A unique private community in Stuart, Florida built before the land was so expensive that homes had to be placed on top of each other.  All homes in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community.  Those homes not on the lakes have private preserve views of the Atlantic Ridge.There are 114 homes in South Fork Estates.  Homes were built from 1992 through as late as 2011.  The majority of the homes were built between 1998 through 2005.  Most homes are either 3 or 4 bedrooms with 2 and 3 car garages, ranging in size from around 2,000 sq. ft. of living area to over 3,500.  There are still a few residential lots that are vacant awaiting a home.

Children living in South Fork Estates attend Crystal Lake Elementary, David L Anderson Middle, and South Fork High Schools.

Located just off Cove Rd. and Kanner Highways, this community is just minutes from I-95 for commuters.  Shopping and medical facilities are also close by.  And, there are numerous choices for boating access also only a short ride away.

In the past 12 months, there were a total of 4 sales in this sought after Stuart community.  Sales prices ranged from $285,000 up to $600,000 for an average sales price of $453,250 which equals $190.40 per sq. ft. of living area.  These sales averaged a sales price of 97% of the last list price and took an average of 89 days on the market before going under contract.

About Foxwood in Stuart FL:

For August 2018, there are three homes for sale in the Mariner Village gated community of Stuart FL.  Listing prices range from $289,900 up to $359,900 for an average list price of $323,233 which equals $176.82 per sq. ft. of living area.

There are currently four homes with pending sales that have not closed to date.  These homes were listed for prices that ranged from $219,900 up to $329,000 for an average list price of $276,475 or $164.05 per sq. ft. of living area.  These homes averaged 64 days on market before going under contract.

In the past 12 months, eighteen homes have sold in Mariner Village.  Sales prices ranged from a low of $253,000 up to a high of $388,500 for an average sales price of $303,972 which works out to $159.86 per sq. ft. of living area.  These homes sold for an average of 97% of the last list price and were active on the market for an average of 41 days prior to going under contract.

About Mariner Village:

Mariner Village is a gated community in the very southern section of Stuart FL, adjacent to the Hobe Sound area of Martin County.  This community consists of 330 homes that were built between 1992 and 2000.  Home sizes range from 2 bedrooms, 2 bath homes with around 1,600 sq. ft. of living area up to 5 bedrooms, 4 bathroom homes with just under 3,000 sq. ft. of living area.

For late August 2018, there are 24 properties for sale in Mariner Sands.  These 24 properties include a mix of condos and homes.  The list prices range from $154,500 up to $599,000 for an average list price of $313,995 which works out to $140.27 per sq. ft. of living area.

There are 6 homes under contract (pending) which have not completed the sales process to date.  List prices were from $199,000 up to $479,000 for an average of $327,750 or $146.27 per sq. ft. of living area.  These homes averaged 29 days on market prior to going under contract.

In the past 12 months, 44 homes and condos have sold.  Sales prices ranged from $110,000 up to $840,000 for an average sales price of $409,225 which equals $143.91 per sq. ft. of living area.  These homes averaged 103 days on the market before going under contract and sold on average at 92% of the last listed price.

Monthly HOA fees vary greatly depending on the home’s location and for condos.  Golf membership is not mandatory but social membership is and is included in the monthly HOA (Home Owners’ Association) or COA (Condo Owners’ Association) dues.  These social fees are $2080.00 per quarter.  Currently (as of October 2016) there’s a one-time non-refundable capital contribution of $20,000 for anyone purchasing a Mariner Sands residence.

The Stuart FL 34996 Condo Market of Stuart remains a very active market.  Sales and pending sales were off from last month and no help with any increase in inventory.  Hopefully, this is just a seasonal slow down which is typical for condos in our area.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 4.1 months from June’s 3.7 months.  Still in a strong sellers’ market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2017 were: 122 active listings, 43 pending sales, and 21 closed sales.  Better closed activity this year but much greater pending activity last year.

The Stuart FL 34994 Condo market weakened slightly from last month but still is an active market.  Close sales were down but we have a good supply of pending sales.

The absorption rate for July rose to 5.3 months compared to last month’s 3.3.  Remaining in a seller’s market for this condo segment of Stuart’s 34994 zip code area but drifting towards a balanced one.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 77 active listings, 41 pending sales, and 30 closed sales.  Better pending activity this year while closed sales were cosiderably less than last year.

The numbers for June 2017 were: 132 active listings, 40 pending sales, and 26 closed sales.  Very similar activity as compared to last year with a significantly lower number of available condos for sale (inventory).

The absorption rate for May rose to 3.3 months compared to last month’s 2.4.  Remaining in a strong seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last June the numbers were 90 active listings, 39 pending sales, and 21closed sales.  The activity for this condo segment of the Stuart market remains more active when compared to last June.

The Stuart FL 34996 Condo Market of Stuart continues with strong sales and pending activity.  Pending numbers were off from last month which is not unexpected as we dip into lower inventory levels.  This should effect future sales volume for the coming months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 3.0 months from April’s 3.2 months.  Still in a very strong sellers’ market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2017 were: 137 active listings, 36 pending sales, and 30 closed sales.  There is better pending and sales activity this year with a significantly lower inventory of available condos for sale.  Very impressive results this month.

The Stuart FL 34994 Condo market is now into historic low inventory levels which I have not seen before.  Yet the volume of both pending and closed sales rose for May.  This activity may not be sustainable if the inventory continues to drop.

The absorption rate for April dropped to 2.4 months compared to last month’s 3.5.  Even a stronger seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last May the numbers were 85 active listings, 41 pending sales, and 18 closed sales.  Much better volume of closed and pending sales for this year when compared to last..
