 bedroom, 2 bath homes with around 1,600 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 3,000 sq. ft. of living area.
Many homes have private preserve views and there are a number of homes with lake views. All Mariner Village homes have 2 car garages and some have private in-ground swimming pools.
Community amenities include a heated pool, 2 tennis courts and 2 basketball courts as well as a nature trail through the preserves.

The absorption rate for January dropped to 5.1 months compared to last month’s 6.6. Moving back into a buyers’ market for this condo segment of Stuart’s 34994 zip code area. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months. Meaning neither the buyers or sellers have an advantage in the real estate market.
Last January the numbers were 102 active listings, 28 pending sales, and 15 closed sales. Considerably better activity for the beginning of 2017 as compared to last January with less inventory.

There are 2 homes under contract which have not completed the sales process. The list prices ranged from $$300,000 to $430,000 for an average of $365,000 or $124.45 per sq. ft. of living area. These two homes were on the market for an average of 204 days prior to going under contract.

Remaining in a buyers market for this segment of Martin County condos but trending in the right direction. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.
The numbers for December 2015 were: 102 active listings, 31 pending sales and 18 closed sales. Fairly similar closed and pending volume as compared to December of 2015, but the inventory is considerably higher this year when compared to 2015.

In “Season”, Cedar Pointe Villages have many social events; bingo, a variety of card games, Saturday breakfasts, hot dog/hamburger barbecues. And, occasionally a pot luck dinner. Singers and various musical groups from local schools enjoy performing here.
Sports fans will not be disappointed. St. Lucie Mets Spring Training camp. Roger Dean Stadium in Jupiter for the Miami Marlins. Stuart is known as the Sailfish Capitol of the World. Bring or buy your fishing gear as you will have many opportunities to use it. The Annual Boat shows in the area. Fishing tournaments. Kayak and boat tours on the St. Lucie River. Circle Bay Waterfront Condos Stuart FL January 2017 Market Report
There are currently two condos for sale in the Riverwood Condos of Indian River Plantation. These condos are listed for $325,000 and $394,900 for an average list price of $359,950 which is $228.81 per sq. ft. of living area.
There are no condos currently under contract.
In the past 12 months, only one condo has sold in Riverwood. It sold for $360,000 or $184.43 per sq. ft. of living area. This condo was on the market for 40 days before going under contract and sold for 95% of list price.
The Riverwood condos of Hutchinson Island in the Indian River Plantation complex of Stuart consist of 12 smaller two story buildings close to the Marriott Resort and full service marina in Indian River Plantation. These condos were completed in 1981 and 1982 with many condos having magnificent wide water views of the Intracoastal Waterway also knows as the Indian River and others with sweeping views of the Indian River Plantation Golf Course and lakes.
There are 60 spacious condos with a mix of three bedroom- three bath, 2 bedroom-2 bath and 1 bedroom-1 bath units. Sizes range from a very spacious 2,065 sq. ft. down to the 911 sq. ft. for the 1 bedroom condos.
Riverwood residents enjoy their own community pool and tennis court for Riverwood resident’s exclusive use.
