For late February 2018, there are 45 properties for sale in Mariner Sands.  These 45 properties include a mix of condos and homes.  The list prices range from $144,900 up to $879,900 for an average list price of $376,543 which works out to $144.39 per sq. ft. of living area.

There are 8 homes under contract (pending) which have not completed the sales process to date.  List prices were from $369,900 up to $585,000 for an average of $465,862 or $167.71 per sq. ft. of living area.  These homes averaged 61 days on market prior to going under contract.

In the past 12 months, 44 homes and condos have sold.  Sales prices ranged from $128,000 up to $815,000 for an average sales price of $399,916 which equals $143.94 per sq. ft. of living area.  These homes averaged 114 days on the market before going under contract and sold on average at 93% of the last listed price.

The numbers for November 2016 were: 153 active listings, 34 pending sales and 12 closed sales.  Better activity this year when compared to 2016.

The Stuart FL 34994 Condo market showed slow but continued improvement from last month. Both pending and closed sales were up and a small rise in inventory.

The absorption rate for November decreased to 4.8 months compared to last month’s 6.6.  Back into a seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a balanced market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 98 active listings, 30 pending sales, and 20 closed sales.  A little bit better activity this year as compared to last year, but very similar.
