For late August 2017 there are 38 properties for sale in Mariner Sands.  These 38 properties include a mix of condos and homes.  The list prices range from $144,900 up to $599,000 for an average list price of $341,821 which works out to $139.51 per sq. ft. of living area.

There are 10 homes under contract (pending) which have not completed the sales process to date.  List prices were from $225,000 up to $675,000 for an average of $$403,560 or $159.07 per sq. ft. of living area.  These homes averaged 119 days on market prior to going under contract.

In the past 12 months, 42 homes and condos have sold.  Sales prices ranged from $128,000 up to $600,000 for an average sales price of $372,121 which equals $141.60 per sq. ft. of living area.  These homes averaged 111 days on the market before going under contract and sold on average at 92% of the last listed price.

The absorption rate for July dropped to 2.6 months compared to last month’s 4.3.  An even stronger sellers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 74 active listings, 29 pending sales, and 10 closed sales.  Much better activity for this year when compared to July of 2016.

There are currently 4 condos under contract which have not closed yet.  List prices were from $49,900 to $89,900 for an average list price of $65,925 which equals $87.98 per sq. ft. of living area.  These condos averaged 33 days on market before going under contract.

Vista del Lago condos were first built in 1974 and the last one was completed in 1979.   All the buildings are two story and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units.  Sizes range from 1,014 sq. ft. of living space down to 631 sq. ft. 1 bedroom units.  Many of these condos have attractive water views as well as some with golf course views of the Pine Lakes Golf Club.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts.  No pets are permitted in Vista del Lago and this is an age restricted (55+) community.  The HOA fees as of June 2017 were from the low $200’s for a 1 Bedroom unit to just under $300 per month for 2 Bedroom condos.

The Stuart FL 34994 Condo market continues with solid activity levels.  Closed sales were off for the month when compared to the excellent numbers for April, but pending sales are up which should mean solid sales for the coming months.

The absorption rate for May increased to 4.7 months compared to last month’s 3.1.  Remaining in a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last May the numbers were 83 active listings, 43 pending sales, and 18 closed sales.  Very similar activity when compared to May of 2016.

There are 6 homes currently pending sales.  List prices range from $899,000 up to $7,500,000 for an average list price of $3,072,333 or $491.99 per sq. ft. of living area.  These homes averaged 147 days on the market before going under contract.

For May 2017, there are 12 homes available for sale in River Marina.  6 of these are single family homes and also 6 are townhomes and range in price from $186,000 to $475,000 for an average price of $318,198 or $159.90 per sq. ft. of living area.

There are 4 homes under contract (all are townhomes).  List prices ranged from $177,500 up to $231,790 for an average of $204,995 which equals $126.72 per sq. ft. of living area.  These homes went under contract in an average of 73 days after going on the market.

The Stuart FL 34996 Condo Market of Stuart had continued strong sales activity for April but a sizeable drop in pending sales.  This is often an indication of upcoming slower closed activity in the next few months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 3.7 months from March’s 4.1 months.  The second month of a sellers market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for April 2016 were: 126 active listings, 48 pending sales and 37 closed sales.  Similar activity when compared to last year, but with a greater availability of condos this year.
